Whitley Place In Prosper is the most beautiful development in DFW


Whitley Place in Prosper is easy to find and very, VERY hard to leave.

With an abundance of large mature trees, rolling hills, 4 ponds, and Wilson Creek running through it, Whitley Place beats every neighborhood in Prosper for beauty! (My pictures do not do it justice.)

In 2008, the visionary Dale Clark of Warren Clark Development, purchased the 320 acre Whitley Place development in Prosper. He purchased three parcels of land to maximize the vision for the 540 lot development.

The first large piece was the Whitley land owned by John and Agnes Whitley, hence the name Whitley Place. While the other major parcel was owned by Doyle Stacey(which was how Stacey Rd. in Plano and Allen got it’s name). The third parcel was 16 acres owned by Grace Presbyterian Church.

Why Dale Clark is the mastermind.

In the 1980’s Dale Clark was a very well known custom builder and responsible for many of the high end meticulous North Dallas homes. His father was legendary developer Warren Clark.

His signature custom home was huge, elegant homes built close to green belts. So I’m pretty sure with all of that experience he knew that Whitley Place would be a home run.

His other well known and very well laid out developments include:

• West Falls Village – Frisco

• Lawler Park – Frisco

• Parkside – Prosper

• Westwyck Hills – Southlake

• Coventry Manor – Southlake

I am a huge fan of Parkside the gated community in Prosper as well but it’s smaller with around 161 total lots.

Whitley Place is located at the corner of Custer Road and 1st Street. It’s two minute drive to highway 380 with all kinds of new retailers and conveniences. It also provides quick access to Preston and the Dallas North Tollroad for easy access to a work commute.

Aside from the beauty, I love the fact that the streets are winding, the amazing lot sizes, signage through the neighborhood is very tasteful and the borders of the development are filled with the best greenery and trees I have seen.

Most developers put landscaping around the borders, but this amount shows the importance of looks and value blocking out power lines and roads that Dale wanted to incorporate.

The smallest lot size is 80 feet wide by 125 deep. This helps the look and feel tremendously while driving through the community.

The builders who were chosen to open the community were Darling Homes, Highland Homes and Huntington Homes.

Currently, the builders are Drees, Highland and Huntington. And a few custom builders selected to build out the large estate lots like Ron Davis Custom Homes, Tim Jackson Custom Homes, Sanders Custom Builders, and J Parker Custom Homes.

Drees Homes is in Close-Out with only 8 lots, a model Home and 12 inventory homes. They are running a 90th anniversary sale that will end July 31st.

Highland Homes is also close to close-out with only 3 lots available and 8 inventory homes left.

Huntington Homes has 1 Lot and 4 inventory homes available.

SECRET and GATED Parkside development in Prosper might be best find in 2018!


I see a lot of new developments and I can clearly see a difference on if the developer is spending money to do it right, and Parkside at Prosper is 100% one of those communities and the best kept secret in Prosper.

Parkside is not too big or even too small! It’s a total of 161 lots with 4 of the best Builders in DFW: American Legend, Highland, Drees and Huntington.

As you head North on Coit you might miss it like I have before. Huge mature trees line Coit and then an opening appears with a smaller than normal development sign Parkside.

Nothing wrong with this at all because clearly, Parkside residents know what they have and don’t want to let everyone know!

Only the 4th gated community in Prosper and pretty centrally located within the city.

Why Parkside matters?

The topography of Parkside is unlike many neighborhoods in DFW. It’s not flat land but has hills, parks, trails that really gave my drive through a welcoming feel.

The two ponds in the middle are such a nice touch to be a focal point and I’m pretty sure will create community. Something that most new home developments lack for the past decade.

Lot sizes. American Legend and Highland homes start off at 80 foot wide lots and 135 foot deep. And they are the lower end options!

Larger lots in a community not only make visual appeal better but help keep value up as well.

Then bringing in Drees Homes in the 90 foot wide homesites and Huntington at the 100 foot and 150 foot wide sites, you just can’t go wrong.

Along the northern border in red, there are even 1/2 acre homesites to be claimed.

The HOA is around $1,600 a year due to gates, ponds and maintaining the beautiful green areas which is normal.

But there was one think that blew me away here. It was the Drees Plan Model called the Elmsdale.

Drees did a WHOLE LOT OF RIGHT on this model! Exterior is gorgeous with a swing garage.

Its a wow factor opening the large door to a sightline to the backyard patio.

Staircase curved with beautiful colors of plates. Something I have never seen was a laundry room like this.

From the location, built in cabinets, island with room for sitting and folding, space for extra fridge, connecting to master closet and location for doggie bath, I would put this laundry room up against ANY builders in DFW.

I never thought a laundry room could blow me away like this.

The Lucurious Kitchen has cabinets galore and even has a prep room where you can hide all your large appliances but have easy access to them when in need!

Beautiful 2 story family with beams and Juliet balcony.

Master bath set up nicely with freestanding tub, double spouts on the shower and to die for closets.

Upstairs includes 3 rooms with 3 baths and media/gameroom side by side.

I was leaving and thought if this plan had an extra bedroom down, and what do you know, It was tucked back practically unseen throughout the first floor, but there.

Also, the outside had a pool bath that was extra large and only a foot to outside for guests. Brilliant.

Yes, I was pretty blown away at Parkside in Prosper with only 161 lots, Gated and 4 top builders, but I’m pretty sure you would be too!
