Toll Brothers in Richwoods Meadows in Frisco Releases 8 more lots for 2 more Deposits Today!

It has been 2 weeks or so and now Toll Brothers at Richwoods in Frisco has released the remaining 8 lots for deposits.

They only allowed 2 deposits and contracts 2 weeks ago and this will be the same. So only two buyers will be allowed to pick out one of the 8 remaining lots and place a deposit down to get the process started.

It’s amazing how there is still a demand for housing in Richwoods. There are currently 9 specs that can be closed in the next 2-4 months and more following right after that.

Toll Brothers at West Park in Plano selling strong

Plano is a special place for me. I graduated from Plano Senior High in 1997. And the Haggard Farm at Park and Custer was always a special place to Plano residents for as long as I can remember. The silver windmill, hay bales and the crazy looking lamas grazing by the road is what I remember the most about Haggard Farm.

Fast forward 16 years from when I graduated and the Haggard holdout to sell has ended. In August sales for new homes started by Toll Brothers the developer of the new community called West Park.

West Park by Toll Brothers is a 119 acre tract that plans to have 208 homes at buildout. The entrance will have two man made ponds with fountains off of Custer Road. Toll Brothers is also in the final decisions for what the amenity center plans to be. Below are a couple of the top runners for design of the pool and the building.

But I will tell you this, West Park is the last opportunity to build a new home in Plano. And considering the incredible location with access to all 4 major highways, West Park will sell out way ahead of schedule.

For example, when Toll Brothers opened the Estate section this summer on the first weekend the salesperson took 22 deposits!

Currently in Phase 1, there is a total of 75 lots. Toll Brothers has 50 and John Landon Signature Series has the other 25.

Toll Brothers has already sold 7 and has 7 more deposits in the Villas section. The standard lot size in the Villas is 55 wide by 115 deep.

The Toll Brothers Villas start out with the Palladio plan at 2,000 square feet for $391,995. Toll Brothers is also offering other popular plans like the Windsor, Mondovi, Glenwyck and the Normandy. The Balmoral below is one of my favorites and starts at 3,096 square feet for $446,995.

Schools for West Park are Harrington Elementary, Carpenter Middle School, Clark High School and Plano Senior High School. Harrington Elementary has a very special Chinese Emersion Program which is only 1 of 2 in the entire state.

And also there is a STEM school for grades 9-12.

The Villas by Toll Brothers plan for two models that should be completed in February 2014. HOA is $1,200 a year and tax rate is incredible at 2.19%!!!

The wait is over for everyone that has been waiting for on the 10 lots at Richwoods at Frisco that Toll Brothers has in Richwoods Meadows.

Over the weekend they have taken 4 deposits so far. The process is to place a deposit on a lot of $5,000. Pick your plan and elevation. This will hold the lot for only 10 days while you get pre-qualified.

My 100th Closing in Richwoods and this is what I have seen are “Must Haves” of my clients.

I have worked hard the past two years and have just eclipsed 100 sales in Richwoods as of yesterday. That is a combined total of K Hovnanian Homes, Toll Brothers, Landon Homes, Newcastle Homes and John Landon Signature Series homes. This has allowed me to be a part of 100 families needs vs. wants when building a new home.

I thought it would be very beneficial to list out what my clients thought and decided on. Again, everyone is different in style and taste but here are 10 of the “Must Haves” when you build a new home in today’s market.

1. Wood Floors

It is almost 95% that in this price point ($380’s-$1mm) that there is somewhere in the house you will find hard wood flooring. Either glued down or hand scraped hardwood will do.

2. Media Room

Personally, I don’t understand the Fad, but a media room is a MUST HAVE for about 90% of my clients. Even if it is upstairs for some reason people just have to have one. This can also be your “Man Cave!”

3. Electrical Outlets for Flat Screens

The Flat Screen TV is taking over. But many builders do not change the outlet unless the buyers request it. Just think twice about it. Even if you don’t use it, you will have it for resell and it would be easy to hair behind a picture.

4. Laundry Room Location

Finally, people are realizing how much time they spend in the laundry room. Make sure in your plan that the location of the laundry room is around the majority of bedrooms.

5. First Floor Extra Bedroom

I can’t tell you how many clients walk into a house, look for the extra bedroom downstairs and can’t find one, then they walk out. It is very important to have an extra bedroom for parents, guests, hobbies etc.

6. Three Car Garages

At this price point, the majority of my clients purchase this as their next home. So many want a larger garage, no question about it.

7. Wider Hallways

Most hallways are 3 feet wide according to minimum standards for Frisco code. But if you can make them wider (4 Feet) it looks better and feels more roomy.

