A 5-Acre Crystal Clear LAGOON announced at Prospers Windsong Ranch Development!


Windsong Ranch in Prosper will have the first of its kind in a residential community in North Texas, a Crystal Clear 5-acre Lagoon!

And no, this is not a marketing ploy, this is happening!

Craig Martin with Terra Verde Group purchased the 2,000 acres in 2012. I heard about it and I personally thought they were nuts and it was going to be a huge disappointment because there was literally nothing around the acreage but more farmland in West Prosper. Boy was I wrong.

Fast forward 6 years and they have made moves with the City of Prosper that no developer would even think to make at the beginning of a development.

They donated 50 acres to the city for a city park and land for a high school, middle school and two elementary schools. A total of approximately 6 million dollars!

What exactly is a Crystal Lagoon?

Crystal Lagoons is a multi-national company that creates man-made lagoons with crystal clear water and white sandy beaches in places far away from the ocean. Plans are to include a wide variety of recreational activities such as swimming, kayaking remote control boat races, paddle boarding and wind surfing!

I had to take a drive and see it for myself and of course there is a platform with stairs that overlooks the entire lagoon. (Wouldn’t expect anything less from this incredible developer.)

I was curious about how they can keep it clear and clean and was told there is technology that monitors the water and the filtration and is controlled remotely via an internet cloud! Very cool! 😎

Plans are for the lagoon to be open for year round and will have access for food truck vendors. This will be the second of four planned amenity centers for Windsong Ranch.

Below are actual real Crystal Lagoons built in different countries. They look amazing!

At buildout, Windsong Ranch is slated for 3,500 single family homes and will have over 600 acres of green space, parks, creeks, trails and amenities! Wow.

Huntington Homes and Toll Brothers have started Pre-selling on the 86 wide by 130 deep lots directly across from the Lagoon.

Star Trail in Prosper has its Grand Opening with Highland Homes, Toll Brothers, Britton Homes, American Legend and Coventry Homes.


Star Trail in Prosper has been MANY years in the making but is finally here. The Developer, Blue Star Land, a company owned by Jerry and Gene Jones family of the Dallas Cowboys Football team, purchased the property about 20 years ago.

Star Trail is strategically located in Prosper less than a mile of the Dallas North Tollroad extension that is still under construction. There is a tremendous amount of retail coming on Highway 380 and the North Dallas Tollroad such as Frisco North, the Matthews Southwest tract and right down 380 is the Gates of Prosper.

Star Trails entry is absolutely gorgeous. They left it completely open and have a large man made pond to the left with fountains. Drive about a 300 feet and in front of you is the 5 acre Star Trail Amenity Center. Here you will find a community clubhouse with party rooms, large outdoor lounge area with TVs, three pools including a stunning pool, leisure pool and a children’s pool.

There are also two party pavilions complete with grills and outdoor dining tables, a one acre children’s play park with picnic tables and two lighted tennis courts seen below.

Star Trails is split up in four different homesite sections. They are 56 foot wide, 65 foot wide, 76 foot wide and 86 foot wide.

Britton Homes is fairly new to DFW, but clearly not new to new Home construction!

Wow! Grand Opening of 2,500 homesites at Lakewood at Brookhollow in Prosper!


Lakewood at Brookhollow in Prosper has been in the works for too long. But now, the first phase of 650 homesites has been released to Darling Homes, Britton Homes and David Weekley Homes.

Lakewood at BrookhollowMost of the luxury new home communities, like Whitley Place and Mustang Lakes, are very far North when looking at a map of Prosper. Not this one!

Lakewood at Brookhollow’s entrances are off of 380 and Coit! Fantastic location to be able to get to places quickly.

Formerly this piece of land was referred to as “Meadowbrook,” the entire Lakewood development includes 645 single family residences at build out and represents the first phase of the storied Brookhollow master-planned community envisioned by LandPlan.

David Weekley homes really gives you the “bang” for your “buck!” They start at 2,573 square feet and at $381,990 (as of today). The model ,called the Pinecrest, has an incredibly open design throughout the entire home.

The plan really flows well and the secondary bedrooms definitely are bigger than others I walked through.

Mustang Lakes in Prosper ISD is more like a Resort!


Mustang Lakes sits on close to 700 acres on a site where thoroughbred horses were bred, raised and trained. Owned by a former city of Dallas mayor, it was known as Twin Eagles Farms and many of the horses went on to win significant purses at races all around the country.

But as of today, there are 9 Luxury Builders currently building homes ranging from the $300’s up to more than $2 million. The builders are Highland Homes, Britton Homes, Coventry Homes, Dave R. Williams Homes, David Weekley Homes, Drees Homes , K Hovnanian Homes and Sharif and Munir.

From a location standpoint, Mustang Lakes is conveniently located on the Prosper/McKinney border and only 3 miles North of Hwy 380.

The developer is Cambridge Communities. Mustang Lakes will be number 7 for them in DFW. Other notable communities they have developed are Westridge and Creekside. They do put a tremendous amount of thinking about usability to make sure the community is able to sustain for a long time.

The pools are stunning and laid out very well. They have a 20-acre Central Park with trails, mature trees, a lake, a play park and an island. This is not just an amenity center, it’s “The Club at Mustang Lakes!” See below the stunning pics of the entry, meeting rooms and state-of-the-art workout facility!

Residents can use the Club everyday and you can even rent the rooms out for special parties etc.

Mustang Lakes calls itself a new kind of Country Club. They also say that instead of a golf course (which could easily be done) but they wanted to give residents over 60 acres of open green space for everyone to enjoy!

The two main differences I saw between the two layouts was this one was not so high soaring and grandiose and the price was WAY much better!

This plan in Frisco would cost you around $800,000 but here, with their incentives and my discount you would be closer to under $600,000!! That’s a deal!

Mustang Lakes is definitely a very unique new development in its infancy stages which is always a great time to get in for the lowest prices and availability of Prime Lots!
