4 Car Garage Landon Home Back on the Market at The Enclave at the Villages of Lakeview!

4 Car garages are a rare luxury structural change in a new inventory home.

Landon Homes at The Enclave at the Villages of Lakeview have one on an oversized monster lot (12,196 square feet) ready for move in by the end of the month!

At 3,968 square feet this 5 bedroom, 3.5 Bath Venetian Floor Plan has pretty much anything a buyer is looking for in a new home. Extensive tile flooring, dry bars both up and downstairs, floor to ceiling stone fireplace and a Larger Media Room option.

This is one of the few lots that actually allowed enough room for the 4 car garage.

The Villages of Lakeview is Frisco ISD and located where all the new development is happening on the west side of Frisco.

Landon Homes has been around for a while and does build an outstanding home.

Here’s the best part. The original buyer contracted around $562,990. its the last inventory home there so it’s marked down to $524,990!

But wait, there’s more!

If you let me help you purchase this inventory home I can most likely get you another $15,000 off AND get you $15,000 more to use for closing costs or pre-paids!

This one won’t last so text or call Brad Holden today at (469)733-2723 for a viewing or if you have any additional questions.

How many homes will be in Richwoods in Frisco at build-out?

With a total of 1650 lots at build-out, currently there are only 62 for a buyer to choose to build a home on!

There are around 23 on model row and backing to the amenity Center and the pool which Landon will release in the next coming months taking Richwoods to 100% completion.

Three good opportunities are the 3 lots available in Phase 11B to build a Landon home around homes that are at a much higher price point.

For more on those lots and the advantages, text or call Brad Holden today at (469)733-2723.

Regardless of the section you prefer, getting in towards the end has its benefits as well.

Landon currently has a pretty attractive incentive (that could change at any hour) but bottom line it is performance based by the buyer and you do everything they ask, you will receive a $80,000 incentive! (See below)

John R Landon Homes at Lexington in Frisco have started sales. Since only December 27th 2016, they have sold a total of 41 homes out of 73 lots in only Phase One!

Out of the lots not sold, 27 are spec homes which will be ready a lot sooner than a build job. This section of lots are standard at 70 foot wide by 100 foot deep.

John R Homes at Lexington have a very smart concept by including most upgrades and giving very good prices looking at other builders in Frisco. Homes range today from 3,350 up to 3,958 square feet.

The gates are up and the community is really looking great! Even the stone walls will give Lexington a very disctict look!

As pretty much every builder does in this hot market, prices will increased for John R Landon homes in the Lexington Country section $10,000 on February 1st, 2017.

Prices are starting on the specs ready in July-August at $534,990.

The Eastwood Floorplan in Stucco by Landon Homes at Richwoods in Frisco might be the GREATEST Model Home on the Planet!

Eastwood Floorplan by Landon Homes

The Eastwood Floorplan by Landon Homes incorporates everything a new home buyer wants in Frisco!

I’m serious.

The Landon Homes Eastwood Floorplan should be on any buyers list to stroll through this weekend at Richwoods in Frisco!

Eastwood Floorplan

Eastwood Floorplan

(Pictures do not do this one justice. I have done my best, but I highly suggest taking a look.)

Clearly, looking at the exterior pic at the beginning, the Stucco and tile roof colors just work. The up-downs on the roof pitches and multiple down lights ,I’m sure, add to the overall appeal. My ONLY recommendation to Landon would be to take the divided light windows out entirely in the front, and the exterior then would be perfection!

The entry opens to a 6.5 foot wide two story hallway with a spiral staircase to an upstairs bridge area overlooking the two story great room.

To the left before the stairs, there is a dedicated study, oversized utility room with mud bench and guest bedroom with a full bath and walk in closet. Continuing back through the entry, the long dining room takes you to the butlers pantry on the right and a second staircase to the left before the kitchen.

The kitchen is large with plenty of room for seating at the island and cabinets are everywhere. Breakfast nook is perfectly placed towards the back of the kitchen with oversized walk-in pantry and a smaller second office area/homework station before the back wall.

