The Landing in Richwoods in Frisco has released phase 5!

The lots might be the best of the 84 foot wide section due to their location and easy access. Both John R Landon and Newcastle Homes on the 36 lot release.

Some of the lots have the old mature trees that will be in homeowners backyards! But these lots will most likely be sold when plans have been created to fit the footprint of these smaller, but very sought after lots.

Landon Homes in Richwoods Glen offers Hardwoods Standard

Starting tomorrow at The Glen in Richwoods, Landon Homes will have “Nailed Down Hand Scraped Hard Wood Floors” as a STANDARD!!!

Most luxury home buyers expect wood as a standard. So in the $400’s most builders are faced with this dilemma and choose to not include it so the price is lower.

Landon has a superior advantage in Richwoods because Toll Brothers is around $80,000 above Landon, same square footage adding the wood floors.

Wood Floors are definitely one of the top 3 amenities that buyers look for, and good for Landon to add this at the Glen. It will help!

2×6 vs. 2×4 in Richwoods Place . . . You Decide!?!

This morning I spent a couple hours at Landon Homes in Richwoods Place writing a contract and my client starting asking questions to Max Luce ,the salesperson, about KHOV.

I always like hearing how the builders salespeople explain their homes in comparison to their competition. So he went straight into pricing, which Landon has the upper hand currently, as expected.

I then intervened and said, “Max, what makes your homes better than KHOV?”

Max immediately, pulled out a sheet and said, “Here’s 27 ways!”

He was pretty accurate for the most part on what they offered compared to KHOV, but the one that Landon always talks about is their use of 2×6’s instead of 2×4’s. (compared in the picture)

Seeing those two boards together like that made me a believer!!! It really makes sense from not only a structural standpoint, but also the extra 2+ inches of exterior insulation.

And also, if a board is thicker and wider, it makes sense that air could not penetrate those boards as easy as 2×4’s.

So that made me think to myself, “Is using 2×6’s instead of 2×4’s that important?

I have a couple of calls out to some custom guys I know and will report back in when I find out.

Newcastle Homes in Richwoods is the “sleeper”


Newcastle Homes Model in Frisco

Newcastle brings the luxury feel with a Texas look.

When I speak to a completely new buyer about Richwoods, there are the same questions asked that I feel I have perfected the answers:

  1. Who are the builders?
  2. What are the prices?
  3. What are the Lot sizes?
  4. Who gives the best incentives/deals?

And so on . . .

The most important question is the one that is never asked, “Who is the best builder?”

Now, promoting Richwoods in general, it is my job to give information regarding all of the builders as the same and all are the best right? WRONG!

I am a critic too, just like anyone that walks into a house for the first time.  Either it WOWs you or it Confuses you about certain aspects and features that just don’t seem right.  Long story short, there is a difference.

Landon and K Hovnanian are Production builders, and Toll Brothers in borderline.  These three are at the top of their field when it comes to volume and building a great home.  Toll will make more changes, where Landon will, but not as many.  Same with KHOV, they will make changes but not as many as Toll.  Toll is thousands higher in price, but will allow changes.  KHOV is higher than Landon, but includes a little more standard and will do a couple more changes.  And I can go on and on and on and on . . .

Newcastle Kitchen

The Newcastle Kitchen mixes modern with a Texas feel.

Newcastle Home in Richwoods is the ONLY “True” Custom Builder currently.  Yes, the other three are semi-custom, but you can have whatever you like with Newcastle!  This reason and the fact that many do not know who Newcastle is, are my main reasons they are going to start selling a tremendous amount of homes in the next couple months.

The model that they currently have under construction will blow people’s minds with the couple unique features that you will have to see in the next 45 days.

Not only that, but you also have the attention of one of the owners, Robert Jones, throughout the process and he looks at every home he builds as if it were his own.  They make a point to make your home something you are proud of and shows your tastes and personality.

The other huge pluses about Newcastle are they look at traffic patterns and position room in plans that makes sense.  They maximize the window space for the most natural lighting and use staircases for not only convenience but privacy as well.

Newcastle isn’t for everyone, but if you like the better things in life and are looking for a new home, be prepared the first time you walk into a Newcastle home because it will be love at first sight!

The Newcastle Porte-Cochere

Currently, Newcastle is the only builder offering a Porte-Cochere in Richwoods.

RICHWOODS in Frisco Total Sales Count as of today

The total number of sales in Richwoods in Frisco (as of today) is at a total of 87!!! So after only 2.5 months, there have been 87 families commit to being a Richwoods resident.

The sales are as follows for each builder:

Landon Homes : 77
Newcastle Homes: 3
K Hovnanian: 6
Toll Brothers: 1

Granted, Landon is selling in all sections and have had a entire month jump on the other builders to sell, but numbers speak.

