Stonebryck Manor in Frisco will be a very small boutique community built by Gehan Homes.

On the corner of Rolater and Hillcrest, Stonebryck Manor is plated out for 44 total homes. Standard size lot will be 65 wide by 115 deep.

Phillips Creek Ranch Community Update

Phillips Creek Ranch in west Frisco, Texas is EXPLODING!!! In the first phases called Sheridan, Weston, Riverton and Waterton according to my calculations from each builder there has been a total of around 200 homes of the first phases sold since December!!!

That is unheard of for a new home development.

The builders: Highland Homes, Lionsgate Homes, Darling Homes, K Hovnanian Homes (KHOV), Drees Homes, Shaddock Homes, Belclaire Homes, Huntington Homes and Standard Pacific Homes all are seeing a tremendous amount of traffic nearly everyday through their models!

This is obviously due to perfect timing, interest rates, availability of lots in Frisco but you cannot count out what Phillips Creek Ranch has to offer from an amenity standpoint.

ANNOUNCING Stonebrook Crossing in West Frisco

On the corner of Teel and Stonebrook, just east of Phillips Creek Ranch, the newest community for Frisco is underway!

Stonebrook Crossing will consist of two builders. K Hovnanian (KHOV) and Shaddock Homes.

The community will be a smaller development with only 67 lots. KHOV will have 34 and Shaddock will have 33. The standard lot size will be 65 wide by 120 deep and there will also be oversized lots throughout.

Shaddock will sell 5 of their previous plans while KHOV will introduce a new set of floor plans. K Hovnanian will rely on the new appeal that will be introduced to how families live in 2013 and beyond like the Westhaven plan below.

Stonebrook Crossing children will attend Frisco ISD currently zoned for Bledsoe, Pioneer and Frisco High. Another exciting to be built is Frisco’s newest High School, Reddy High School which plans to break ground in 2014 and be open in 2015.

Reddy High School will be directly East of the community.

With the opening of the new phase and the prices still relatively low for the location to where they will end up and factor in the interest rates, the time to buy a house is now.

I was at a contract meeting with Sia Mianab the salesperson with Darling in Lawler Park and he was really putting a great perspective on what is happening right now in this crazy market.

Richwoods in Frisco Pool Review

This weekend, we ventured down to the pool at Richwoods both Saturday and Sunday and I will report that it is definitely is the best and Biggest community pool on North Texas!

The close to 8,000 square feet of Water is almost overwhelming when walking through the gate. A key fob is required when entering and you can enter in two different locations. There are 4 arbors scattered through the grounds for shade.

The kids area is fantastic with an entry at 6 inches and goes up to around 2.5 feet with fours small water fountain features.

There is an awesome slide that is very deceiving, because it is FAST!!! A basketball goal is permanently cemented into the ground and there are poles for a volleyball net.

But what is just incredible is the size. It looks big when you first see it, but when you are in it WOW! It takes forever to get from one side to the other. A pool this big should be able to handle the number of homes in Richwoods.

And here is my small guy both days in the pool. My oldest was too excited to pose!

Darling Homes in Lawler Park in Frisco Opens new phases

Darling Homes in Lawler Park has just announced the opening of Phase 2 in both the Crossing and Arbors!

This has been a long time coming since they are down to their last available homes in phase 1.

In the Arbors, Darling has 34 available lots which 3 have been sold today and yesterday on an average lot size of 65 wide by 120 deep. A 2,300 square foot one-story starts at $369,990 all the way up to a 3,800 for $458,990.

There are some pretty incredible opportunities there with 6 of the lots backing to a beautiful tree line of mature trees.
