The Reserve at Lawler Park in Frisco shows Strong sales by both Darling and Highland Homes in their Final Phase

Since September of 2014, Darling Homes and Highland Homes have SOLD 46 homes in the Final Phase of the Preserve at Lawler Park in Frisco!

Not shockingly though. This is 2015 in Frisco, Texas.

Lawler Park, Richwoods, Phillips Creek Ranch and a couple other new developments in Frisco have been out of control with both sales on new builds and spec homes.

The third phase of Lawler Park called the Reserve does by far have the best lots tucked in the back Northern portion of the community between huge beautiful mature trees with a walking trail leading to one of Frisco’s beautiful parks.

There are some great lot opportunities still available by both Darling and Highland Homes. The current buyers incentives (as of today) are Darling has $20,000 for design upgrades and Highland has 5% of the total price. Incentives can change daily.

Lawler Park in Frisco releases highly sought after Phase 3 Lots for Darling Homes and Highland Homes!


It’s not every day in Frisco you can find Cul De Sac oversized lots by large mature trees and a creek, but today in Lawler Park you can!

The Plat above is Phase 3 of Lawler Park in Frisco. There are a total of 75 Lots which have been split up with Highland Homes having 38 and Darling Homes selling 37. Highlands lots are in yellow and Darlings are in Blue.

In the new Phase 3, expect a hefty price jump for lot cost and some over the top lot premiums for 5 to 10 of the new lots. And they will be worth every penny if you ask me!

The Crossing at Lawler Park Update for Highland Homes and Darling Homes in Frisco

Highland Homes and Darling Homes build in the Crossing at Lawler Park in Frisco. Both builders have sold out of Phase 1 and are currently selling phase 2. Phase three is underway moving dirt but plans to start selling are currently set for October 2014.

The plat map above is up to date as of this morning. Here is Lawler Park in The Crossing current Sold, Available, Spec homes and Pool Lots.

SOLD: 61 Lots
Available: 25 Lots
Spec Homes: 3 Homes
Pool Lots: 15 Lots

Lawler Park is absolutely flying through their lots. A standard size lot in the Crossing is 75 wide by 125 Deep. Many of the lots left are oversized and some are actually in the 170’s deep! Those are huge lots!

Pool Lots are not given to a builder until they have sold a certain amount of their available lots. It really helps the community finish quicker and keep momentum of sales.

WOW! Southeast Community Park coming on 104.5 acres in East Frisco!

An extension to Harold Bacchus Community Park, there are plans for Southeast Community Park that will include the Extension of Taychas Trail.

This is HUGE for Lawler Park residents and the new Liberty Crossing because this is walking distance. The current owner is the City of Frisco so it is good to see they are keeping with open spaces since the development is booming.

Access will be provided by both Main Street and Independence Parkway. The Preston Trail Community Church being built on Independnce will have this park wrap the majority of the church.

More great news for East Frisco and all of the new communities to have a park this large to be closely.

McSpedden Elementary in Frisco is ahead of Schedule!

Take a drive through Lawler Park and you will see around 85 to 100 cars parked near the new McSpedden Elementary.

The attendance zone for McSpedden has been finalized and students that are on the East Half of Richwoods and all of Lawler Park will attend McSpedden. The West half of Richwoods will still attend Curtsinger for 2014.

And it looks like the gym is up and the main areas including the roof. McSpedden was planned to be ready June 1st, but sources told me most likely it will be August.

Lawler Park in Frisco starts moving dirt for Final Phase #3

I drove my son through Lawler Park to see the progress of his new Elementary McSpedden and when leaving I noticed the big trucks.

I am pretty sure that Phase 3 of Lawler Park was not supposed to start this soon but it makes sense with the current low supply of developed lots in Frisco.

The main drawback to Phase 3 is that I am almost 100% positive that there will be a significant price increase due to the demand. But we shall wait and see!
