Village Builders specs out 20 Inventory Homes to close-out at Phillips Creek Ranch in Frisco!

Village Builders bought out Cal Atlantic in late 2017 and since then they have almost closed out their Waterton section at Phillips Creek Ranch in Frisco!

Village Builders have also already started another model on their luxury executive section called the Kingston.

The Kingston plan is almost perfect from a layout and flow perspective with many of the latest trends and designs throughout.

The plan uses a larger breakfast area as the dining room/breakfast nook instead of the separating the two, which is also a new trend buyers have been asking for.

Village Builders in the Waterton section, have two homes that are ready to move in today and the other 18 are projected to be complete from September into the summer months of 2019.

The Norfolk Floorplan has been one of their most popular plans. Village Builders will only have two left in Phillips Creek Ranch, (one is projected to be completed by the end of this month and priced at $677,313) and below is the layout.

It’s also located in a very good part of Waterton one street over from the Waterton Park!

Personally I like the Camden Floorplan which is the other home that is available for move in today!

The main reason why I like the Camden plan is that it is a 1.5 story with 4 bedrooms all on the first floor.

The cabinets in the kitchen are very functional. They provide any new buyer with an ample amount of space to store almost anything that you would need to get to in one place.

It’s currently priced at $630,712 but with builder incentives and my buyer rebate you are looking closer to the high $580’s!

Upstairs is only the gameroom and media room which is perfect being away from the bedrooms all downstairs!

Phillips Creek Ranch is a massive 950 acre development that at build out will accommodate over 3,700 homesites! It has pools and parks everywhere and the developer, Republic Property Group, has done an excellent job!

Introducing Perry Homes at Lilyana in Prosper ISD

Perry Homes has just put up their sales trailer and are starting Pre-sales at Lilyana.

Adding to Lilyanas list of luxury builders there is Perry Homes, Highland Homes, David Weekley Homes, Village Builders and American Legend Homes.

Lilyana is a huge masterplanned development and still in its first phase.

“But Brad, why would I buy in Lilyana vs. Mustang Lakes?”

Good question. When comparing the two on the “PID/MUD” issue, Lilyana is only a PID, so in the long run it will go away.

As for Mustang Lakes, they have a MUD and that stays attached to the house forever.

Enough about PID/MUD talk, Perry Homes is from Houston and has started building here in DFW under the Britton Homes name and now bringing in Perry Homes.

Perry has over 300 floorplans that you can build, which is absolutely a crazy feat just to make it through them.

Perry Homes has inventory homes already planned and are building in the 60 foot wide lots with David Weekley. In the 50’s you have Highland and Village Builders and in the 74’s you have American Legend and Village Builders.

All 5 builders are top notch quality and that will make for an absolutely gorgeous community.

Side note: American Legend has a 3,400 square foot 1 story model that is laid out so well for one floor. See below.

“Lilyana has a lot going on with the amount of builders so feel free to call or text Brad Holden at (469)733-2723 for a tour of the development or a sit down discussing all the builders options.”

Village Builders at Frisco Springs plans to open Pre-sales in the Fall.

Village Builders at Frisco Springs almost have their model home complete! They plan to open Pre-sales in the Fall and plan to start in the mid-$400’s! This will be a very good opportunity for new buyers.

Here is why I think getting in early with Village Builders is an incredible value opportunity.

First of all, their sites are in the front to the left when you drive in. Their lots are also around the open space with a Park.

They will be priced a little higher than the CB JENI townhomes at the beginning and hundreds of thousands lower than Toll Brothers across the development.

To be in the city of Frisco and Frisco ISD, in a new house in the $400’s is amazing! I think this price point will be what the buyer is in Frisco Springs and as sales increase prices will follow.

The above video is on Rebecca street at Frisco Springs and I feel these are the primo lots fronting to an open park and backing to mature trees and a hike and bike trail.

Also, the fact that the Warren Sports complex is directly across the street only helps create more value to owning a home in Frisco Springs.

Bretton Woods by Village Builders in Frisco holds off sales to Revamp floorplans.

Model home for Village Builders at Bretton Woods in Frisco.

Village Builders at Bretton Woods has decided to hold all sales until they revamp their plans.

I was happy to hear that because it is one of the most beautiful developments for a new home in Frisco!

When the community opened I took a look and wasn’t all impressed by the floorplans they were offering, and clearly I wasn’t the only one.

Village Builders is the higher end product of Lennar Homes. Lennar is the parent company and also the developer of Bretton Woods.

It’s not a negative at all that they have decided to take a break because the new plans will be on point. The lot sizes are HUGE.

