KHOV Prestondale Plan in Richwoods

On the corner of Russell in Richwoods, K Hovnanian has almost completed a Prestondale plan and it is fantastic!

A 4 bedroom 3.5 bath home with a media encompasses 3,722 square feet and feels in the mid 4,000’s! It has a soaring 2 story entry with a very unique “S” curved staircase.

The family room is a 2 story vaulted ceiling that is open to the gourmet kitchen with a enormous 1/4 pie shaped island.

Richwoods in Frisco’s form board are up

The first form boards are up and the diggers are starting the first hole on the East side of the HUGE amenity pool! As things progress, I have a feeling that there will be an additional wave of new buyers coming in after seeing this masterpiece.

The best part is that the entire center will be ready for the summer of 2013. The planned finish time for the entire project is around 9 months.

Richwoods Amenity Center Underway!!!

This picture is hard to tell, but there has been tractors and water trucks doing the preliminary work on the amenity center for Richwoods.

On September 1st, I noticed stakes that were placed out on the land outlining the clubhouse and workout facility. Then the picture shows yesterday the section was being outlined on the surface. And today, the water trucks were out settling the land and preparing the dirt.

The amenity center project is considered a commercial property and has taken longer to get things going with the city of Frisco.

It is projected to take around 9 months to complete and should be ready for the summer of 2013.

This is a main reason that I made the move with my family to Richwoods, because when things get closer to completeion . . . YOU WILL NOT BELIEVE IT!!!!

Landon Homes in Richwoods Place Lot Holds

You would think after summer and 4 months of selling that a community like Richwoods in Frisco might slow down a little . . . Well there is no signs of it if there is!

First Home to close in Richwoods

I am happy to say that my clients will be the first home owners in Richwoods in Frisco.

It has been a long couple months, but they will be closing on Friday and be the 1st to move in to this magical place.

Here is a quick re-cap of their buying experience.

They were one of the first buyers to contract in March.

Their home is now $35,000 more than when they purchased.

They did not do many upgrades and as you can see below, it looks fantastic!

Richwoods Putting the finishing touches on the Entry Wall

As you can see above, Richwoods in Frisco is placing the double pyramids on the posts of the entry wall.

It’s still a very, very crowded new development that is very rare for new communities. All of the builders have almost completed their models in Richwoods and will all be complete by the end of September.

The amazing thing that has yet to happen will be the breaking ground of the Amenity Center on October 1. It will definitely bring many current homeowners from across the street in Hunters Creek and Turnbridge Manor to gander at the builders and take a hard look at moving.

Richwoods goes with Pyramid Stones to top off stone posts

Richwoods dropped off many pyramid stone tops to complete the ring roads wall. At first it looked odd the stone larger end posts, but now it completes the look.

There will also be smaller stone posts like seen above in Richwoods Place that will allow residents to access the ring road jogging path. This is a very creative way, I must say, the the Richwoods development has a leg up on the other Frisco master planned communities.

And lastly, if you haven’t seen the new John Landon Signature Series Model, go tomorrow! It should be 100% complete with one of the most beautiful designed model I have ever seen! It’s amazing!

Eliminate your PMI from your monthly payment in Frisco

If you are looking to buy in Richwoods in Frisco or Lawler Park in Frisco, would you like your monthly payment to be smaller? If so, I can help most of you.

If your down payment on a new home in Richwoods or Lawler Park is less than 20 percent of the appraised value or the sale price, you must obtain private mortgage insurance, known as PMI, with your lender.

This allows you to bring to the closing table a smaller down payment because your lender is now protected against any default on the loan by you.

PMI charges vary depending on the size of the down payment and the loan, but they typically amount to about one-half of 1 percent of the loan, according to the Mortgage Bankers Association of America. They are also not tax deductible like interest.

Here is an Example on a $400,000 sales price:

Let’s say you put down 10 percent or $40,000. The lender multiplies the 90 percent loan, or $360,000, by .005. The result is an annual PMI of $1,800 which is divided into monthly payments of $150.

Most home buyers need PMI because 20 percent of the sale price on a home is a lot of money; for instance, that’s $80,000 on the $400,000 home. Home buyers must maintain the PMI premiums until they cross that one-fifth-of-principal threshold, a process that can take years in longer-term mortgages.

But I have a way to reduce that extra $150 a month to $0. Not every one of my clients will qualify, but the majority of them do and already have.
