Light Farms in Celina Spring Home Tour for Realtors and Update on the Community

Light Farms in Celina is Rockin’ and Rollin!

The community opened with a total of 6 builders including Shaddock Homes, American Legend, Darling Homes, Drees Homes, Lionsgate Homes and the most recently announced Highland Homes.

Sales started last year around July of 2013 and to my amazement, there are a total of about 121 contracts! That is much higher than I anticipated with the location and how long it takes for a community to get up and running.

They also have a total of 19 available homes that are available from now through the month of October!

All Realtors were invited out today for a model home tour that was ultimately a progressive lunch through each model. It started out at the information center above where they gave us a packet to get stamped through our journey.

The appetizers started at Bluestem at the American Legend model and the Lions Gate model. American Legend is dominating on the 50 by 115 lots! They are almost sold out of the first phase and will have to wait for the next phase of lots.

Next we ventured to Drees and Darling Homes. They also were selling very well. Darling told me that they have 4 contracts to write this week alone!

Here they served us the lunch portion and filled us in on sales and incentives.

And at our last model home we ventured to Shaddock in the Grange Section of Light Farms.

Key Lime Pie was served and they have also Sold a tremendous amount of homes for the price point in the $500’s!!!

Then we all met back up at the Light Farms Information Center for drawings and some great prizes!

But here is why Light Farms really matters!

You can see the location in Red. If you follow the Tollroad directly South to the intersection of Highway 380 and North Dallas Tollroad, you will see three developments that are approved and well underway! This alone will start a tremendous amount of growth in the North sector and will ultimately create a new destination for buyers to choose from with Windsong Ranch also a mile away from the development.

Tony Romo roots for Wisconsin tonight at the Final Four at ATT Center in Arlington tonight!

Tony Romo is known as a big college basketball fan. And since the Final Four is being played in his Stadium he showed up tonight rooting for Wisconsin with a Badger Hoodie on!

That should come as no real surprise since Romo grew up in Burlington, Wis., a 90-minute drive from Madison.

But it still looks weird!

K Hovnanian Homes at Diamond Point Estates in Frisco is moving on their model home. It will be a Westover 6 plan and most likely be ready at the end of May!

Above is the second model being built at the Kingswood Village in Frisco by Meritage Homes.

Since the demand is so high, Meritage Homes has decided to release lots by a lottery event to be held this Saturday at neighboring community the Shores at Waterstone community.

I haven’t heard of a lottery since 2006 around here when there was one in Las Colinas that practically sold the entire community that weekend!

The Canals at Grand Park in Frisco has been approved and is currently moving dirt today! There plans to be a total of 409 patio and townhomes.

Located in Frisco this community will be very unique by mixing estate homes, patio homes, urban living and assisted living. Directly across from the approved Grand Park, the Canals at Grand Park will be another new home community option along with Diamond Point Estates and Park Place Estates.

Independence High School in Frisco announces their mascot name . . . The “KNIGHTS”

Students from Richwoods, Lawler Park and Liberty Crossing are all currently zoned for Independence High School that will be opening in August of 2014

The big news is that the mascot of Independence High will be the Knights!

Will a suit of armor hold pride of place at the new Independence High School? Will the mascot carry foam swords and shields to football games? What will be the IHS official school team slogan and hand signal?

The new Principal Alan Waligura has been asking many future IHS students at meetings across the District.

Students who currently attend Centennial, Heritage and Liberty high schools, as well as Maus, Roach, Scoggins, Vandeventer and Wester middle schools is who Waligura has been talking to according to the FISD websites.

As principal, Waligura wants the first IHS students to have a voice in determining what a knight will stand for, what a knight’s shield will say and what a knight will defend. After all, it’s the students who chose a knight for the school’s mascot in January.

Independence will be the seventh high school to serve Frisco ISD students when it opens in August. The curriculum will be the same as FISD’s six other high schools and the student handbooks will read the same, but these first students and eventually the first faculty members will have the responsibility of establishing the school’s personality, its honor and character.

The staff at Independence High already has named the campus secretary Shannon Slade and four assistant principals: Chakosha Powell, currently an assistant principal at J.J. Pearce in Richardson ISD; Stephanie Sipes, currently an assistant principal at Shepton High School in Plano ISD; Hector Garcia, who will move from Lone Star High School; and Eric Green, who will move from Heritage. Other campus leaders include Heather Holmes, lead counselor; Kyle Story, athletic coordinator; and Chris Cansler, band director.

My only heard concern is that students of Richwoods and Lawler Park that will attend Independence High will NOT be provided buses since they are located under the 2 mile mark. The only reason this is a big deal is the students would have to walk or ride a bike across a busy Main Street and there is not even sidewalks currently.

But we shall see how the school district handles this one!
