The Lagoon at Windsong Ranch is well underway! The last time I saw this it was all undeveloped land with some water and that was only like 8 months ago.

Drees Homes at the Canals at Grand Park in Frisco has 15 lots left with 4 inventory homes coming up.

Their model is called the Brayden and is the most unique models I have walked into.

The Brayden plan starts at 3,951 square feet and can go up to 4,088 square feet. They call this style “Farmhouse” which is built with hardie board that is concrete based.

The Grove in Frisco is full of Amenities.


The Grove at Frisco has opened to pre-sales for American Legend Homes, Highland Homes, Southgate Homes and Drees Homes.

But for now, the amenities there really stand out and are going to have a big impact on The Grove. Above is a padded turf area inside the Orchard House which is the Amenity Center for the development.

The Orchard House is a modern farmhouse with a cafe and bakery, Fitness Center, Meeting Room, Great Lawn with Pavillion and Playground, Pools and a splash pad.

The pools are really cool as a step down separates the two by a waterfall! There is also connected grills for parties and gatherings at the pool.

On top of the amenity Center, the city of Frisco has 8 acres planned in the Grove for a city park. The playgrounds are nature inspired and really adds a beautiful touch replacing the normal green metal structures.

Add in above a very large dog park and below with a perfect kiddie size soccer field.

Current plans are 25 acres of open space including 5 parks! In the city park area plans are also for a catch and release lake.

The developer did a great job making sure that the Grove will definitely have outdoor amenities that every other community lacks.

They are actually also constructing a “Hammock Park” which is seen below and is a really cool feature you do not see in luxury communities in Frisco.

There will be 4.5 miles with even more planned.

There is one home complete that I REALLY like a lot!

What I really like is the media room is off the kitchen living room on the FIRST FLOOR! It’s smart and very functional!

There is a beautiful planning desk strategically placed in the hallway going to the master bedroom. The kitchen has a gorgeous waterfall island and the Master Bedroom has a huge extension.

Whitley Place In Prosper is the most beautiful development in DFW


Whitley Place in Prosper is easy to find and very, VERY hard to leave.

With an abundance of large mature trees, rolling hills, 4 ponds, and Wilson Creek running through it, Whitley Place beats every neighborhood in Prosper for beauty! (My pictures do not do it justice.)

In 2008, the visionary Dale Clark of Warren Clark Development, purchased the 320 acre Whitley Place development in Prosper. He purchased three parcels of land to maximize the vision for the 540 lot development.

The first large piece was the Whitley land owned by John and Agnes Whitley, hence the name Whitley Place. While the other major parcel was owned by Doyle Stacey(which was how Stacey Rd. in Plano and Allen got it’s name). The third parcel was 16 acres owned by Grace Presbyterian Church.

Why Dale Clark is the mastermind.

In the 1980’s Dale Clark was a very well known custom builder and responsible for many of the high end meticulous North Dallas homes. His father was legendary developer Warren Clark.

His signature custom home was huge, elegant homes built close to green belts. So I’m pretty sure with all of that experience he knew that Whitley Place would be a home run.

I am a huge fan of Parkside the gated community in Prosper as well but it’s smaller with around 161 total lots.

Whitley Place is located at the corner of Custer Road and 1st Street. It’s two minute drive to highway 380 with all kinds of new retailers and conveniences. It also provides quick access to Preston and the Dallas North Tollroad for easy access to a work commute.

Aside from the beauty, I love the fact that the streets are winding, the amazing lot sizes, signage through the neighborhood is very tasteful and the borders of the development are filled with the best greenery and trees I have seen.

Most developers put landscaping around the borders, but this amount shows the importance of looks and value blocking out power lines and roads that Dale wanted to incorporate.

The smallest lot size is 80 feet wide by 125 deep. This helps the look and feel tremendously while driving through the community.

The builders who were chosen to open the community were Darling Homes, Highland Homes and Huntington Homes.

Currently, the builders are Drees, Highland and Huntington. And a few custom builders selected to build out the large estate lots like Ron Davis Custom Homes, Tim Jackson Custom Homes, Sanders Custom Builders, and J Parker Custom Homes.

Drees Homes is in Close-Out with only 8 lots, a model Home and 12 inventory homes. They are running a 90th anniversary sale that will end July 31st.

Highland Homes is also close to close-out with only 3 lots available and 8 inventory homes left.

Huntington Homes has 1 Lot and 4 inventory homes available.

SECRET and GATED Parkside development in Prosper might be best find in 2018!


I see a lot of new developments and I can clearly see a difference on if the developer is spending money to do it right, and Parkside at Prosper is 100% one of those communities and the best kept secret in Prosper.

Parkside is not too big or even too small! It’s a total of 161 lots with 4 of the best Builders in DFW: American Legend, Highland, Drees and Huntington.

As you head North on Coit you might miss it like I have before. Huge mature trees line Coit and then an opening appears with a smaller than normal development sign Parkside.

Nothing wrong with this at all because clearly, Parkside residents know what they have and don’t want to let everyone know!

Only the 4th gated community in Prosper and pretty centrally located within the city.

Why Parkside matters?

The topography of Parkside is unlike many neighborhoods in DFW. It’s not flat land but has hills, parks, trails that really gave my drive through a welcoming feel.

The two ponds in the middle are such a nice touch to be a focal point and I’m pretty sure will create community. Something that most new home developments lack for the past decade.

Lot sizes. American Legend and Highland homes start off at 80 foot wide lots and 135 foot deep. And they are the lower end options!

Larger lots in a community not only make visual appeal better but help keep value up as well.

