Toll Brothers and Southgate Homes at Edgewood in Frisco breaking records on sales!


At Edgewood in Frisco, Toll Brothers and Southgate Homes have sold a total of 21 homes in only a couple months!

Is this surprising to me? Absolutely not! Edgewood did take a little longer than expected to get going, but now they are rolling!

The reason for its tremendous success is a pent-up demand for a quality product with pricing that is favorable to buyers. On top of that, the location is amazing!

Toll Brothers is well known nationally for what you get. It’s extremely luxurious and their designs are more like a custom home builder.

Southgate Homes started as a custom builder and has expanded into neighborhoods with almost an identical game plan but on a smaller scale.

The owner Jay Hankla was previously with Shaddock Homes and in a way I feel he has put his own touches on top of the Shaddock look.

The Southgate model home has a downstairs media room which is one of the top wants from most buyers I speak to.

I do like that Toll Brothers Lots are all in the same area as well. They are building only on the 55 by 120 lots and start in the high $400’s at 2,171 square feet.

Above is their model called the Rochester and WOW, it’s worth a look even if you already have a home! It flows so well that it’s hard to spot any issues with the floor plan whatsoever! The Rochester starts at $564,995 and 2,997 square feet.

Toll does have two plans that also offer a second master which is amazing considering the lot size.

Toll Brothers is currently offering a $30,000 buyer incentive that could change at any time due to the amount of sales.

Toll Brothers just does a very good job showing a clean look throughout with almost perfect laid out plans.

Southgate really shows some unique upgrades that are all new trends and almost ,in their own way, set new trends with how they show off their model.

Lastly, Edgewood has a total of 354 homesites and has 17 acres of green belt! It’s a very nice piece of land and the developer did a great job incorporating the mature trees and even added bridges!

There is even 5 miles of hike and bike trails within the community!

On top of it all, Edgewood has 8 cul-de-sacs which is difficult to do in smaller developments like Edgewood.

Another huge advantage to residents of Edgewood is the students can walk to all of the schools! (Now that could change but most likely for now they can.)

My boys go to the same elementary McSpedden that Edgewood students will and you cannot find a better Elementary school anywhere in my mind!

The Grove in Frisco with American Legend, Southgate, Drees and Highland has a Grand Opening on June 23rd at 10:00am!


The Grove in Frisco plans to have their Grand Opening on June 23rd at 10:00am. They will have presentations in each models then finish at the amenity Center with music and food.

But in the mean time, here is where American Legend, Southgate and Highland Homes are at as of today.

AMERICAN LEGEND HOMES

American Legend is building on both the 55 foot wide lots and the 65 foot wide lots.

They start in the 55’s at 2,078 square feet at $456,990 and go up to 3,395 Square Feet starting at $549,990.

Build jobs they are allowing a $20,000 incentive for upgrades.

In the 65 foot wide lots, American Legend offers 2,829 square feet for $552,990 up to 3,672 at $632,990.

Southgate Homes is ultra luxury! I absolutely love their plans and design. You can tell the difference when you walk other models that Southgate uses the best materials and has the best design.

Southgate is building in the 65 foot wide lots and the 74 foot wide lots. In the 65’s, as of today, they start at 2,739 square feet at $569,000 up to 3,980 at $679,990

Edgewood in Frisco Update


Edgewood in Frisco is picking up steam from the development side! The streets are going in now and the developer did an absolutely amazing job of keeping as many of the large mature trees as possible!

Edgewood is located in Frisco with the highly sought after Frisco schools. Currently the school zoning is below:

Lawler Middle School

Centennial High School

Edgewood is 123 acres and nestled between the existing communities of Lawler Park and Cypress Creek.

Location is ideal and only about a 4 minute drive to 121! The builders currently are Southgate Homes, Toll Brothers, Meritage Homes, M/I Homes and Normandy Homes.

Lot sizes in Edgewood will be 55 foot wide, 65 foot wide and 74 foot wide. There are some irregular lots as well that will vary in size.

In my opinion the first street on the right is the best location in the neighborhood considering it’s a Cul-de-sac, location in the neighborhood and a couple treed lots that will side to a creek!

The Canals at Grand Park in Frisco will primarily be a residential development. It will incorporate a multigenerational community concept with single family houses, a “Cadillac” senior-living facility, flats and townhomes. 

The more than $300 million dollar project is a master-planned community developed by Arcadia Realty Corp. and Charter Properties. 

  
Here are 5 Reasons why The Canals at Grand Park in Frisco matters. 

#1 Location

In real estate, location is number 1! With Grand Park finally starting to come together with its super close access to the Tollroad and all the conveniences you could imagine at Main and the Tollroad, there might not be a better location in Frisco! 

  
Arcadia originally bought 62 of the 152 acres of the property on Legacy in 2010, before development as a whole picked back up after the economic downturn of 2008.

Here is where I come into play! The builders that the developer has selected are ALL who I would recommend to friends and family. 

  
There are 5 different levels/areas and I will briefly explain the layout here, but will dive into detail when sales start. 

  The Northern Portion of the community is made up of 40 foot ,45 foot, and 55 foot wide lots.  This area will feature Villas and Townhomes

  Cambridge Homes

Cambridge Homes model is underway and is already showing the unique exterior and very well laid out floor plan than Cambridge Homes has proven for many years. I have always thought Cambridge Homes is one of the closest builders to a true custom home that you could choose. 

   
     Cambridge Homes offers open plans with unique structural options as you can see above. Currently Cambridge floorplans will be from 2,300 to 3,800 square feet and start pricing around the $400’s.

I love Cambridge and know that they will stand behind their product!

Darling Homes is another name very well known here in Frisco and also well respected. They plan to use the same product that they have built at Austin Waters in Carrollton which they called “New Urbanism” and the community looks great!

CB JENI Homes is a strange name for a builder, but for the owner Bruno, it means everything! Each letter is for him, his wife, and his kids! Very cool! And they definitely know how to build townhomes with their many developments and beautiful use of space in the units.  

 

CB Jeni in The Canals at Grand Park plan to start at 1,700 square feet and go up to 2,500 square feet and open sales in the high $200’s!

  The Southern Portion of The Canals at Grand Park will be the Manors and the Estate Homes.

Drees Homes plan to build in the Manors and start at 2,500 square feet and go up to 4,800 square feet. Prices will be around the $550’s at the pre grand opening prices.

Southgate Homes is another builder I am a huge fan of. The owner Jay is super smart and has years of experience of delivering an amazing home. Mostly his homes are custom and the exteriors are unbelievable. 

Square foot starts at 3,200 square feet up to 5,000+ and pricing starts in the high $600’s. 

Southgate is a builder that will meet all your expectations exactly how you like them.