The two story great room is almost 18 feet by 20 with a fireplace in the corner and wall of windows in the back by the patio. Covered Patio is around 17 feet by 9 feet. Powder bath is perfectly placed between the curved staircase and the great room.

From the Great room, the Master bedroom is huge at 15 feet by 16 feet with views of the backyard and connected to the master bath through French doors.

It’s a cozy master bedroom size, where a lot of builders try to create a sitting area which most buyers do not even use.

Master Baths are not always functional, but this layout really works! Again, it’s a cozy size and space is used very well. The Master closet has a”non-over the top” look and locates the boxes at the ends with hanging rods on both sides.

Upstairs is amazing! I have never seen it before. Ever.

So not only does Landon incorporate around a 19 foot by 21 foot open gameroom, but on both sides there are options for either a media room or a 6th bedroom and bath. Towards the front of the gameroom there is a 19 by 12 foot “Kid Zone” which Landon dubbed it and it REALLY makes sense. From small toddlers to teenagers, this space will be used, for sure!

Here’s where Landon really uses its second floor space and makes this Floorplan 100% functional. Too many builders try to squeeze the bedrooms upstairs in at a 11 foot by 14 foot rectangle and connect the Jack and Jill bathrooms to as many rooms as possible to save on less bathrooms.

Well, all 3 secondary bedrooms are not only OVERSIZED but they ALL have their own bathroom! WOW! (Might be the number 1 complaint from buyers regarding the size of the secondary bedrooms.)

Maybe it’s Landon Homes designer, but all 3 rooms felt enormous with all 3 including walk in closets. There is one in the front of the house tucked away and the other two can be accessed across the bridge from the gameroom to an oversized hallway about 9 feet by 6 feet.

(I just had to show the exterior again!)

Overall, the Eastwood Plan is exactly what every buyer that I have ever spoken to in my 13 year real estate career describes as their wants and need combined.

GO. LOOK. TODAY!

You will not be disappointed!

Landon Homes at Richwoods Crossing in Frisco has only 7 opportunities left in Phase 22.

Landon Homes at Richwoods Crossing in Frisco has only 7 opportunities left in Phase 22.

Since the release of their new model, Landon Homes Eastwood Floorplan, and the release of the new Phase 26 Richwoods Haven 36 of the 41 lots, sales have been just going crazy!

The advantage of booking a lot in Phase 22 is you will get additional discounts. Landon is ready to close that phase out and move on to 8 remain no available lots in Richwoods Haven and another additional 5 lots when the city releases them.

K Hovnanian has only 4 inventory homes available left in not only Phase 22, but in Richwoods forever!

K Hovnanian Homes, currently do not plan to be given the opportunity to pick up any more lots from the developer, but we shall see!

Lexington in Frisco UPDATE regarding K Hovnanian Homes, Landon Homes, Toll Brothers Homes, Shaddock Homes and John R Landon Homes

Lexington in Frisco, the newest Gated community in Frisco, is well underway. Streets are graded, a portion of retaining walls are up and there is constant activity on the community so they look right on schedule. This will be a new Richwoods!

Plans are different for each builder, but I expect the first sales trailers to drop July or August from the development stage.

Lexington is going to be an amazing Gated community with some of the top builders like K Hovnanian Homes, Landon Homes, Toll Brothers Homes, Shaddock Homes and John R. Landon homes.

Call or text Brad Holden at (469) 733-2723 for more on Lexington in Frisco or any of the builders I mentioned above.

7-Eleven (711) Gas Station Coming at Southwest corner of Rolater and Independence between Richwoods and Lawler Park in Frisco!

7-Eleven is coming at the Southwest corner of Independence and Rolater in Frisco!  As a resident of Richwoods I have been very anxious to see what commercial properties will pop up in our quadrant and a 7-Eleven will definitely help future values.

The 7-Eleven info is from the March 22nd, 2016 Planning and Zoning meeting for the City of Frisco.

Since this is a portion of Lawlers Homestead, I feel pretty confident to say that his plan will only be to only sell the commercial pieces and keep his residence. Clearly, anything can happen but this is his plan for the future.

