Whitley Place in Prosper is easy to find and very, VERY hard to leave.

With an abundance of large mature trees, rolling hills, 4 ponds, and Wilson Creek running through it, Whitley Place beats every neighborhood in Prosper for beauty! (My pictures do not do it justice.)

In 2008, the visionary Dale Clark of Warren Clark Development, purchased the 320 acre Whitley Place development in Prosper. He purchased three parcels of land to maximize the vision for the 540 lot development.

The first large piece was the Whitley land owned by John and Agnes Whitley, hence the name Whitley Place. While the other major parcel was owned by Doyle Stacey(which was how Stacey Rd. in Plano and Allen got it’s name). The third parcel was 16 acres owned by Grace Presbyterian Church.
Why Dale Clark is the mastermind.
In the 1980’s Dale Clark was a very well known custom builder and responsible for many of the high end meticulous North Dallas homes. His father was legendary developer Warren Clark.
His signature custom home was huge, elegant homes built close to green belts. So I’m pretty sure with all of that experience he knew that Whitley Place would be a home run.

• Parkside – Prosper
• Westwyck Hills – Southlake
• Coventry Manor – Southlake
I am a huge fan of Parkside the gated community in Prosper as well but it’s smaller with around 161 total lots.
Whitley Place is located at the corner of Custer Road and 1st Street. It’s two minute drive to highway 380 with all kinds of new retailers and conveniences. It also provides quick access to Preston and the Dallas North Tollroad for easy access to a work commute.

Aside from the beauty, I love the fact that the streets are winding, the amazing lot sizes, signage through the neighborhood is very tasteful and the borders of the development are filled with the best greenery and trees I have seen.

Most developers put landscaping around the borders, but this amount shows the importance of looks and value blocking out power lines and roads that Dale wanted to incorporate.
The smallest lot size is 80 feet wide by 125 deep. This helps the look and feel tremendously while driving through the community.

The builders who were chosen to open the community were Darling Homes, Highland Homes and Huntington Homes.
Currently, the builders are Drees, Highland and Huntington. And a few custom builders selected to build out the large estate lots like Ron Davis Custom Homes, Tim Jackson Custom Homes, Sanders Custom Builders, and J Parker Custom Homes.


Drees Homes is in Close-Out with only 8 lots, a model Home and 12 inventory homes. They are running a 90th anniversary sale that will end July 31st.



Highland Homes is also close to close-out with only 3 lots available and 8 inventory homes left.


Huntington Homes has 1 Lot and 4 inventory homes available.
