Introducing Perry Homes at Lilyana in Prosper ISD


Perry Homes has just put up their sales trailer and are starting Pre-sales at Lilyana.

Adding to Lilyanas list of luxury builders there is Perry Homes, Highland Homes, David Weekley Homes, Village Builders and American Legend Homes.

Lilyana is a huge masterplanned development and still in its first phase.

“But Brad, why would I buy in Lilyana vs. Mustang Lakes?”

Good question. When comparing the two on the “PID/MUD” issue, Lilyana is only a PID, so in the long run it will go away.

As for Mustang Lakes, they have a MUD and that stays attached to the house forever.

MI Homes at Heatherwood in McKinney selling their Model!

Coo Coo’s in Plano is a Blow-Up Slide Oasis!


Coo Coo’s in Plano is a place where kids can come and go COOCOO!!!

It is a unique bounce house/slide facility that is designed for open play, as well as fabulous birthday parties.

The entrance is very deceiving. But open the door and all you see is color and blowups in around 50,000 square feet of space.

The check in is by some vending machines. You will need to sign a waiver for your children to be let loose in the madness.

There is also like a battle tent that has balls and basketball goals and soccer goals. It pretty full with both adults and kids so it has some value.

    The Grove at Frisco has opened to pre-sales for American Legend Homes, Highland Homes, Southgate Homes and Drees Homes.

    But for now, the amenities there really stand out and are going to have a big impact on The Grove. Above is a padded turf area inside the Orchard House which is the Amenity Center for the development.

    The Orchard House is a modern farmhouse with a cafe and bakery, Fitness Center, Meeting Room, Great Lawn with Pavillion and Playground, Pools and a splash pad.

    The pools are really cool as a step down separates the two by a waterfall! There is also connected grills for parties and gatherings at the pool.

    The developer did a great job making sure that the Grove will definitely have outdoor amenities that every other community lacks.

    There will be 4.5 miles with even more planned.

    Omni Frisco at The Star Review as the First Guests!


    Omni Frisco at The Star Jax Holden was the first guest at the Frisco Omni at The Star.

    My four year old loves hotels, so I surprised him, his brother and their mom by staying the first night the Omni Frisco at The Star opened on July 24th, 2017.


    We arrived to 5 valet drivers on the East side of the building. As we walked in, a lady bent down to Jax and gave him the “Omni Kids Crew” backpack above with a lot of kid activities inside.


    Check in was not until 1:00pm, so the Omni stored our luggage and we decided to eat lunch at Neighborhood Services Frisco which is on the first floor and acts as the Omni Hotels room service. 

    Neighborhood Services Frisco is an American food restaurant by chef Nick Badovinus.  This is the 4th location in DFW.


    The restaurant features his signature self-described fare, “honest food & drink in the American tradition.”  This has many nice touches to highlight the Dallas Cowboys in the decor.


    At our booth, there was a makeshift locker with Staubach, Dorsett and Randy White uniforms and memorabilia.


    They also incorporate the rustic Texas feel with ropes, hats and other western ware items. 

    Lunch Menu at Neighborhood Services offers a large lunch menu but is also pricey. (Which is understandable.)

    Neighborhood Services offers both indoor and outdoor dining that is accessible from the hotel or street. You’ll experience a refined and modern rustic design paired with upscale comfort food.

    THE ROOM

    We had a corner suite and a connecting double queen room for the boys. Rooms were ultra modern and had a great touch of the Cowboys and comfort throughout.

    Village Builders at Frisco Springs almost have their model home complete! They plan to open Pre-sales in the Fall and plan to start in the mid-$400’s! This will be a very good opportunity for new buyers.

    Here is why I think getting in early with Village Builders is an incredible value opportunity.

    First of all, their sites are in the front to the left when you drive in. Their lots are also around the open space with a Park.

    They will be priced a little higher than the CB JENI townhomes at the beginning and hundreds of thousands lower than Toll Brothers across the development.

    To be in the city of Frisco and Frisco ISD, in a new house in the $400’s is amazing! I think this price point will be what the buyer is in Frisco Springs and as sales increase prices will follow.

    The above video is on Rebecca street at Frisco Springs and I feel these are the primo lots fronting to an open park and backing to mature trees and a hike and bike trail.

    Also, the fact that the Warren Sports complex is directly across the street only helps create more value to owning a home in Frisco Springs.

    Cambridge Homes will be building in Prairie View in Frisco on 90 foot wide lots!

    David Weekley Homes and Highland Homes are in close-out there while American Legend will have the remaining 55 foot wide lots.

    Cambridge Homes has been around for 25 years and currently build in two Frisco communities at The Canals at Grand Park and Arbor Cove at Chapel Creek.
