Village Builders at Frisco Springs almost have their model home complete! They plan to open Pre-sales in the Fall and plan to start in the mid-$400’s! This will be a very good opportunity for new buyers.

Here is why I think getting in early with Village Builders is an incredible value opportunity.

First of all, their sites are in the front to the left when you drive in. Their lots are also around the open space with a Park.

They will be priced a little higher than the CB JENI townhomes at the beginning and hundreds of thousands lower than Toll Brothers across the development.

To be in the city of Frisco and Frisco ISD, in a new house in the $400’s is amazing! I think this price point will be what the buyer is in Frisco Springs and as sales increase prices will follow.

Village Builders at Edgestone in Frisco introduces Wi-Fi Certified Smart Homes on all new builds with Amazon Consultants.


Village Builders is owned by Lennar Homes, the #2 homebuilder in the U.S., is the first to adopt “Wi-Fi Certified Home Design,” a new Wi-Fi Alliance seal signifying the network is designed for “whole-home connectivity, with no dead spots.”

Village Builders are building at Edgestone in Frisco has around 12 inventory homes that already have this technology built in the walls! To me the need to prewire for a robust wireless network is absolutely genius!

Lennar’s new technology portfolio — from loudspeakers to thermostats to home automation — will all tap into this anointed wireless architecture. A solid Wi-Fi foundation will ensure these technologies work well today, right out of the box.

New home buyers expect “things to just work,” says Brad Holden, president of Holden New Homes, in an interview with CE Pro.

That extends not just to plumbing and electrical, but wireless Internet as well.

With the help of the Wi-Fi Alliance, Lennar is creating Wi-Fi “heat maps” for each of its floor plans, specifying where routers and wireless access points should reside. This is genius because I have a fairly new house and have this issue big time!

Routers and other gear are stored in RF-friendly plastic boxes, with Cat 6a cable run to WAP locations – from one to three, depending on the floor plan.

Per the spec, the WAPs must be accessible to the consumer, i.e., not up high on vaulted ceilings.

That way, says Kaiserman, “as [network] speeds grow, you can easily replace the access points.”

“They’re plumbing this in,” says Greg Rhoades, marketing director for Leviton, which helped develop the Wi-Fi spec and has supplied structured-wiring products for Lennar. “We’re really starting to see Wi-Fi being the fourth utility. Just as builders are laying out plumbing, gas and electric, they’re doing it for Wi-Fi.”

For its part, Lennar is using networking gear from Ruckus, a brand known for commercial-grade quality.

Talk to anyone who specializes in home automation and other low-voltage technologies, and they will applaud Lennar for adopting Wi-Fi Certified Home Design.

On the other hand, explain how Lennar is eliminating almost all other low-voltage wires in new homes, and their enthusiasm fades (note that Lennar’s plans are still fluid).

Lennar was actually highlighted on Good Morning America a couple weeks ago telling how this is going to change the world of building.

Wi-Fi Certified: good news!

The good news for Lennar, home buyers and the tech community: The Wi-Fi Certified seal of approval requires homes to be prewired for wireless access points (WAPs or APs), ensuring whole-house, continuous Wi-Fi coverage with no dead spots.

Lennar is the first to adopt the protocol as a standard for all of its new homes – more than 25,000 per year.

Good for them for being progressive thinkers,” says William Zidek of Chicago-based Tandem Marketing, a leading manufacturers’ representative for the home-technology industry. “I hope it motivates luxury-oriented builders to offer better infrastructure as a standard.”

Zidek’s sentiment is pretty universal among the home-technology trade. When consumers have trouble with any connected device in the home, chances are it has something to do with the wireless network.

The Wi-Fi router is usually located at the edge of the home, leaving much of the property with spotty coverage.

New home buyers expect Wi-Fi to “just work,” says David Kaiserman, president of Lennar Ventures.

For that to happen, he says, you need to “engineer for wireless from the get-go.”

So far, everyone’s pretty much in agreement on that.

What I am really shocked and impressed about is the fact that an Amazon Consultant comes to your house and spends a couple hours explaining how to work the connected devices. They also include a ring doorbell, Echo Show, Echo Dot, Sonos Play 1 and more.

Village builders sold 2 of the inventory homes over the weekend, so they are down to 12 with all this Smart House Wu-Fi Certified Technology already included!

Edgestone at Legacy in Frisco Announced by Developer Hines for 2016


  After Toll Brothers Development decided not to purchase this prime 311-acre property off of Stonebrook and Legacy to develop in Frisco about 9 months ago, I knew it was only time! 
Edgestone at Legacy in Frisco will be developed by Hines Development and Canadian partner Trez Capital L.P.

LOCATION, LOCATION, LOCATION

Real Estate is about location and The Edgestone at Legacy in Frisco will be the second best location in Frisco in my opinion. Second only to Starwood. 

There is too much commercial development being developed within a mile from this location for it to fail. And more importantly, Stonebrook Parkway plans to FINALLY be complete to the North Dallas Tollroad which will allow residents of Edgestone about a 3 minute drive to the main North/South thoroughfare in Frisco!   I have driven by this piece of land hundreds of times wondering, “What is the deal? Why is this not being developed?” After hearing that Toll Brothers placed it under contract a couple reasons were finally pointed out to me on why it took so long. 

#1 Bert Fields Jr. the Owner

  

Bert Fields was and still is a Frisco ICON! He was a very savvy Texas oilman, banker and rancher. Bert knew business! 

At only 23, he took over the family business of Oil and Banking and basically built it into an empire! In 2011, his North Dallas Bank & Trust celebrated its 50th anniversary with assets over 1 Billion Dollars! Not to mention the other thousand acres he also owns in Frisco. 

So clearly, there was NO REASON to sell the property off for development. 

Bert unfortunately passed away in January of 2015 but already had plans to sell the property to Toll Brothers prior. 

So Bert was just being Bert by holding the property for the absolute best time to sell, and it’s unfortunate he will not get to know how incredible his decision was! 

#2. Massive Flood Plain

 
Developers try their best to make communities beautiful, but more importantly they try to make money. That caused a very big concern for Edgestone at Legacy with the acerage of the natural 100 year floodplain. 

My best guess is 30 to 40% of this piece of land is in the floodplain. For the developer to make this site work they will have to either chop the lots up into very small lots or way over charge the builders on their lot cost. Which obviously means the prices of homes here will not be cheap! 

From the plat map, the current lot sizes look to me as 50 foot wide patio homes and 65 foot single families on the North side of Stonebrook. And 65,75,85+ foot wide lots on the Southern side of the property. 

Hines is very early in this but from my experience with developers and what is currently taking place in Frisco with the high lot costs, my best guess for the the smaller 65 foot wide lots would be around $140,000 and maybe $150,000! 

And that is EXPENSIVE! 

If that is the case when they most likely open towards the end 2016, my best guess that prices would start in the $600’s up to the Millions. So to be in this incredible new community it is going to cost you. 

They do have around 10-15% of the land highlighted senior housing and office to help offset the floodplain location.  

 
Current plans show a beautiful entry, large amenity center, a proposed city park in the floodplain, a long hike and bike trail by the mature trees and a man made pond.

Current plans are for Coventry Homes, Darling Homes, Highland Homes, Huntington Homes, Key Life Homes, Shaddock Homes and Village Builders to start initially in the new Edgestone at Legacy project in Frisco. 

  
These builders better bring their A-Game to be successful, and I know most of them for sure will! It’s a great mix of builders announced and with the Dallas Cowboys coming and Grand Park, I don’t see why it won’t be an absolutely amazing community in the future!