On another note, the preliminary play has come out for the entrance of Richwoods which is a highly sought after location for any new home owner. Landon Homes and K Hovnanian Homes  (KHOV) are the planned builders for this location.
Also, I plan to post about Brinkmann’s first piece of land that will start Pre Sales this Summer called Emory Park in Frisco. It’s going to be a really great place. Details coming soon!

When buying new in Frisco, call or text Brad Holden at (469) 733-2723 for more info, negotiations and additional discounts. #1 Broker for New Homes in Frisco.”

ANNOUNCING Lexington in Frisco – A New Gated Community with Shaddock Homes, K Hovnanian Homes (KHOV), Toll Brothers Homes and Landon Signature Series Homes

Lexington will be developed by Landon Development, the powerhouse developer behind Richwoods in Frisco off Of Independence. Landon acquired the approximate 173 acres earlier this year and have already submitted preliminary plats for Lexington with the city of Frisco.

At the City of Frisco Planning and Zoning Commission Meeting on April 28th, 2015, the preliminary plat was being discussed concerning Phases 1-6. Commission members Bobby Roberts (Vice Chairperson) and Kevin Hodes (Commissioner) both voiced their concern on the majority North and South facing lots.

They were disappointed wanting more appeal with “curvy” streets. But the developer had a very valid statement on a letter submitted earlier to the city regarding the direction by stating “major factor of North/South lot orientation with today’s energy conscientious consumer,” which is very true!

In that letter the developer states, “The current plan will offer 1.8 acres in open space and parks, including a highly amenitized club house with a wellness center and swimming pool, similar to Richwoods!”

Now that is awesome!

Lexington will be Gated with 3 gates, and initially start out with a total of 8 Phases and 634 lots. Landon Development did purchase another approximate 134 acres from Brinkmann in July of 2015 that most likely will be additional phases to Lexington. This new tract of land is located South of the current phases and continues down to Main Street.

The developer has been in touch with FISD regarding a school site on the property and the location will be at the North East corner of Lexington.

The surrounding land around Lexington on Coit Road and Eldorado Parkway, has been retained by Brinkmann for the current zoning of light retail. This is vital considering the amount of new homes being built in and around Lexington. Commercial normally comes after residential development.

Phases and Lots in Lexington

Centrally located, Phases 1-6 will consist of 502 lots and broken into three different standard lot sizes. 140 lots will be in the 65 foot wide by 115 foot deep. 208 lots will be 70 foot wide by 100 foot deep. 154 lots will be 74 foot wide by 120 foot deep. There will always be irregular shaped lots in any community which will not fall within those dimensions.

Phases 7 & 8 will be North of the first 6 phases and will consist of 132 lots split into 2 different standard lot sizes.

They will continue with 77 lots that are standard 74 foot wide by 120 foot deep. The other 55 lots will be considered the luxury home lots at a standard 90 foot wide by 130 foot deep.

Lexington Builders

I couldn’t be happier with the builders that Landon Development has selected! All 4 builders are very well known and deliver absolutely stunning new homes.

My best guess is as follows on which builders will be building in which section of lots.

K Hovnanian Homes and Landon Homes will be in the 65’s. Landon Signature will be in the 70’s, 74’s and 90’s. Shaddock Homes will be in the 70’s or 74’s. And Toll Brothers will definitely be in the 90’s and possibly 74’s.

Again, that’s MY guess!

I think that the builders in Lexington will have an overall higher quality of luxury by including one of the Top builders in DFW, Shaddock Homes, comparing builders in Richwoods.

Landon plans to offer an “empty nester” product that I think will be very successful and is needed in Frisco!

The goal to start pre sale will be in the middle of 2016, but you never know in residential development.

What we do know is that Lexington has a lot of many positive attributes going for it (from location, builders, amenities, lot sizes and being gated) and will be one of the most highly sought after communities in Frisco

“For updates on Lexington check back here or text or call Brad Holden at (469) 733-2723. I plan to stay in touch with all the builders and provide you as much information as they give to me.”
