I’m so excited about this community! Edgestone at Legacy in Frisco, TX, located on Stonebrook & Legacy, seconds away from the Dallas North Tollway, is coming along very nicely!

With powerhouse builders like Darling Homes, Coventry Homes, Village Builders, Highland Homes & Shaddock Homes, Edgestone will be my top pick of “Frisco’s Best New Communities”

This is a tremendous opportunity if you are looking for a new home in Frisco. Lennar just opened Villages of Stonelake and it might just be the best value opportunity for a new home in Frisco.

The location is off of Independence right before Eldorado. Across the street is the highly anticipated Independence High School that plans to open in the fall of 2014.

Why I feel that the Villages of Stonelake matter is the lot size. On a normal 65 foot wife lot in Frisco, the depth is usually around 110-115. Here at the Villages o Stonelake, Lennar offers a 133 foot deep standard lot! Wow! That gives buyers about 20 by 65 feet deeper in the backyard!!!

The second reason why it matters is this model called the Acadia. New to Lennar, this is the most incredible floor plan that I have seen under $400,000! They use the space right and is very functional and feels right in the transitions from room to room.

The two story family room is a big wow factor with a staircase opening up the second floor on two of the sides. Kitchen is amazing with the size and set up. Master is large and master bath works from a living standpoint.

The upstairs game room is connected to an optional media room that is secluded and located over the 3 car garage.

Overall, it by far is my favorite plan under $400,000 in Frisco and will be Lennars best seller in Villages of Stonelake. And there’s more!

Originally they were only able to build the plan on some of the lots that have already been contracted, but luckily Lennar has released 8 North Facing lots tht can allow the Acadia floor plan!

And lastly, and possibly one if the best bits of information that I can share with you is both of the new proposed schools. Directly south of the community, Frisco ISD plans for both a new middle and new elementary school! That would mean that anyone living in the Villages of Stonelake would be walking distance to Elementary, Middle and High! Wow!

Saddlebrook Village in Frisco has a couple things going for it.

#1. Location.

It is off of Teel and Lebannon. That I a great location for the price.

#2. Community Size

It is a smaller community that will be easy in and out. Also, they just opened 2 weeks ago and have sold 4 of the first phase of 40 lots, so selection of lots is there.

#3. Grand-Opening Prices

Prices start in the low $300’s.

#4. Finish out.

They are finishing out these homes with upgraded materials because they basically buy them in bulk and can offer homes at a lower price than most builders in this price point. I call them “The Costco of builders!”

Drees Homes to build in Villages of Stonelake Estates with Lennar Homes in Frisco

Drees Homes plans to build in The Villages of Stonelake Estates with Lennar Homes in Frisco.

They currently build in the first phases, but they will join Lennar for quite possibly the best location of Stonelake Estates off of Independence.

I did find out one very important aspect of this new section that will be very appealing to buyers.

The standard size lot will be 64 foot wide by 133 FOOT DEEP! That is an incredible size of lot for a new home in Frisco.

At Richwoods, Lawler Park and The Arbors of Willow Bay across the street, a standard 65 foot wide lot is only 115 feet deep. So just think that if you have an additional 65 feet wide by 18 feet deep rectangle, that will increase your backyard space significantly!

I spoke to the salesperson at Lennar yesterday and he is very excited to start Pre-selling this neighborhood and sees it as one of the best values per square foot on a couple of his bigger plans that Lennar will be offering.

Where Lennar will excel over Drees is not only on price per square foot, but the new Freedom Plan that they will offer at The Villages of Stonelake Estates.

The Freedom Plan by Lennar will start at 3,861 square feet and will have a layout that I have never seen before in this price point.

It will include a private suite at the front of the home that will be part of the home, but can easily give anyone complete privacy.

It will feature a bedroom, small kitchen, small living room, bath and its own entry to the house on the side with a porch. This is incredible!!!!

“Besides, where can you find two kitchens on the first floor of a home in the $400’s?!?”

On top of all of this, the community will be allowed 20 foot setbacks instead o the normal 25 foot setbacks on the lots.
