Introducing Creeks of Legacy in Celina in High $200’s AND Prosper ISD!

The Creeks of Legacy is an outstanding community in Celina. Current builders are Lennar Homes, KB Homes, DR Horton Homes, Megatel Homes, First Texas Homes and Beazer Homes.

It is on the Prosper/Celina border minutes from the North Dallas Tollroad and at Frontier Parkway and Legacy Drive.

The significance of this location is what makes the Creeks of Legacy Matter. The Tollroad will soon be extended past highway 380 and values of land and homes will most likely skyrocket if history repeats itself.

The Creeks at Legacy is situated on approximately 300 acres of land with a build-out of over 1000 homeowners calling this community home which will be considered to be the future gateway into Celina, Texas.

The community includes a model home information park, large areas of open space, trails and an amenity center with tennis and basketball courts and an amazing pool!

The Creeks of Legacy residents send their children to the highly acclaimed Prosper ISD school district.

The builders have started selling the first phases. Lennar Homes has really stepped up their game by creating a one-story next generation model!

Walking into the home there is an extra door for a private entry into the secondary suite that includes a living room, kitchen, bedroom and bath.

The remainder of the home is filled with luxury amenities and really has a flow that works.

KB Homes, Beazer Homes, First Texas Homes, DR Horton and Megatel also have many affordable opportunities for homebuyers to make the Creeks of Legacy their home starting at $285,000!

Bretton Woods by Village Builders in Frisco holds off sales to Revamp floorplans.

Model home for Village Builders at Bretton Woods in Frisco.

Village Builders at Bretton Woods has decided to hold all sales until they revamp their plans.

I was happy to hear that because it is one of the most beautiful developments for a new home in Frisco!

When the community opened I took a look and wasn’t all impressed by the floorplans they were offering, and clearly I wasn’t the only one.

Village Builders is the higher end product of Lennar Homes. Lennar is the parent company and also the developer of Bretton Woods.

It’s not a negative at all that they have decided to take a break because the new plans will be on point. The lot sizes are HUGE.

I also like the model because it is a Next-Gen home. What that means is that there is an additional smaller kitchen, utility room, den, garage, master and bath all in its own dedicated section of the house. Normally off the entry on the first floor.

The lots that will be available are the best in the community. Yes there is a premium if it is oversized but what do you expect. I explain to buyers that it’s worth the premium not only for a more comfortable living in the house but also fantastic for resale.

Megatel Homes at Preston Hills in Frisco has 8 Inventory homes starting under $400,000!

Megatel Homes at Preston Hills in Frisco has homes that are under $400,000! (Lennar homes is also another builder in Preston Hills.)

Preston Hills is located off of Preston and Rock Hill in North Frisco. What I like about Megatel is they include most everything buyers are looking for in a new home.

Prices currently start below $400,000 and go up to 3,990 square feet at $469,000.

Prices are negotiable but need to be carefully presented to get their bottom line.

Village Builders at Edgestone in Frisco introduces Wi-Fi Certified Smart Homes on all new builds with Amazon Consultants.

Village Builders is owned by Lennar Homes, the #2 homebuilder in the U.S., is the first to adopt “Wi-Fi Certified Home Design,” a new Wi-Fi Alliance seal signifying the network is designed for “whole-home connectivity, with no dead spots.”

Village Builders are building at Edgestone in Frisco has around 12 inventory homes that already have this technology built in the walls! To me the need to prewire for a robust wireless network is absolutely genius!

Lennar’s new technology portfolio — from loudspeakers to thermostats to home automation — will all tap into this anointed wireless architecture. A solid Wi-Fi foundation will ensure these technologies work well today, right out of the box.

New home buyers expect “things to just work,” says Brad Holden, president of Holden New Homes, in an interview with CE Pro.

That extends not just to plumbing and electrical, but wireless Internet as well.

With the help of the Wi-Fi Alliance, Lennar is creating Wi-Fi “heat maps” for each of its floor plans, specifying where routers and wireless access points should reside. This is genius because I have a fairly new house and have this issue big time!

Routers and other gear are stored in RF-friendly plastic boxes, with Cat 6a cable run to WAP locations – from one to three, depending on the floor plan.

Per the spec, the WAPs must be accessible to the consumer, i.e., not up high on vaulted ceilings.

That way, says Kaiserman, “as [network] speeds grow, you can easily replace the access points.”

“They’re plumbing this in,” says Greg Rhoades, marketing director for Leviton, which helped develop the Wi-Fi spec and has supplied structured-wiring products for Lennar. “We’re really starting to see Wi-Fi being the fourth utility. Just as builders are laying out plumbing, gas and electric, they’re doing it for Wi-Fi.”

For its part, Lennar is using networking gear from Ruckus, a brand known for commercial-grade quality.

Talk to anyone who specializes in home automation and other low-voltage technologies, and they will applaud Lennar for adopting Wi-Fi Certified Home Design.

