Wow! What an exterior to these beautiful single family homes (not townhomes) at Commodore at Preston by K Hovnanian Homes in Plano!

The Commodore at Preston is a small 99 lot development that just had its Grand Opening! So this is the time to pull the trigger if you read what you like!

Above you can see that the location in Plano is a dream! Off of Preston Road and Rasor Boulevard allows you 5 minutes to Stonebriar Mall, 4 minutes to Highway 121, 8 minutes to Shops of Legacy or the Tollroad. It’s pretty hard to beat.

The Model home which is a Meredith Floor Plan 3 story, 2,389 square feet, 3 bedrooms, 3.5 baths and priced at $481,900!

This is the most expensive home in the community right now! 😳😳😳😳😳😳😳

On the right as you walk in you see the elevator. Now let me get this out of the way . . . The elevator is not included but can be added to two of their floor plans (Meredith and Maxwell) for an affordable $42,000.

The second floor is super open. My favorite part is the beautiful long windows which brings in natural light which everyone is looking for. An executive chef kitchen and a patio allows you to get some fresh air after a long day.

The community has shade a table to grill out and “I am guessing” possibly a dog park in the future below in that area. Also, there is a beautiful green belt on the East side of the development instead of staring at another house!

Lot sizes are 26×60 and 4 feet are between the homes. It’s also Frisco ISD but city of Plano. Great schools that they feed into.

I feel the Majestic floor plan is the one that will blow the buyers socks off! It’s only 1,882 square feet but laid out perfect! The third floor has a big open loft with a huge balcony in the back! It makes so much sense if you are considering a product like this. Amazing!

Since the grand opening they have sold 3 as of today. The first, and best, phase is 20 lots and is tucked in the back by the green belt. Plans are for 5 phases which means a new price increase when each one is opened. (Quick Equity for the first buyers.)

Current grand opening incentives for buyers are $15,000 to use on upgrades and $10,000 if you use their preferred lender. Now let’s keep going.

Mustang Lakes in Prosper ISD is more like a Resort!


Mustang Lakes sits on close to 700 acres on a site where thoroughbred horses were bred, raised and trained. Owned by a former city of Dallas mayor, it was known as Twin Eagles Farms and many of the horses went on to win significant purses at races all around the country.

But as of today, there are 9 Luxury Builders currently building homes ranging from the $300’s up to more than $2 million. The builders are Highland Homes, Britton Homes, Coventry Homes, Dave R. Williams Homes, David Weekley Homes, Drees Homes , K Hovnanian Homes and Sharif and Munir.

From a location standpoint, Mustang Lakes is conveniently located on the Prosper/McKinney border and only 3 miles North of Hwy 380.

10 minute drive to the Dallas North Tollroad and this makes Mustang Lakes perfectly positioned away from the hustle and bustle and able to live in rolling hills and lakes.

The developer is Cambridge Communities. Mustang Lakes will be number 7 for them in DFW. Other notable communities they have developed are Westridge and Creekside. They do put a tremendous amount of thinking about usability to make sure the community is able to sustain for a long time.

The pools are stunning and laid out very well. They have a 20-acre Central Park with trails, mature trees, a lake, a play park and an island. This is not just an amenity center, it’s “The Club at Mustang Lakes!” See below the stunning pics of the entry, meeting rooms and state-of-the-art workout facility!

Residents can use the Club everyday and you can even rent the rooms out for special parties etc.

Mustang Lakes calls itself a new kind of Country Club. They also say that instead of a golf course (which could easily be done) but they wanted to give residents over 60 acres of open green space for everyone to enjoy!

The 267 plan immediately took my brain to the 269 model at Lawler Park which was the model. The layout is absolutely perfect!

The two main differences I saw between the two layouts was this one was not so high soaring and grandiose and the price was WAY much better!

This plan in Frisco would cost you around $800,000 but here, with their incentives and my discount you would be closer to under $600,000!! That’s a deal!

Lexington in Frisco has submitted its plans for the Amenity Center. 

It looks very similar to Richwoods but not on as large of a scale. The building square footage is around 7,823. The pool will consist of 8 cabanas total in sets of 4 and a small kiddie pool with some slight covering. 

The pool almost has an identical shape of Richwoods but not as large. There are also plans of an outdoor shower with multiple covered patios and lots and lots of landscaping. 


Things are moving right along with the development and each builder has a different time schedule for pre sales, so that part is very up in the air until the development gets closer to being complete.

In October of 2014, K Hovnanian at Liberty Crossing opened for Pre sales. As of yesterday, here are the up to date totals for the community according to their plat map.

 

There is a total of 94 Lots.

  • 30 have closed
  • 22 have additionally been sold
  • Currently have 11 Spec Homes in Various stages
  • 31 Lots Available

  Opening any new community takes some time in Frisco because of permits, utilities, plan approvals etc. But for K Hovnanian Homes to be at around a 55% SOLD percentage in just 18 months puts the Liberty Crossing build out WAY ahead schedule. And honestly, I’m not surprised at all!

  The community is shaping up very well and every one of my clients are happy they made the decision to purchase at Liberty Crossing. 
  Currently, they are still offering a $28,000 incentive on build jobs and I have included the spec inventory they have permits for and are already underway below. (Which can change at any time for any reason!)
  
On the majority of the spec homes, they have given discounts on top of what they have already selected as upgrades to go into the home.  

   The two lots above are, by far in my opinion, the best lots available in Frisco! There were three on this cup de sac (total!) but one has already sold. 7-Eleven (711) Gas Station Coming at Southwest corner of Rolater and Independence between Richwoods and Lawler Park in Frisco!


  

7-Eleven is coming at the Southwest corner of Independence and Rolater in Frisco!  As a resident of Richwoods I have been very anxious to see what commercial properties will pop up in our quadrant and a 7-Eleven will definitely help future values. 

  

The 7-Eleven info is from the March 22nd, 2016 Planning and Zoning meeting for the City of Frisco. 

Since this is a portion of Lawlers Homestead, I feel pretty confident to say that his plan will only be to only sell the commercial pieces and keep his residence. Clearly, anything can happen but this is his plan for the future.