And should be finished in the next 45-60 days. They plan to put a lot of specs on the ground as well.

K Hovnanian (KHOV) has only two lots in its first section and 5 lot holds in the next section when the lots open up.

Toll Brothers is quite a mystery to me. I have spoken to many people for months that only want Toll Brothers and from 1 contract and 6 lot holds, that is very odd to me.

Richwoods first buyers home is framed

After a couple hold ups from the city on the first starts in Richwoods, the home here on Carly is officially up and almost completely framed.

This starts a wave of over 60+ contracted homes to begin over the next couple months. The one aspect that I feel the developer did not take into consideration is the start times on homes contracted in the beginning if sales exceed manpower. And boy have they.

In a normal Frisco New Home community, there are on average 4 to 5 pre-sales and that number is very easy to handle with one builder. Each time there are more than one home that is being built, the subcontractors go in order to make the timing and costs go down.

So in Richwoods, the maximum number of homes that a very experienced builder can handle at a time would be around 10-12, ad that might even be pushing it.

If you go above that 12 number, things might get sloppy and hard to handle with one on site builder.

Regardless, the homes have begun and there is no turning back. Expect the next 7-10 years to hear a hammer or screwdriver on this piece of land!!!

Landon Homes in Richwoods raises prices $30,000 since Grand Opening


Landon Pricing CountryIt shocked me too! Believe me!

The 810 plan in Richwoods Country has raised in price $30,000 since the first day that it was in pre-sale in March with Landon Homes. This increase is exactly what I have been trying my hardest to explain to my clients with the rock bottom pricing that Landon had released in their high-end luxury homes.

I had a handful of clients jump in early, and I know they will live me know. One of my clients bought an 810 at $438,000 in Richwoods Landing and their biggest concern was if it would be a good investment. Their financial advisor told them it would not be, and obviously I couldn’t put enough emphasis on the opportunity!!!!

And what do you know, now it’s at $468,000. Hmmmmmm?!?

But they are not done.

This is after looking into traffic, the other builders pricing and anticipation of the amenity center breaking ground. Wait until the second wave of interest when the huge amenity center is erected.

John Landon Signature Series Model nearing completion at Richwoods in Frisco

The newest Luxury line of homes in the city of Frisco is being built in Richwwods called the John Landon Signature Series.

This is a first for John to build in the luxury line with his company Landon Homes, but he has done his homework. He spent many months crossing the country looking at different exterior designs, floorplans, energy features and other home items to combine all into the Signature Series.

The salesperson for Landon in Richwoods Landing and Richwoods Country, Susan Oxley, can’t hardly wait until the model is complete.

Landon Homes in Richwoods Glen in Frisco is STILL selling Homes


You would think that in only 2 months of selling the Richwoods Glen, Elmer Carino would be thrilled. Well, he is happy but not thrilled.

In phase one of Richwoods Glen, there are standard 74 feet wide lots that they are sharing with Toll Brothers. Landon only had 21 lots in phase one, and he has already sold 17!!!! But that’s not it.

Landon Homes a couple weeks ago released the second section of Lots, a total of 43. And Elmer has already sold 12 in two weeks!!!

Brad listen, I have 14 hold checks for first right of refusal on lots when I am told they have released them! This is nuts! Let me show you!” Elmer Carino Landon Homes.

And that’s not all. So just in Richwoods Glen, Landon Homes has sold a total of 29 homes in 2 months in Frisco with the homes ranging from $360,000 to $460,000!!!! Somebody please try to tell me the real estate market is not good!!!

Regardless of sales, Elmer fully believes (and so do I) that the largest portion of buyers haven’t walked through the door yet. The reason why, is when the $10 million dollar amenity center breaks ground, it will be another wave of buyers.

Richwoods is definitely one of those communities that doesn’t come around that often!!!!

Glimpse of what Richwoods will soon look like


Richwoods Development

As I entered Richwoods in Frisco on Sunday afternoon, I was passed by a father and son that passed me and gave me an idea of what this community will soon be.

I always entered and am trying to envision the $10 million dollar amenity center, how the homes will look in each section with stucco and brick/stone elevation, the placement of parks, etc.  But seeing this made me look at Richwoods in another perspective.  Instead of a minimum of 8 to 10 cars at each model, the streets will be filled with kids and cars that will gather at a house and create an actual community.

Like across the street at Turnbridge Manor and Hunters Creek, this has been happening for the past 8 to 10 years.  Those communities were a big influence on me and my family to contract on a house in Richwoods.  Being very family friendly and adding new homes, gated, in the best location to build in Frisco and the $10 million dollar amenity center, it’s just a no brainer.
