UPDATE on Liberty Crossing in Frisco by K Hovnanian Homes

In October of 2014, K Hovnanian at Liberty Crossing opened for Pre sales. As of yesterday, here are the up to date totals for the community according to their plat map.


There is a total of 94 Lots.

  • 30 have closed
  • 22 have additionally been sold
  • Currently have 11 Spec Homes in Various stages
  • 31 Lots Available

  Opening any new community takes some time in Frisco because of permits, utilities, plan approvals etc. But for K Hovnanian Homes to be at around a 55% SOLD percentage in just 18 months puts the Liberty Crossing build out WAY ahead schedule. And honestly, I’m not surprised at all!

  The community is shaping up very well and every one of my clients are happy they made the decision to purchase at Liberty Crossing. 
  Currently, they are still offering a $28,000 incentive on build jobs and I have included the spec inventory they have permits for and are already underway below. (Which can change at any time for any reason!)
On the majority of the spec homes, they have given discounts on top of what they have already selected as upgrades to go into the home.  

   The two lots above are, by far in my opinion, the best lots available in Frisco! There were three on this cup de sac (total!) but one has already sold. The two that are available are also bordered by a creek, huge mate trees or both. They are also oversized and really will allow privacy that you cannot find in a new home community in Frisco!

The Entry features for Liberty Crossing have exceeded my expectations. The close to 14 foot stone wall is a WOW factor that wasn’t in the original plans.


Pool has been poured and great for either little kiddos with the steps or swimming laps for adults.


The form boards for the Alden 3 model that K Hovnanian is building are up and completion should be close to the end of the year.

LIBERTY CROSSING in Frisco by K Hovnanian Homes OPENS for Pre-Sales on Sunday!


After weeks and months of waiting, K Hovnanian Homes opens Liberty Crossing for sales! Yes!

The plan is to make an appointment, pick out the lot and plan, then sign a contract. They have over 300 potential buyers interested this is how they plan to sell the homes.

Also, every 4th home that is sold, the prices plan to go up $5,000. It is imperative for you if you haven’t already, to set up an appointment to go over the details.


On the first contract on Sunday I learned a lot! Schools currently are Comstock Elementary, Scoggins Middle and Independence high.

$17,500 incentive for structural/design plus another $2,500 for design if you perform on their schedule.

And an additional $10,000 if you use their lender KHAM. Which I would recommend to look at closely cause $10,000 incentive is no joke.


And then on top of that, you have the best rebate from any broker from me at 4.25% until the end of October. Which will include negotiations and help throughout the building process.

Stonebrook Crossing in Frisco has so much going for it and most people do not even know about!

Liberty Crossing in Frisco by K Hovnanian Homes (KHOV) nearing Grand Opening!


The time is almost here for K Hovnanian Homes at Liberty Crossing in Frisco to start their pre-sales! The street are in and their sign went up yesterday.


Liberty Crossing will be a smaller development with only 94 homesites on the current conceptual plat. There will be a pool and park at the front of the development. Standard Lot sizes will be 65 feet wide by 120 feet deep.


But here is why Liberty Crossing really matters!


Above is one of these reasons. There are about 10 lots that are so unique, it will most likely be a first for any new development in DFW but for sure Frisco. The lot above is one of only 3 lots on Bunker Hill Court! Around these lots there is a beautiful winding creek! Are you kidding me?!?


The other lots have other unique features as well such as being oversized, backing to the large mature trees or opening your door to the almost forest in your front yard. Yes some communities are able to save some trees but nothing like this!


The floor plans are projected to be the same as at Richwoods but add and subtract a couple to the lineup. My best guess on pricing would start in the mid $400’s. (But that won’t last that long.)

There will be both front entry and rear entry through Liberty Crossing.

Plans are to open sales at the middle of August or possibly September.

WOW! Southeast Community Park coming on 104.5 acres in East Frisco!


An extension to Harold Bacchus Community Park, there are plans for Southeast Community Park that will include the Extension of Taychas Trail.

This is HUGE for Lawler Park residents and the new Liberty Crossing because this is walking distance. The current owner is the City of Frisco so it is good to see they are keeping with open spaces since the development is booming.


Access will be provided by both Main Street and Independence Parkway. The Preston Trail Community Church being built on Independnce will have this park wrap the majority of the church.

More great news for East Frisco and all of the new communities to have a park this large to be closely.

New Home Neighborhoods in Frisco and status on their Lots


Above are the numbers as of 12/31/2013 of all Frisco Neighborhoods that have lots not currently built on. It shows the “LI” which is Lot Inventory – which are lots that have been released by the developer. And “PL” which is Pipeline Lots that will become available in the bear future.

After taking a quick look, at first it just looks like a lot of numbers. But I did notice something that is very good for new buyers.


Forget about the “LI” column and just look at the total and PL columns. If you see the same number in both that means that they are new communities and will be available very soon.

But why is that a big deal you ask?


It’s very simple.

In my 11 years of selling new homes I have seen pretty much everything from both the builder and buyers sides. But consistently I have seen the first buyers ,regardless of the current market, come out way ahead from an equity position if they need to sell.

When developments open up, if you have the vision and ability to contract quickly you WIN in the long run. The builders initially price the homes way under to get sales going and boards in the air. It also allows the salespeople to create excitement by the amount of homes that are already sold. Then that is when they raise prices.

And of the 11 new developments opening, I would say that 5 or 6 have the potential to raise in prices tens of thousands of dollars in the first six months. A couple I KNOW this will happen is Diamond Point Estates, Liberty Crossing and Kingswood Village.

Those three will most likely make those initial buyers very comfortable financially in their minds and also put them in a great location and great community.

Eldorado Parkway in Frisco opens with 6 Lanes from Tollroad to Custer!


It’s a dark picture but this is between Custer and Coit going West on Eldorado Parkway in Frisco.

This has been a two lane highway FOREVER! But this helps tremendously with traffic flow East/West in North Frisco.

This helps Willow Bay, Stonelake Estates, Arbors at Willow Bay, Independence Estates, Liberty Crossing and many other new home communities with access to highways!

It’s also very good to know that Frisco is making sure that both Eldorado and Main Street are both 6 Lanes by the time Brinkmann starts selling off his land.