Then bringing in Drees Homes in the 90 foot wide homesites and Huntington at the 100 foot and 150 foot wide sites, you just can’t go wrong.

Along the northern border in red, there are even 1/2 acre homesites to be claimed.

The HOA is around $1,600 a year due to gates, ponds and maintaining the beautiful green areas which is normal.

But there was one think that blew me away here. It was the Drees Plan Model called the Elmsdale.

Drees did a WHOLE LOT OF RIGHT on this model! Exterior is gorgeous with a swing garage.

Its a wow factor opening the large door to a sightline to the backyard patio.

Staircase curved with beautiful colors of plates. Something I have never seen was a laundry room like this.

From the location, built in cabinets, island with room for sitting and folding, space for extra fridge, connecting to master closet and location for doggie bath, I would put this laundry room up against ANY builders in DFW.

I never thought a laundry room could blow me away like this.

The Lucurious Kitchen has cabinets galore and even has a prep room where you can hide all your large appliances but have easy access to them when in need!

Beautiful 2 story family with beams and Juliet balcony.

Master bath set up nicely with freestanding tub, double spouts on the shower and to die for closets.

Upstairs includes 3 rooms with 3 baths and media/gameroom side by side.

I was leaving and thought if this plan had an extra bedroom down, and what do you know, It was tucked back practically unseen throughout the first floor, but there.

Also, the outside had a pool bath that was extra large and only a foot to outside for guests. Brilliant.

Yes, I was pretty blown away at Parkside in Prosper with only 161 lots, Gated and 4 top builders, but I’m pretty sure you would be too!

The Grove in Frisco with American Legend, Southgate, Drees and Highland has a Grand Opening on June 23rd at 10:00am!


The Grove in Frisco plans to have their Grand Opening on June 23rd at 10:00am. They will have presentations in each models then finish at the amenity Center with music and food.

But in the mean time, here is where American Legend, Southgate and Highland Homes are at as of today.

AMERICAN LEGEND HOMES

American Legend is building on both the 55 foot wide lots and the 65 foot wide lots.

They start in the 55’s at 2,078 square feet at $456,990 and go up to 3,395 Square Feet starting at $549,990.

Build jobs they are allowing a $20,000 incentive for upgrades.

In the 65 foot wide lots, American Legend offers 2,829 square feet for $552,990 up to 3,672 at $632,990.

Southgate Homes is ultra luxury! I absolutely love their plans and design. You can tell the difference when you walk other models that Southgate uses the best materials and has the best design.

Mustang Lakes in Prosper ISD is more like a Resort!


Mustang Lakes sits on close to 700 acres on a site where thoroughbred horses were bred, raised and trained. Owned by a former city of Dallas mayor, it was known as Twin Eagles Farms and many of the horses went on to win significant purses at races all around the country.

But as of today, there are 9 Luxury Builders currently building homes ranging from the $300’s up to more than $2 million. The builders are Highland Homes, Britton Homes, Coventry Homes, Dave R. Williams Homes, David Weekley Homes, Drees Homes , K Hovnanian Homes and Sharif and Munir.

From a location standpoint, Mustang Lakes is conveniently located on the Prosper/McKinney border and only 3 miles North of Hwy 380.

10 minute drive to the Dallas North Tollroad and this makes Mustang Lakes perfectly positioned away from the hustle and bustle and able to live in rolling hills and lakes.

The developer is Cambridge Communities. Mustang Lakes will be number 7 for them in DFW. Other notable communities they have developed are Westridge and Creekside. They do put a tremendous amount of thinking about usability to make sure the community is able to sustain for a long time.

The pools are stunning and laid out very well. They have a 20-acre Central Park with trails, mature trees, a lake, a play park and an island. This is not just an amenity center, it’s “The Club at Mustang Lakes!” See below the stunning pics of the entry, meeting rooms and state-of-the-art workout facility!

Residents can use the Club everyday and you can even rent the rooms out for special parties etc.

Mustang Lakes calls itself a new kind of Country Club. They also say that instead of a golf course (which could easily be done) but they wanted to give residents over 60 acres of open green space for everyone to enjoy!

“This includes 8 Lakes with waterfalls and fountains, nearly 10 miles of hike and bike trails along enhanced greenbelts and an island!”

I forgot to mention the Club at Mustang Lakes is over 12,000 square feet inside with extensive outdoor verandas and courtyards, interior lounges, meeting rooms, party areas, a kitchen and the state-of-the-art fitness center overlooking the pool and a lake.

Of the many models, Highland Homes model the 267 caught my eye, so I took a peek in.

In Mustang Lakes, Highland Homes builds on the larger 74 foot wide and 86 foot wide homesites.

The 267 plan immediately took my brain to the 269 model at Lawler Park which was the model. The layout is absolutely perfect!

The two main differences I saw between the two layouts was this one was not so high soaring and grandiose and the price was WAY much better!

This plan in Frisco would cost you around $800,000 but here, with their incentives and my discount you would be closer to under $600,000!! That’s a deal!

Mustang Lakes is definitely a very unique new development in its infancy stages which is always a great time to get in for the lowest prices and availability of Prime Lots!

The Grove in Frisco Playground Update


The Grove has started the playgrounds and what a unique idea. Taking a more natural look that I’ve actually never seen before.

Being a father, I appreciate the uniqueness and wood aspect in the design. There is a carpenter that I saw putting it together by hand! Very cool!

The Grove has also loaded the community with extremely mature trees. Normally developers go with smaller trees, but clearly they are doing it right!
