It’s exciting!

Two sign markers go up the same day that the City of Frisco is meeting to approve a Dallas Cowboys Headquarters and a practice facility.

Hmmmmmm?!?

20130812-133937.jpg

My guess is “Frisco Station – New home of the World Champion Dallas Cowboys – Coming 2016”.
But I could be wrong. (Highly Unlikely!)

Considering there is a party tent 50 yards away!!!!

More to come. Stay Tuned!

This will take place at the intersection of Warren and Gaylord at where the Frisco Station development will be.

Frisco Mayor Maher Maso waiting until Tonight

20130812-092434.jpg

This morning at the monthly “Coffee with the Mayor”, City of Frisco Mayor Maher Maso kept tight lips about the Dallas Cowboys move.

After he spoke of multi family and zoning around Frisco, he ended the talk and all 3 news crews were in his face asking about the Dallas Cowboys move.

20130812-092851.jpg

He politely said three different times that all would be discussed tonight and he welcomes them to attend.

Dallas Cowboys move to Frisco to be ANNOUNCED tomorrow at Frisco City Hall

The Dallas Cowboys new Headquarters and Practice Facility will be announced tomorrow at Frisco City Hall.

20130811-235800.jpg

I was made aware that 3 consecutive City of Frisco meetings are scheduled for Monday at Frisco City Hall, outlined as follows:

20130812-000049.jpg

At 4:30pm, first is with the Frisco Community Development Corp. Here the agenda that is set behind closed doors for the FCDC to meet with legal counsel to first discuss the lease, sell or exchange of land at Warren and the North Dallas Tollroad.

The City of Frisco owns 90 acres of the 317 projected Frisco Station project and they have to decide what makes the most sense for the city.

The agenda then plans to discuss the terms of the deal publicly between the City of Frisco, Blue Star Stadium, Inc., Blue Star HQ, Inc., Blue Star Frisco, LP.

“HMMMMMM, that Blue Star name sure does ring a bell doesn’t it?!?”

20130812-000807.jpg

At 5:00pm the Frisco City Council will hold a meeting to “consider and act upon” a “Master Planned Development” at Warren and the Tollroad. “Hmmmm?!?”

Then the agenda states that they will also “consider and act upon” an approval of the Frisco Economic Development Corporation and the Frisco Community Development Corporation to execute and deliver agreement regarding the development.

And lastly, they plan to “consider and act upon” the expenditure of funds necessary for the FEDC and FCDC to fulfill obligations for the Master Planned Development.

20130812-001517.jpg

And finally at 5:30pm, the Frisco Economic Development Corporation will meet to “consider and act upon” Master Planned Development for the facilities.

Then hopefully “consider and act upon” a performance agreement between Blue Star HQ and FEDC.

Even the Frisco Independent School District has released that they plan to have a special meeting on Monday at 6:45pm to discuss the “master planned development”.

“Which we all know is Frisco Station!”

But wait, there’s more.

The initial plan is for the Cowboys to share a domed stadium (like the one below, just a domed stadium!) with FISD that will serve as the Cowboys indoor practice facility and host Frisco high school football games!

20130812-012250.jpg

Now I will believe NFL players sharing with High Schoolers when I see it.

After the Monday meetings, i’m sure that The City of Frisco and Jerry Jones will hold a big press conference on Tuesday at the Frisco Station site to discuss specifics. It just sounds like Jerry right?

The Cowboys and FISD will split the cost for a domed stadium that will seat around 12,000 fans for games and can hold up to 22,000 for concerts and other events.

The Frisco ISD high school football games will be played on Thursday and Friday nights. I don’t know any school district with an indoor stadium!?

There are currently six schools in the Frisco ISD. Independence High School will be added in 2014 and an eighth called Reddy High School in 2015. Currently Frisco ISD only uses Memorial Stadium and FC Dallas Stadium.

I’m guessing this decision is based on the addition of the two new high schools. I’m sure, they would have to build another stadium for all of the High School games so why not get the big boys out here and share it like they do with FC Dallas? Makes sense to me.

20130812-002759.jpg

If you didn’t believe me the first time, believe me now!

My contacts were right!

Lets all welcome the Dallas Cowboys Headquarters and new Practice Facility to Frisco tomorrow in 2016!

5 Reasons Why Dallas Cowboys move to Frisco, Texas helps Real Estate for the City of Frisco

20131118-101035.jpg

I think this would be a good thing on multiple fronts, but lets talk real estate.

