PDQ Opens in Frisco on Preston!

I was heading to the mall with my wife and two boys when we saw my niece walking home from school from Vandeventer. So we picked her up and made our way to Stonebriar. Dinner time came and we decided to try out this new chicken place on Preston that just opened called PDQ, or QDP, or PQD or something.

I was expecting a Canes or a Chicken Express but was very surprised! Yes, it was filled with workers because it was the second day it was open but the place had a wide variety from the tenders, to sandwiches, salads and even milkshakes.

The interior was very bright and open with booths and tables. And the food was fantastic with many different choices of house made sauces to make things better.

I spoke to one of the managers and he hyped his crispy turkey sandwich, which I thought sounded disgusting, but he brought one over for us to try for free which was very different but good.

But overall for a quick chicken meal, it’s a winner. Not a big fan of the name but I’m sure it will be a norm in the next couple of years!

Richwoods Country Lot Split complete for Toll Brothers, Newcastle and John R Landon Signature in Frisco

Darling Homes opens pre-sales TODAY FOR Windsong Ranch in Prosper.

Here is a summary of the plans for Windsong Ranch in Prosper:

Windsong Ranch plans to be a $1.2 billion dollar 4,100-home project.
The Windsong Ranch community will be located on U.S. Highway 380 west of the Dallas North Tollway will be one of the biggest new residential developments in the works in North Dallas. And the biggest in Prosper!

The 2,030-acre project is on the north side of U.S. 380 between Teel and Gee roads.

In addition to hundreds of single-family homes, the development will also include sites for townhouses, apartments, retail and commercial space.

Rather than building a centerpiece golf course, Terra Verde has planned the neighborhoods around a series of green spaces, small lakes and public spaces.

The first phase of the development, which has a total of 275 homes, also plans to include a large commons building that has a coffee shop, marketing center, outdoor gathering spaces, swimming pools and a fitness center.

Terra Verde has been working to kick off the huge development since it bought the land for almost $30 million in 2012.

The land had previously been planned for a mixed-use project by the developer Forest City Enterprises. Forest City in 2012, decided to sell off much of its land development operations.

Forest City spent years working on the development with Prosper which really helped Terra Verde kick the development off much sooner than expected.

Highland Homes, Darling Homes, Drees Homes, Chesmar Homes, David Weekley Homes and Huntington Homes will construct houses in the first phase of the Windsong Ranch project.

Darlings single-family homes will start in the mid $300,000’s.

Terra Verde is the developer and they are projecting the overall development should take about 10 years to complete.

I attended a K Hovnanian realtor event yesterday and found out some great info.

Robert Stone is Director of Sales at Republic Property Group who is the developer of PCR.

He said 442 contracts have been written in 16 months at Phillips Creek Ranch! That’s amazing!

The average sales price is $515,000.

The new sections Layton and Ingram will be opening in mid to late summer.

K Hovnanian Homes has only 5 lots left in Sheridan and all plan to be ready to close in September/October timeframe.

Fairways at Craig Ranch by Landon Homes Opens TODAY in the high $200’s!

Wow! Never thought I would say this but Landon Homes at the Fairways in Craig Ranch with Frisco ISD opened today starting at $299,990!!! I know it is only $10 but with the prices that I have seen on new home communities with Frisco ISD, this is a big deal!

In every new home community it is standard for the builder to start low and after 5 or 10 sales increase prices. Most of the time, it is hard to believe but the builder normally breaks even if not maybe a couple thousand dollars on the first couple homes. And Mr. John Landon is a “moneymaker” with knowledge and experience.

So at 299,000 for 2,124 square feet the Sunningdale Floorplan above will be a great fit for a buyer wanting a one story at an unbelievable price for Craig Ranch. The highest Landon will go is at 3,124 with the Aberdeen Floorplan at only $359,990. I’m sure you can add more structural options and the square footage would top out at 3,400 square feet.

My best guess on this community would be that they will sell 7 or 8 this weekend and rIse prices on Monday.