On the other hand, explain how Lennar is eliminating almost all other low-voltage wires in new homes, and their enthusiasm fades (note that Lennar’s plans are still fluid).

Lennar was actually highlighted on Good Morning America a couple weeks ago telling how this is going to change the world of building.

Wi-Fi Certified: good news!

The good news for Lennar, home buyers and the tech community: The Wi-Fi Certified seal of approval requires homes to be prewired for wireless access points (WAPs or APs), ensuring whole-house, continuous Wi-Fi coverage with no dead spots.

Lennar is the first to adopt the protocol as a standard for all of its new homes – more than 25,000 per year.

Good for them for being progressive thinkers,” says William Zidek of Chicago-based Tandem Marketing, a leading manufacturers’ representative for the home-technology industry. “I hope it motivates luxury-oriented builders to offer better infrastructure as a standard.”

Zidek’s sentiment is pretty universal among the home-technology trade. When consumers have trouble with any connected device in the home, chances are it has something to do with the wireless network.

The Wi-Fi router is usually located at the edge of the home, leaving much of the property with spotty coverage.

New home buyers expect Wi-Fi to “just work,” says David Kaiserman, president of Lennar Ventures.

For that to happen, he says, you need to “engineer for wireless from the get-go.”

So far, everyone’s pretty much in agreement on that.

What I am really shocked and impressed about is the fact that an Amazon Consultant comes to your house and spends a couple hours explaining how to work the connected devices. They also include a ring doorbell, Echo Show, Echo Dot, Sonos Play 1 and more.

Village builders sold 2 of the inventory homes over the weekend, so they are down to 12 with all this Smart House Wu-Fi Certified Technology already included!

5% Rebate for my clients for a Lennar Home if contracted by October 20th

20131013-134547.jpg

Lennar Homes has decided to offer a larger commission until October 20th that will allow me to give my clients the highest rebate I have ever given at 5%!

20131013-135118.jpg

This is a tremendous opportunity if you are looking for a new home in Frisco. Lennar just opened Villages of Stonelake and it might just be the best value opportunity for a new home in Frisco.

20131013-135345.jpg

The location is off of Independence right before Eldorado. Across the street is the highly anticipated Independence High School that plans to open in the fall of 2014.

20131013-135529.jpg

Why I feel that the Villages of Stonelake matter is the lot size. On a normal 65 foot wife lot in Frisco, the depth is usually around 110-115. Here at the Villages o Stonelake, Lennar offers a 133 foot deep standard lot! Wow! That gives buyers about 20 by 65 feet deeper in the backyard!!!

20131013-135830.jpg

The second reason why it matters is this model called the Acadia. New to Lennar, this is the most incredible floor plan that I have seen under $400,000! They use the space right and is very functional and feels right in the transitions from room to room.

20131013-140049.jpg

The two story family room is a big wow factor with a staircase opening up the second floor on two of the sides. Kitchen is amazing with the size and set up. Master is large and master bath works from a living standpoint.

20131013-140306.jpg

The upstairs game room is connected to an optional media room that is secluded and located over the 3 car garage.

20131013-140433.jpg

Overall, it by far is my favorite plan under $400,000 in Frisco and will be Lennars best seller in Villages of Stonelake. And there’s more!

20131013-140719.jpg

Originally they were only able to build the plan on some of the lots that have already been contracted, but luckily Lennar has released 8 North Facing lots tht can allow the Acadia floor plan!

Here’s some more pictures of the Acadia model by Lennar.

20131013-141106.jpg

And lastly, and possibly one if the best bits of information that I can share with you is both of the new proposed schools. Directly south of the community, Frisco ISD plans for both a new middle and new elementary school! That would mean that anyone living in the Villages of Stonelake would be walking distance to Elementary, Middle and High! Wow!

“And don’t forget to ask Brad about his 5% rebate for clients that contract a Lennar home in Frisco by October 20th or his 4% Total Rebate for other neighborhoods like Richwoods, Lawler Park or Phillips Creek Ranch.”

WOW! Lennar Homes at Villages of Stonelake opens and plans to raise prices $5,000 for every 4 Homes Sold!

20130820-141633.jpg

Wow! Lennar Homes at the Villages of Stonelake in Frisco is planning to raise base prices after every 4 homes to be sold!

This is almost a new trend that I am seeing with all of the new home builders since the market has gotten so good. But more importantly . . . this low pricing is EXACTLY what I saw when Richwoods opened up!

“The big advantage for new home buyers is timing in this market. And if buyers take advantage of these low prices, they will see instant equity just by buying right!”

But on top of it all, it’s lot size. The standard depth of these lots is 133 feet! That is enormous!

20130820-142405.jpg

(NOTE: This Pre-Grand Opening is for VIP buyers that have already signed up with Lennar to receive information on the Villages of Stonelake previously. Sales open up to the general public on September 7th.)

Call or text Brad Holden today at (469) 733-2723 if you are thinking of buying in the Villages of Stonelake in Frisco with Lennar and want to take advantage of my 4% Total Rebate that I provide my clients at contract.