1) Players may move and establish homes in Frisco. I have seen many professional athletes move to Frisco to raise a family like former heisman trophy winner Tony Dorsett, Jason “Jet” Terry and Marcus Spears. This is good for bringing the “celebrity factor” to the community for re-sale.

2) Frisco will get press (continually) with the Cowboys headquarters here. Whenever Dallas Cowboys news is on, Valley Ranch is normally mentioned. So substitute “Frisco” for some incredible branding exposure. Frisco will be associated with Dallas for new business relocations to consider to raise their family.

20131118-101210.jpg

3) This will further solidify Frisco as a “sports” city. Currently having the Dallas Stars, FC Dallas, Frisco Roughriders and the Texas Tornadoes has brought a great amount of attention to Frisco as a sports mecca for professional and children as well. Every client that had a family that I have ever sold a home to has asked about the “sports” in Frisco. Huge factor for many when considering to buy!

4) Frisco location and highways are very well positioned for players to get to/from practice and home/nightlife/airports, etc. with the Dallas North Tollway and 121. The players will put Frisco on the top of their list since the majority of the time they will be at the practice facility. More players, more excitement and more money for the city.

20131118-101603.jpg

5) Travel/tourist income will increase significantly! Press, visiting players and families (recruits, etc.) and the myriad of businesses that do business with the Cowboys will add more revenue to the local hotels and restaurants. More money, nicer retailers, restaurants, luxury hotels all drive up real estate values.

There you have it, Top 5 Reasons the Dallas Cowboys move will positively effect Real Estate in Frisco.

BREAKING NEWS: Dallas Cowboys to move Practice Facility to Frisco Texas!

If you don’t think Frisco is the place to buy a new home, think again.

20130722-223123.jpg

The Dallas Cowboys Football Team will be moving from Valley Ranch in Irving to Frisco Station off the Dallas North Tollroad and Warren Parkway in Frisco, Texas.

You heard it here first!

As a Frisco resident and a huge Dallas Cowboy Fan, I am ecstatic. But not only me, every resident should be thrilled at this announcement.

The Dallas Cowboys plan to build a 10,000 to 12,000 seat practice facility that will allow the team to have fans watch some practices during Pre-season. Noting like Valley Ranch, aka “Fort Knox”, no ins or outs!

This will not only bring in hundreds of millions of dollars to Frisco, but it will jump start the appeal and attraction for businesses and families to want to call Frisco home!

The Cowboys have called Valley Ranch their home for their practice facility since I was 6 years old (for a total of 28 years), but things are changing.

Frisco will be their new home.

Not only did their bubble facility collapse a while back and they have not had an indoor facility since, but the location just will not work with the outdated facility at Valley Ranch and the long drive to and from the nearby highways.

Additionally, there is no dining area for the players that has been a must for some of the newest facilities around the league.

20130722-223937.jpg

Enter Frisco.

Frisco Station plans to be on the Northwest corner of the Dallas North Tollroad and Warren Parkway on a 317 acre site. Houston-based Hines Development recently unveiled plans 4.5 million square feet of office, 40 acres of retail space, 2 hotels (1 full service and 1 limited service) and single family homes with apartments and town homes added to the mix.

20130722-225315.jpg

Hines has developed Petco Park in San Diego, California and Toyota Center in Houston, Texas. They are one of the worlds largest private developers and are very experienced in all types of development such as sports complexes. Also Univest, Rudman Partnership and the Frisco Econimic Development Corp. will partner with Hines on the project.

What’s even better than having the Cowboys indoor facility down the street where you live? See below:

When the indoor facility is built they will SHARE the complex with the Frisco Independent School District! And this will only bring large tournaments, playoff games, possibly bowl games to Frisco, Texas.

Not to mention, residents with students in FISD athletics will most likely have the chance to play their playoff and championship games in the facility like they do currently at the FC Dallas Stadium.

20130722-230723.jpg

“For kids to play on the same field as Tony Romo is a big deal!”, exclaims Josh Patton a Frisco resident.

And yes it will be. If construction on Frisco Station get going sooner than later, the Cowboys will make the move by 2016. (By this time the Dallas Cowboys will have another 2 Super Bowl trophies though.)

In summary, Frisco is and will be THE place to be in the future. We have brand new everything, the best schools in DFW, the hottest new home communities and now the Dallas Cowboys!!! What?!?
