This is by far the biggest news in Frisco Real Estate since Richwoods, Lawler Park and Phillips Creek Ranch!

James Petty was a successful businessman after selling a wire and cable company. He not only used to raise the Frisco Roughriders horses, but he was the Mascot of the Roughriders! Now he is one of the owners in the Mesquite Championship Rodeo.

Petty along with the other owners held out for a long time, but after the market came back and they were approached by KHOV needing lots in Frisco to satisfy their stockholders, the money was just too much to pass up.

So on April 29th, 2012, K Hovnanian purchased the property from all of the land owners in one big swoop.

What’s so special about this 38 Acres in Frisco, you might ask?!?

In new home developments, you can rarely find a very unique lot in any of the latest North Texas communities. That will now change.

Enter Liberty Crossing Frisco.

Here’s why. The acreage off of Independence already has water features with arteries from Rowlett Creek, but mainly it’s the beautiful huge trees that I am hoping will all remain with the rolling terrain near the middle of the acreage.

I spoke to Kim Stewart at K Hovnanian (KHOV) today and she let me know of a home that has come back on the market in Richwoods Place.

The plan is a Oakview at 3,611 square feet, 4 bedrooms, 3.5 baths, game room, media and a 2.5 car garage. The home faces East and is in a fantastic location in the neighborhood with easy access in and out.

The KHOV home is loaded with upgrades and is listed at $492,900. Kim has told me that there is also a $20,000 incentive for upgrades on that home.

It is not normal to be able to pick up a home in Richwoods at this stage and to be able to close and move in by the end of October.

While I was in the KHOV office today, Kim was writing a contract on the Prestondale so there is only 4 homes left for KHOV in Richwoods.

KHOV selling crazy in Avignon in Plano!

Avignon in Plano has had a rough start. It began as a high end custom community, but not anymore.

Recently Toll Brothers has started selling and they are selling anything and everything they put on the ground. The appeal of Avignon is two things: location and schools.

Everyone has heard how good Plano Schools are, but Avignon is actually the only fantastic location off of Windhaven and a block from the Tollroad with access to anything.

Enter KHOV.

Capitalizing on other custom builders misfortunes, KHOV came into Avignon and purchased the remaining 45 lots.

Toll Brothers developed a second phase of Avignon, and KHOV saw the opportunity to come in and match their unbelievable sales for high end homes.

Here’s the catch, KHOV starts in the $540’s!

Granted the lots are standard in the first phase at 75 wide and 75 deep, but for the location it really doesn’t matter. In phase two they do have some 80 wide by 80 deep lots and a couple oversized available.

Another advantage that new KHOV buyers have is instant equity due to the custom homes all around the lots. I personally know a family that built a home for 1.2 million!

Announcing Beazer Homes at Miramonte in Frisco!

Beazer Homes acquired 232 acres of land in Miramonte in North Frisco!

This is a very big play for Beazer Homes but with the great location off Preston and easy access to both highway 380 and the North Dallas TollRoad, this could be a home run!

Beazer plans to start in early 2014 for both development of lots and sales in Miramonte. When complete, Mitamonte plans to have around 600 homes.

KHOV (K Hovnanian) Model For Sale in Richwoods in Frisco

K Hovnanian (KHOV) at Richwoods in Frisco is closing out! They have just started to market the model home for sale.

As you can see above, the models entry is outstanding! The curved staircase is beautiful. Continue to walk straight and the home opens to a large family room and executive chef kitchen below.

Phillips Creek Ranch Community Update

Phillips Creek Ranch in west Frisco, Texas is EXPLODING!!! In the first phases called Sheridan, Weston, Riverton and Waterton according to my calculations from each builder there has been a total of around 200 homes of the first phases sold since December!!!

That is unheard of for a new home development.

The builders: Highland Homes, Lionsgate Homes, Darling Homes, K Hovnanian Homes (KHOV), Drees Homes, Shaddock Homes, Belclaire Homes, Huntington Homes and Standard Pacific Homes all are seeing a tremendous amount of traffic nearly everyday through their models!

This is obviously due to perfect timing, interest rates, availability of lots in Frisco but you cannot count out what Phillips Creek Ranch has to offer from an amenity standpoint.

Update on Richwoods Amenity Center, Pool and Playground

Richwoods Amenity Center in Frisco is 97% complete! The landscaping is almost completely in and the interior is amazing! It has plans to open early summer!!!

First the entry for Richwoods Amenity center opens to a beautiful foyer with arches and a great combination of tile and stone. There is a flat screen that welcomes you with a large information center to the left about Richwoods.

To the right you will enter the 4,000 square foot work-out facility with lockers, and two large rooms for individual classes.

But what really impresses me is to the left. You walk into a large beautiful open room that boasts a Texas sized fireplace, bar area and cathedral ceilings with rows of lighting right above your head!

The cedar beams really give it character and the stone on the walls make it feel both new and luxurious.

The resort style pools slide is almost complete and looks to be both fun and safe for the kiddos.

The pool was being filled up today and looks great!

The Playground that is adjacent to the pool is up and after the big rain last night, they are waiting to add the wood chips until they level out the mud. Again, great for the kids.

All builders are continuing to sell strong and raise prices. On June 1st there will be a rise on price for lumber so I am sure the prices will continue to rise.

Landon Homes in Richwoods Hollow has sold 5 of their first 7 that have been released as of yesterday. They have plans that begin in the $360’s for around 2,900 square feet.

K Hovnanian in Richwoods has decided to waive their lot premiums on all remaining lots! This comes as they plan to spec out all of the remaining lots with their best selling floor plans!

It’s a very exciting time for KHOV knowing that they need the majority of their homes to close before their end of the year in October. Spec-ing out the homes will most likely help them achieve their goal.

A look inside Richwoods amenity center in Frisco


Richwoods in Frisco will not slow down!!! And a major reason is this one of a kind amenity center that the developer has brilliantly architected up and is delivering at the beginning of the community and not the end.

Every community that boasts a workout facility cannot compare to this over 4,000 square foot area below. The two rooms at the back (I am guessing) will be rooms for classes or a specific type of machines.

The one thing that will make the Richwoods amenity center stand out for residents is the banquet rooms. Each room will be available to residents to book or events or parties at a very reasonable price. The room in the back will also be able to open to the beautiful pool that will be an excellent backdrop for the gathering.

The pool will speak for itself. From the road, it does not look that big. But the picture below is only half of it. The company that installed the pool made a comment that it is the largest they have ever built in North Texas.
