In Richwoods is adding Stone. The owner mentioned that he was projecting completion of the model in the next 45-60 days. It’s going to be a great open plan and be a big seller for Newcastle.
The John R. Landon Signature Series model has been slowly coming together, but starting to look incredible.
The 52 inch cabinets sure make a difference when you look at the kitchen. Even with just a couple of lighting fixtures in the rooms, this model is going to be one “High-End” home!
And Lastly, the Toll Brothers “Wow” Model is starting to take form. We all know the design of Toll will blow the competition away with their in house architects, but so will the price. From what I know about Toll, when Richwoods is all built out this model will probably sell for $1.2mm!!!! No joke!

I will be hosting an informational seminar about Lawler Parks details including the different sections, plans for construction, both builders Darling Homes and Highland Homes, plans and pricing, and more. I will give a 30 minute overview.
Then I have begged my sister-in-law to talk for a couple minutes about Frisco ISD since she is the PTA President for Vandeventer Middle School where the Lawler Park residents will be zoned to go.
Then I will discuss my client buy/sell advantage for buyers to use me as their representation on the buy/sell or buy & sell. It helps you keep money in your pocket and market your pre-owned home better than anyone in this area.

Are Tony and Candice about to buy a home from a Toni?
Well its been an incredible year for one of my favorite athletes Tony Romo this past year. Getting married then having his new baby boy . . . so whats next on his agenda huh? Yep, moving closer to Frisco!
Currently he lives in Irving in what most people call a “Bachelor Pad”, but sources have told me that this past weekend Tony, Candice and baby took a trip right around the corner from where I grew up in North Dallas to one of the most sought after neighborhoods, (rarely even known by the public) called North Forty. I’m sure you will be google mapping the street if you are reading this, and no, the first house off of Frankford is not it! That belongs to Mr. David Weinreb, CEO of The Howard Hughes Company (Another one of my favorite people, Howard Hughes) that develops, acquires and creates some spectacular properties on a very large-scale.
But in comparison, the home that Tony looked at is currently owned by the youngest of the 3 Toni & Guys, Anthony Mascolo or the widow of Toni (Who knows?!?!). They picked the home up on a short sale in 2003 when it had only 5,749 square feet and I am guessing did a total remodel because on the tax rolls it is close to 15,000 square feet!
It was Officially the Most Expensive Super Bowl Rental in Dallas that included a Private Jet, Ferrari, and Super Bowl Tickets! It’s main highlights are a media room, exercise room, spa room, sauna, game room with full size bar, outdoor lounge with pizza oven, swimming pool, 4 manicured acres, sports field and an elevator.

There has been a tremendous amount of activity at Richwoods in Frisco.
“As of today, there is a total of 91 homes contracted on in RICHWOODS!!! That is amazing!!! That is all 4 builders combined: Newcastle Homes, Toll Brothers, KHOV and Landon Homes.”
As you can see from the video, things are moving quick!
There are currently 3 completed Models. ( 2 for Landon in Richwoods Place and Richwoods Glen; and KHOV’s in Richwoods Place) The new KHOV model is complete and Kim Stewart will be moving in the model tomorrow! The Newcastle Model is slated for Sheetrock in the next couple days, and the John Landon Signature Series model is about a couple weeks to go. (Story about the models to follow)
There are currently 7 homes for homeowners being built and another 12-15 that have the frame boards up and are waiting in line. All of these homes are Landon’s in the 64’s and some are in the 74’s which are in waiting.
K Hovnanian (KHOV) will start all of their homes in the first phase and plan to close them all by the end of KHOVs fiscal year which is at the end of October. 2 will be specs right now and there will not be a huge discount as usual with specs because they plan on selling both full price.
Newcastle plans to start 2 of their homes next week. And Toll Brothers is up in the air. They have not started either of their two models.