I also like the model because it is a Next-Gen home. What that means is that there is an additional smaller kitchen, utility room, den, garage, master and bath all in its own dedicated section of the house. Normally off the entry on the first floor.

The lots that will be available are the best in the community. Yes there is a premium if it is oversized but what do you expect. I explain to buyers that it’s worth the premium not only for a more comfortable living in the house but also fantastic for resale.

Village Builders at Edgestone in Frisco introduces Wi-Fi Certified Smart Homes on all new builds with Amazon Consultants.

Village Builders is owned by Lennar Homes, the #2 homebuilder in the U.S., is the first to adopt “Wi-Fi Certified Home Design,” a new Wi-Fi Alliance seal signifying the network is designed for “whole-home connectivity, with no dead spots.”

Village Builders are building at Edgestone in Frisco has around 12 inventory homes that already have this technology built in the walls! To me the need to prewire for a robust wireless network is absolutely genius!

Lennar’s new technology portfolio — from loudspeakers to thermostats to home automation — will all tap into this anointed wireless architecture. A solid Wi-Fi foundation will ensure these technologies work well today, right out of the box.

New home buyers expect “things to just work,” says Brad Holden, president of Holden New Homes, in an interview with CE Pro.

That extends not just to plumbing and electrical, but wireless Internet as well.

With the help of the Wi-Fi Alliance, Lennar is creating Wi-Fi “heat maps” for each of its floor plans, specifying where routers and wireless access points should reside. This is genius because I have a fairly new house and have this issue big time!

Routers and other gear are stored in RF-friendly plastic boxes, with Cat 6a cable run to WAP locations – from one to three, depending on the floor plan.

Per the spec, the WAPs must be accessible to the consumer, i.e., not up high on vaulted ceilings.

That way, says Kaiserman, “as [network] speeds grow, you can easily replace the access points.”

“They’re plumbing this in,” says Greg Rhoades, marketing director for Leviton, which helped develop the Wi-Fi spec and has supplied structured-wiring products for Lennar. “We’re really starting to see Wi-Fi being the fourth utility. Just as builders are laying out plumbing, gas and electric, they’re doing it for Wi-Fi.”

For its part, Lennar is using networking gear from Ruckus, a brand known for commercial-grade quality.

Talk to anyone who specializes in home automation and other low-voltage technologies, and they will applaud Lennar for adopting Wi-Fi Certified Home Design.

On the other hand, explain how Lennar is eliminating almost all other low-voltage wires in new homes, and their enthusiasm fades (note that Lennar’s plans are still fluid).

Lennar was actually highlighted on Good Morning America a couple weeks ago telling how this is going to change the world of building.

Wi-Fi Certified: good news!

The good news for Lennar, home buyers and the tech community: The Wi-Fi Certified seal of approval requires homes to be prewired for wireless access points (WAPs or APs), ensuring whole-house, continuous Wi-Fi coverage with no dead spots.

Lennar is the first to adopt the protocol as a standard for all of its new homes – more than 25,000 per year.

Good for them for being progressive thinkers,” says William Zidek of Chicago-based Tandem Marketing, a leading manufacturers’ representative for the home-technology industry. “I hope it motivates luxury-oriented builders to offer better infrastructure as a standard.”

Zidek’s sentiment is pretty universal among the home-technology trade. When consumers have trouble with any connected device in the home, chances are it has something to do with the wireless network.

The Wi-Fi router is usually located at the edge of the home, leaving much of the property with spotty coverage.

New home buyers expect Wi-Fi to “just work,” says David Kaiserman, president of Lennar Ventures.

For that to happen, he says, you need to “engineer for wireless from the get-go.”

So far, everyone’s pretty much in agreement on that.

What I am really shocked and impressed about is the fact that an Amazon Consultant comes to your house and spends a couple hours explaining how to work the connected devices. They also include a ring doorbell, Echo Show, Echo Dot, Sonos Play 1 and more.

Village builders sold 2 of the inventory homes over the weekend, so they are down to 12 with all this Smart House Wu-Fi Certified Technology already included!

One of the floor plans is the 4440-C which is the outstanding and most sought out popular Shaddock model. The other is the 4436-D.

Both Shaddock plans include 5 bedrooms and 4 baths with a dining, study, gameroom and media.

On the 4440-C plan, there is an option to build it with a double master, one upstairs and the other down. Both homes have nailed down hand scraped hard woods at the focal points of the home.

I have sold a tremendous amount of Shaddock Homes and all of my clients are very excited about the final product and are always choosing to move up to another Shaddock Home.