8. Large Drawers in the Kitchen instead of Cabinets

Old school is cabinets. New school, larger drawers. Large drawers make more sense and allow you to easily access the items towards the back.

9. Free Shower Caddies

This is something I learned first hand and if you address it with your builder at the time you are walking electricals, they are very likely to accommodate your request. It’s easy to build the box and they will either tile it or marble it and is ESSENTIAL when you are in the shower.

10. Oversized Kitchens with Large Island

On average, over 10 hours a day is spent in every kitchen in America! It’s the most used room of any room in the house. Make it large, make it nice and it will make you smile!

Only 16 opportunities left for a Toll Brothers home in Avignon in Plano

Toll Brothers homes at Avignon in Plano only has 15 lots left and 1 spec home to close out the community. This will be one of the last chances in Plano to build a new home and be in Plano ISD to feed into Plano West High School.

They recently opened two of the lots at the entry area and one of them has a zero lot premium. The best lots in the community, the large creek lots, are ready to be sold but be ready to pay a $75,000 to $135,000 lot premium. But we’ll worth it!

Do you love the look of California neighborhoods and streets but you would prefer to live in Texas? Well look no further because I have a community that WILL make this happen in Frisco, Texas.

Latera is located on Preston and Eldorado in Frisco. The 6 lanes on Preston have been completed all the way to Prosper. This is not country anymore.

Toll Brothers in Latera has just released Phase 2 lots for sale, but the streets are not even done. The developer for Latera has a difficult job ahead of him because these lots are all on the side of a hill.

It is very hard to tell by the pics above, but all three streets in phase two slope downward identical to the California neighborhoods that are build in a valley or a mountain.

Latera is already filled with some magnificent homes that give the community character and luxury.

Many are former model homes from custom builders that entered Latera way before its time.

The one thing I do know is this phase in Latera will be the most prestigious section of Latera and considering the landscape will most likely be the most unique in DFW.

Everything about Latera including the grand entrance with the guard gate, the mature trees that the developer was able to save and adding Toll Brothers to the mix, will make it one of the most sought after communities in Frisco.

Latera by Toll Brothers in Frisco has released lots in the second phase!

Today my clients contracted on a Vallagio Manor in the new phase on a oversized lot. Toll Brothers has taken 12 deposits on this phase already out of the 36 lots.

The model at Latera is the Mount Pellier model. It is very hard to find anything wrong with this plan!

Above it opens up to two different curved staircases. Wow! I would most likely race people to the top if I had this model.

This plan with the Vallagio and Montelana are by far the best plans in Toll Brothers if you ask me.

Toll Brothers will start selling homes in Phillips Creek Ranch! This is an incredible opportunity for buyers that want to take advantage of Phillips Creeks Ranch amenities and build their dream home.

Toll Brothers will be building in the Windrose section closer to the amenity center and will have lots that back to the pond. There will be around 150 opportunities and the size of the lots vary but will be a standard around 90 wide by 130 deep.

Newcastle Homes at Richwoods in Frisco is selling like crazy!!!

Out of their 31 lots in the Country and the Landing, as of today only 2 of the lots are not spoken for. The others are either closed, sold or on hold. See below.

Why is Newcastle selling so well? It’s simple.

Newcastle Homes has been around for many years in DFW. They have seen the ups and downs. They get it.

Update on Richwoods Amenity Center, Pool and Playground

Richwoods Amenity Center in Frisco is 97% complete! The landscaping is almost completely in and the interior is amazing! It has plans to open early summer!!!

First the entry for Richwoods Amenity center opens to a beautiful foyer with arches and a great combination of tile and stone. There is a flat screen that welcomes you with a large information center to the left about Richwoods.

To the right you will enter the 4,000 square foot work-out facility with lockers, and two large rooms for individual classes.

But what really impresses me is to the left. You walk into a large beautiful open room that boasts a Texas sized fireplace, bar area and cathedral ceilings with rows of lighting right above your head!

The cedar beams really give it character and the stone on the walls make it feel both new and luxurious.

The plans are residents can rent this room and another out for parties or gatherings for a nominal fee. I can’t wait!

The resort style pools slide is almost complete and looks to be both fun and safe for the kiddos.

The pool was being filled up today and looks great!

The Playground that is adjacent to the pool is up and after the big rain last night, they are waiting to add the wood chips until they level out the mud. Again, great for the kids.

All builders are continuing to sell strong and raise prices. On June 1st there will be a rise on price for lumber so I am sure the prices will continue to rise.

Landon Homes in Richwoods Hollow has sold 5 of their first 7 that have been released as of yesterday. They have plans that begin in the $360’s for around 2,900 square feet.
