Phase 16 called Richwoods Crossing plans to open for construction in the first of 2014.

K Hovnanian Homes is currently taking $500 Holds for buyers that would like to HOLD a certain lot.

They have a total of 20 scattered throughout the phase. Many North Facing and many East facing. Prices are unknown, but when pricing comes out the holds have 48 hours to decide if they want to move forward or take back their deposit.

I always hear from new home buyers that they would like to buy and move in a new home in the next 30-45 days and for the last year, it has not been an option due to the high demand and small supply.

And K Hovnanian has a great buyer incentive with hard wood floors and $10,000 for design options. An if you use their lender, they pay $2,000 of your closing costs which is very rare now for new home builders.

K Hovnanian hosts Realtors at Stonebrook Crossing in Frisco

K Hovnanian Homes at Stonebrook Crossing in Frisco hosted a Grand Opening for Realtors today. And needless to say, I was impressed!

Stonebrook Crossing is not a typical Frisco neighborhood because it only has 67 total homesites. K Hovnanian Homes and Shaddock Homes are the two builders currently building in Stonebrook Crossing. The standard size lot is 65 feet wide by 120 foot deep.

The model home is called a Westhaven at 3,888 square feet and done very well. It is a 5 bedroom 4 bath home with both media and game room upstairs.

K Hovnanian is a National Company and traded on the stock exchange. That being the case, they want higher numbers at the end of the fiscal year ending in October.

And considering this Southport model plan with it base price, elevation, lot premium and location in the community etc. totaled $488,900, there I a deal to be made.

My best guess is that you could contract today at $465,000 taking into consideration what other neighborhoods that KHOV builds in have been doing on their specs, but I am not sure.

The reason this home matters is for a couple of reasons. First it is located perfectly within Phillps Creek Ranch. Secondly, it’s a one story with a perfect layout. It has 4 bedrooms and 3 baths with a study. Family room is beautiful and high connected to the kitchen. And lastly, it had a 3 car garage.

My 100th Closing in Richwoods and this is what I have seen are “Must Haves” of my clients.

I have worked hard the past two years and have just eclipsed 100 sales in Richwoods as of yesterday. That is a combined total of K Hovnanian Homes, Toll Brothers, Landon Homes, Newcastle Homes and John Landon Signature Series homes. This has allowed me to be a part of 100 families needs vs. wants when building a new home.

I thought it would be very beneficial to list out what my clients thought and decided on. Again, everyone is different in style and taste but here are 10 of the “Must Haves” when you build a new home in today’s market.

1. Wood Floors

It is almost 95% that in this price point ($380’s-$1mm) that there is somewhere in the house you will find hard wood flooring. Either glued down or hand scraped hardwood will do.

2. Media Room

Personally, I don’t understand the Fad, but a media room is a MUST HAVE for about 90% of my clients. Even if it is upstairs for some reason people just have to have one. This can also be your “Man Cave!”

3. Electrical Outlets for Flat Screens

The Flat Screen TV is taking over. But many builders do not change the outlet unless the buyers request it. Just think twice about it. Even if you don’t use it, you will have it for resell and it would be easy to hair behind a picture.

4. Laundry Room Location

Finally, people are realizing how much time they spend in the laundry room. Make sure in your plan that the location of the laundry room is around the majority of bedrooms.

5. First Floor Extra Bedroom

I can’t tell you how many clients walk into a house, look for the extra bedroom downstairs and can’t find one, then they walk out. It is very important to have an extra bedroom for parents, guests, hobbies etc.

6. Three Car Garages

At this price point, the majority of my clients purchase this as their next home. So many want a larger garage, no question about it.

7. Wider Hallways

Most hallways are 3 feet wide according to minimum standards for Frisco code. But if you can make them wider (4 Feet) it looks better and feels more roomy.

8. Large Drawers in the Kitchen instead of Cabinets

Old school is cabinets. New school, larger drawers. Large drawers make more sense and allow you to easily access the items towards the back.

9. Free Shower Caddies

This is something I learned first hand and if you address it with your builder at the time you are walking electricals, they are very likely to accommodate your request. It’s easy to build the box and they will either tile it or marble it and is ESSENTIAL when you are in the shower.

10. Oversized Kitchens with Large Island

On average, over 10 hours a day is spent in every kitchen in America! It’s the most used room of any room in the house. Make it large, make it nice and it will make you smile!

Richwoods Place Construction Update for K Hovnanian Homes & Landon Homes

Richwoods Place within Richwoods in Frisco is currently being built by K Hovnanian Homes and Landon Homes. This section, by far, has not only the most homes closed in Richwoods but also has the most homes under construction in Richwoods as of today.

Richwoods Place standard lots are 64 foot wide by 115 foot deep. Both K Hovnanian Homes and Landon Homes do have oversized lots that vary throughout their current lots in Richwoods Place.

Today Landon Homes starts around 2,700 square feet at $398,990 and K Hovnanian starts around 3,700 square feet at around $494,000.

In Richwoods Place, from a construction standpoint of homes that are completed and closed and homes that are currently under construction are as follows as of today:

There is a total of 163 Homes are Currently Closed or Under Construction

K Hovnanian Homes has 55 of those homes and Landon Homes has the other 108

From a Closed Standpoint, K Hovnanian Homes has 33 Closed and Landon Homes has 74 Closed

Currently Under Construction stats are K Hovnanian with 20 and Landon Homes with 34

Note: K Hovnanian has 2 Construction Lots and Landon also has 2

K Hovnanian has 4 spec homes that are in different stages of completion available from this month to November. Also for K Hovnanian, the developer has sold 10 additional homes in the phase farthest West on the North side of Richwoods.

Demand for homes in Richwoods Place is still high and showing no signs of slowing down. Prices are rising monthly or with Landon every three homes sold.

The two most popular floor plans are the Chesterfield for Landon Homes and the Prestondale 2 for K Hovnanian Homes.

Land Prices as well as Labor and Materials are still creeping up due to the demand of homes versus the supply especially here in Frisco.

The two newest sections of Richwoods named Richwoods Heights and Richwoods Crossing have projected to have another $20,000 price increase for the land cost and rising labor and materials. Richwoods Crossing will be the continuation of Richwoods Place. While Richwoods Heights will be the continuation of Richwoods Glen and Richwoods Meadows.

“Overall, Richwoods Place is the Number one selling section of homes and closing of homes in any community in DFW for the past 1 year and a half!”

Now that’s a big deal.
