Megatel Homes at Preston Hutson in Frisco is easily, the most infield developments in Frisco!

Located just South of Main Street and a minute drive to Preston Road, Preston Hutson residents will have almost any amenity needed for anything!

It is a smaller community but there is talk about the abandoned factory on Preston Road will be sold for more homes. Nothing has been announced (but I’m sure it will soon!)

Landon Homes at Lexington Country in Frisco Opens the “primo” lots off Main with a gate!


The Impression Series from Landon Homes at Lexington Country in Frisco has opened what I feel are the best located lots within Lexington.

There are three gates to Lexington, but I would say almost 95% of every homeowner that leaves out of the West main gate, takes a left on Coit. If I’m anywhere close on that percentage, taking a one to two minute drive and be on Main is ideal!

The Impression Series by Landon Homes really is your best value to live in Lexington Country.

They add a ton of extras that are already included in the price, AND they don’t over-inflate the sales price leaving room for negotiations.

You can get around a 3,400 square foot house for around the $470’s. But with my rebate it would be in the $460’s!

Landon Homes has already sold 68. They also have currently 14 inventory homes that range completion from ready now to end of March of 2019.

For being able to buy in Lexington, a gated community, in the mid $400’s in 2018 is an incredible feat!

Stunning Model Home for sale at K Hovnanian Homes at Lexington in Frisco facing NORTH!


K Hovnanian Homes at Lexington in Frisco is Closing-Out due to price increase in the next phase lots offered by the developer.

The beauty of it for a buyer is basically receiving a new house with every upgrade they offer at an amazing price!

This plan is called the Timberglen IV. It’s 5 bedrooms, 4 baths, Great Room, Gameroom, Media Room, 2 Dining, 2 Story and 3 car garage facing NORTH!

The video above I took because the pictures just don’t do the plan justice. The use of space is really amazing and it feels larger than the 4,133 square feet monster it already is. No cramped rooms at all.

Master bath is laid out very nicely with two separate closets. Master bedroom is way oversized with the extra bumpout in the back.

I’m a really big fan of the staircase though. It’s not straight up, not spiral, it’s a true “S”. It’s just really fun to look at!

K Hovnanian Homes has only 4 homes left, but another huge selling point for the model is the access to the entrance and the amenity center. It’s literally a 1 minute walk!

The other three inventory homes will be complete from the end of this month until end of October.

Southgate Homes, Meritage Homes and Toll Brothers Models at Edgewood in Frisco are underway!


It’s always a good sign when you see multiple model homes underway. At Edgewood in Frisco, Southgate Homes model is pretty much completely finished.

Toll Brothers moved a trailer while their slab will be poured for their model any day now.

Meritage Homes is also almost complete on the framing stage.

American Legend Homes at The Grove in Frisco have 5 Inventory ready for Immediate Move-in!


American Legend Homes at The Grove in Frisco currently has 11 inventory homes and 5 are ready for immediate move-in!

American Legend Homes is one of the couple builders I put in the consumers favorite choice awards. Usually they never have inventory. Also their build job choices are never their popular plans because so many other buyers have already built them.

Their available homes are in both the 55 wide lots section and the 65 foot wide section. And also there has been a very nice price drop and they are still offering a $15,000 buyer incentive!

Their looks are very unique and even without the sign in front of the house you can tell it’s an American Legend!

They do a great job on their unique features on the elevations of the houses.

One home I would like to highlight is a home that is ready for move in today and a true one-story!

This home is in the 65 foot wide lot section and is 4 bedroom, 3.5 baths and 2,811 square feet! It also includes a dining room, office and media room! That’s very hard to find in a one-story.

Currently it’s listed at $599,000 and has a large outdoor covered patio with sliding glass doors.

I also found out something very special regarding the trees in The Grove.

The video above shows that the trees in The Grove are much larger than you will see in any other new home development. Everywhere, each street has trees double the size that is normally placed by developers.

I found out the developer has an actual GROVE of trees on the land he owns on Custer and they are taking them and replanting them in the neighborhood! VERY COOL!

Village Builders specs out 20 Inventory Homes to close-out at Phillips Creek Ranch in Frisco!


Village Builders bought out Cal Atlantic in late 2017 and since then they have almost closed out their Waterton section at Phillips Creek Ranch in Frisco!

Village Builders have also already started another model on their luxury executive section called the Kingston.

The Kingston plan is almost perfect from a layout and flow perspective with many of the latest trends and designs throughout.

The plan uses a larger breakfast area as the dining room/breakfast nook instead of the separating the two, which is also a new trend buyers have been asking for.

Village Builders in the Waterton section, have two homes that are ready to move in today and the other 18 are projected to be complete from September into the summer months of 2019.

The Norfolk Floorplan has been one of their most popular plans. Village Builders will only have two left in Phillips Creek Ranch, (one is projected to be completed by the end of this month and priced at $677,313) and below is the layout.

It’s also located in a very good part of Waterton one street over from the Waterton Park!

Personally I like the Camden Floorplan which is the other home that is available for move in today!

The main reason why I like the Camden plan is that it is a 1.5 story with 4 bedrooms all on the first floor.

The cabinets in the kitchen are very functional. They provide any new buyer with an ample amount of space to store almost anything that you would need to get to in one place.

It’s currently priced at $630,712 but with builder incentives and my buyer rebate you are looking closer to the high $580’s!

Upstairs is only the gameroom and media room which is perfect being away from the bedrooms all downstairs!

Phillips Creek Ranch is a massive 950 acre development that at build out will accommodate over 3,700 homesites! It has pools and parks everywhere and the developer, Republic Property Group, has done an excellent job!

Announcing Glen View by Beazer Homes in Frisco!


Glen View by Beazer in Frisco is a great new edition to West side of town! It’s located centrally on 423 between Eldorado and Highway 380.

Between those two retail areas, there literally will not be any chance you will not be able to find what you are looking for!

Beazer Homes is building on 55 foot wide lots called the Terraces and also have 65 foot wide lots called the Traditions. Each section has different floorpans to fit the different lot sizes.

I do love the model plan for the Traditions called the Lockhart.

Its a 3,908 square foot, 5 bedroom, 4.5 bath that includes a study, game room and a media room.

The plan is laid out nicely and even has, in a way, two dining areas but the one near the kitchen is a breakfast nook. It’s not really two dining rooms but an extra table for snack, Work, homework or board games!

It has just enough open spaces from upstairs to downstairs to create openness but not waste square footage for home efficiency.

Glen Views layout shows both front entry homesites and rear entry. The rear entry sites by the pond and playground in the back of the neighborhood have many options overlooking a beautiful fountain!

The inventory they have range from homes ready now to some projected to be complete in November.

4 are ready today, 3 in August 2 in September and 1 in November. Below are a few that I mentioned.

The pond and playground are very nice and the developer did great with the design and location within Glen View.

Current buyer incentives that Beazer Homes is running for the Terrace Section is $20,000 towards options and upgrades, and in the Tradition section they are offering $30,000.

Place my rebate on top of that and you will get an incredible price for a new home located in Frisco!