The Landing in Richwoods in Frisco has released phase 5!
The lots might be the best of the 84 foot wide section due to their location and easy access. Both John R Landon and Newcastle Homes on the 36 lot release.
Some of the lots have the old mature trees that will be in homeowners backyards! But these lots will most likely be sold when plans have been created to fit the footprint of these smaller, but very sought after lots.

Stonebrook Parkway connecting to the Dallas North Tollroad has been an anticipated connection for close to 8 years now in Frisco. But it sure looks like the timing of this connection couldn’t be better for Phillips Creek Ranch.
Stonebrook Parkway from Fighting Eagles to Longhorn Trail plans to construct a new four-lane divided concrete roadway including a bridge under the BNSF Railroad. The project includes paving, drainage, water, wastewater, sidewalk, lighting, landscaping and irrigation to be complete.
Phillips Creek Ranch will have two main connectors to travel back East towards the Tollroad. These roads are Lebannon and Stonebrook.
As it laid out now, Lebannon is the only direct route to the Tollroad and continuing to Preston and the Stonebriar Mall area. Once Stonebrook is complete, it’s almost a straight shot to both areas.
Currently, the US Corps of Army engineers have received plans for final signatures and there has been an agreement to add the railroad bridge for the underpass which is being prepared by BNSF and is expected to be ready for City execution in May.
The construction should begin in late September of 2012 or early October 2012. This is ideal timing for the opening of Phillips Creek Ranch residents and their commute East.
I was out at Stonelake Estates in Frisco today and realized how great this plan was that Shaddock Homes builds.
I currently live in Plano in a Sotherby, and when I walked in the door to this home, I felt like I was at home. Sotherby Homes was a branch of Shaddock a while back, and the feel is so unique.
On top of the feeling, this Floorplan might possibly be the most open and perfect flowing plan I have EVER BEEN IN.
I walked in trying to find an issue . . . And couldn’t. It makes sense.
From the traffic patterns to the location I the bath and the utility, that home is unbelievable.

From the information on the signs around the 950 acre community plans were to open in Fall of 2012, but builders in the community tell me they are way ahead of schedule. The developer Republic Property Group has never rushed their timing since they acquired the highly sought after West Frisco dirt and have kept on schedule.
This almost never happens with developments, especially ones with over 3,700 homes at build-out! Richwoods in Frisco Texas had plans to Open in January 2012 and they ended opening in March 2012. Phillips Creek will include 9 of DFW’s finest builders: Darling Homes, Highland Homes, K Hovnanian Homes, Huntington Homes, Shaddock Homes, Standard Pacific Homes, LionsGate Homes, Belclaire Homes and Drees Homes.
Within phase one of Phillips Creek Ranch, the lots will range from 55 feet wide up to 83 feet wide and starting with prices from the high $300′s up to 2 Million dollar estate homes. Quite a significant difference in type of home, but it all looks like it can and will work very well. And if you are looking for variety, you have come to the right place. Phillips Creek Ranch in Frisco is ideal with nine unique builders!
The Lawler Park development will have a total of 348 lots in all, while Phase one of Phillips Creek ranch will consist 314 lots! I am also sure that if anyone with small children are planning to live in Phillips Creek Ranch, Phase one will be the only phase of PCR that residents will attend the Blue Ribbon Elementary School Bledsoe. Bledsoe is very well-known in Frisco ISD as the top of its class when it comes to teaching and number of outstanding academic achievements.
Phillips Creek Ranch will be the only development in North Dallas and Frisco to have what many in Lantana are raving about. I would like to announce the beginning of the future of new home developments. Phillips Creek Ranch will have monthly dues of $175. Yes, $175.
What? That is way too much. Not really.
From the many years of experience selling real estate with Holden New Homes, both pre-owned and new home buyers were very clear with what is needed and not just wanted. These two necessities are “feeling safe at home” and to “make things easier with maintaining the home”. The HOA fee will include, front and side yard maintenance and a monitored security system 24 hours a day on each home!
