Two years ago, MI Homes appeared in the DFW market and they are definitely here to stay!

BREAKING: Billionaire Buyers purchase almost 6.5% of the city of Frisco!


The 2,544 acre ,biggest piece of continuous land in Frisco, has plans for a major mixed-use development.

Hunt Realty Investors, Dallas’ Chief Partners LP, Legacy West developer Karahan Cos, CrossTie Capital Ltd purchased the 2,544-acre Headquarters Ranch in Frisco from the estate of Bert Fields Jr.

Bert Fields was and still is a Frisco ICON! He was a very savvy Texas Oilman, banker and rancher. Bert knew business and clearly how to buy land for the future!

All parties will be involved in developing the property.

The land stretches from Preston Road west past the Dallas North Tollway and all the way north to U.S.

The Billionaires intend to design and build a large, mixed-use real estate project on the property including commercial buildings, offices, retail, single-family and multi-family homes and educational facilities.

The Karahan Cos led by Fehmi Karahan will be a co-master developer of the Fields property.

Karahan was lead partner in the hugely successful, $3 billion Legacy West development in Plano.

But don’t expect the Frisco project to be another Legacy West. They hope to make it help bring more companies to Frisco.

I have heard of mentions of a potential big business relo and PGA possibly relocating their headquarters there.

Shaddock Homes at Lexington Country in Frisco is Gated and has 6 homes with insane discounts!

Are they bad homes? Nope, not at all. Top notch local luxury builder that puts in all the upgrades a buyer wants in Lexington a gated community with homes over the 1 Million dollar mark in Frisco.

Fair question, I truly feel that for the past 1.5 years, all DFW has been hearing about so many large companies relocating to Plano and Frisco, the builders wanted to be ahead of the curve. So what they did is ramp up the inventory!

Now are they relocating? Yes, but it’s at a much slower pace than what was initially thought. This has caused the inventory to rise all over Frisco. And this is a great opportunity for you,the new home buyer, to get their bottom line deal!

Above you can see their 6 inventory homes in Lexington the Gated community, and I have some more good news. Those already marked down prices can even move lower if you decide to be my client. I will make sure you get their bottom line on any of the inventory homes with my builder negotiations.

I do have to highlight my favorite one from Shaddock. This plan is called the 5245-A. It sits at 3,911 square feet started pricing at $697,740 and now its down to $649,000. With my negotiations and if a client uses my rebate program, that Home would significantly be lower in price.

It has a beautiful wowing spiral staircase in the front and the executive chef kitchen shows a clean line look.

6 cook burner top is very very high end and the tile colors and accents almost make it look like a model home.

Drees Homes at the Canals at Grand Park in Frisco Closing-Out in the Estate Lots.


Drees Homes at the Canals at Grand Park in Frisco has 15 lots left with 4 inventory homes coming up.

Their model is called the Brayden and is the most unique models I have walked into.

The Brayden plan starts at 3,951 square feet and can go up to 4,088 square feet. They call this style “Farmhouse” which is built with hardie board that is concrete based.

Above is an extra bedroom, kitchen and bathroom with walk in closet that is built above the garage! Very, very nice touch from Drees in this day and age.

What is the difference between PID taxes vs. MUD taxes in developments in Texas?


PID vs. MUD has been coming up a lot lately from my clients.

In rural area developments in Texas like Mustang Lakes and Lilyana, new buyers will hear the terms PID and MUD.

“The purpose for these “special assessments” is to fund new infrastructure to the development when the standard tax base alone is insufficient.”

MUD Taxes, or Municipal Utility District assessments, and PID Taxes, or Public Improvement District assessments are above the standard property taxation.

MUD taxes have no expiration date! They will stay with the Home from one owner to the next. As more homes are constructed in MUD districts, MUD taxes can decrease or be eliminated over time. But that rarely happens.

PIDs, unlike the tax rates for MUDs, are fixed once the bonds are sold.  This means a homeowner will know the annual assessment bill at closing.  PID assessments can be paid in full up front, versus prorating year by year during the years the PID is active. PID’s have a set time and can run out on a specific date.

Mustang Lakes and Lilyana, both are communities with PID assessments or MUD taxes, have slightly lower home pricing to reflect the added tax burden. Some developments eliminate PIDs and MUDs all together by adding the expense on to their lots.

At the rate the Prosper-Celina area is growing, there is an overage cost for new infrastructure that does not have a sufficient tax base to fund development.

Currently there are more than 900 municipal utility districts in Texas. They are not uncommon and also should not be a reason for buyers to choose a different community just because of them. New home buyers just need to be informed and educated about it.

There is one advantage for these taxes strangely. Both MUD taxes and PID assessments are tax deductible! So in a way, they really don’t affect your bottom line.

The Grove in Frisco is full of Amenities.


The Grove at Frisco has opened to pre-sales for American Legend Homes, Highland Homes, Southgate Homes and Drees Homes.

But for now, the amenities there really stand out and are going to have a big impact on The Grove. Above is a padded turf area inside the Orchard House which is the Amenity Center for the development.

The Orchard House is a modern farmhouse with a cafe and bakery, Fitness Center, Meeting Room, Great Lawn with Pavillion and Playground, Pools and a splash pad.

The pools are really cool as a step down separates the two by a waterfall! There is also connected grills for parties and gatherings at the pool.

On top of the amenity Center, the city of Frisco has 8 acres planned in the Grove for a city park. The playgrounds are nature inspired and really adds a beautiful touch replacing the normal green metal structures.

Add in above a very large dog park and below with a perfect kiddie size soccer field.

Current plans are 25 acres of open space including 5 parks! In the city park area plans are also for a catch and release lake.

The developer did a great job making sure that the Grove will definitely have outdoor amenities that every other community lacks.

They are actually also constructing a “Hammock Park” which is seen below and is a really cool feature you do not see in luxury communities in Frisco.

There will be 4.5 miles with even more planned.

There is one home complete that I REALLY like a lot!

This Highland Home is a 4 bedroom, 3 full baths and 2 half baths. It’s 4,116 square feet.

What I really like is the media room is off the kitchen living room on the FIRST FLOOR! It’s smart and very functional!

There is a beautiful planning desk strategically placed in the hallway going to the master bedroom. The kitchen has a gorgeous waterfall island and the Master Bedroom has a huge extension.
