Frisco Housing Report update from February 2019 in both Denton and Collin County


Frisco is in both Denton and Collin County so when looking at the data in comparison to February 2018, things are all looking good.

Median Price is up in both and active listings is up 40%+ in both counties!!!

The days on market is up due to newer guidelines on lending and closed sales are down due to the building of new homes slowing from past year.

Having around the 3% of inventory is a sign of a very healthy real estate market.

So all in all, things are looking up for both counties and will continue to get stronger in the high times of selling during the summer months!

A First inside look at Cinemarks new CUT! theatre that opened off 380 this weekend in Frisco!


Cinemark CUT! is open and looks amazing! From right when you walk in the look and feel are like no other movie theatre!

They did a great job incorporating a modern look with screens and technology everywhere you look.

Cinemark threw in some Frisco design art elements and didn’t shy away from including high end tile on the walls and their flooring.

Cinemark CUT has made the following enhancements to its 22nd store here in DFW:

This last Friday, I was told there were 35 employees in the kitchen for the 980 total seats in the theatre, which is the capacity!

Way more than they expected on an opening weekend!

I’m pretty sure that this theatre located on the corner of the North Dallas Tollroad and 380 will be around for a long time!

Wow! The Frisco Real Estate Luxury Market is on fire at Edgestone!


I’ve been in Frisco Real Estate for 15+ years, and what I just found out even shocked me!

I visited the Toll Brothers model at Edgestone in Frisco today and was shocked that all 17 of their lots are accounted for!

So then I asked if they are selling the model and all I heard was $1.6 million. I asked again and they sold their model home, the Valencia plan for $1.6 million dollars!

Now don’t get me wrong, Edgestone should be the number one neighborhood any buyer should be looking at. But to be able to sell a model for $1.6 million because they have sold all of their lots in Frisco is unheard of!

The one good thing for buyers is there are still luxury lots available with Huntington Homes in the same section.

Most of the Toll Brothers homes here sold around the 1 million mark, and maybe 1.2 or 1.3, but $1.6 million is a different level in luxury homes.

Corvalla at Stonebriar in Frisco offering Luxury Condos!


The Corvalla at Stonebriar in Frisco is moving along quickly and looking fantastic!

Landon Homes at Hollyhock starting in the high $300’s!


Hollyhock in Frisco has taken longer than normal to get going, but Landon Homes coming in starting in the high $300’s will definitely help!

Hollyhock builders like Britton Homes, Highland Homes and Plantation Homes start around the $500,000 mark and go up from there.

Having a more affordable option will help but the big breaking news of the PGA relocating right down the street will make Hollyhock a preferred location as well!
