Newcastle Homes and John R Landon Signature plan to be in phase 2. This will begin when the new Richwoods Heights and Richwoods Crossing are released in the near future.

The last phase of Richwoods Country plans to be 42 Lots that will only be Toll Brothers with a projected opening end of March first of April. Directly North of Toll Brothers new lots will be Richwoods Heights where Toll Brothers and Landon Homes will also be building.

Landon Homes in Richwoods Meadows is nearly Sold Out! There are 3 East Facing lots left as well as 3 West Facing lots left to build their gorgeous Yorkshire plan or the Manchester.

The next phase of lots won’t be ready until early 2014 for construction in Richwoods Heights so if you are looking to be in a home before school starts, the time is now.

My clients have been thrilled about receiving 4% Total Commission on their purchase when buying a Darling Home. But on Wednesday it will go away. Darling Homes will start paying me less so the rebate program will disappear.

They are unique in a couple of ways. First, they are oversized by both width and extremely for depth for Richwoods Landing. A normal Standard Lot in this section is 84 Wide by 125 Deep. These lots range from 85 foot wide up to close to 100 foot wide on some of the lots!

John Landon Signature Series to raise prices $20,000 on January 1st, 2014!

This is the time of year they raise prices, but my goodness! I thought $10,000 was a lot but they either feel the market is incredibly hot or the combination of land prices in Frisco are high and/or price of labor and materials is still sky high.

Regardless, the price is going up so if you are considering, do it in 2013.

Landon Homes at Richwoods in Frisco to increase Prices $10,000 on January 1st!

While gathering sales for my Richwoods report, I wanted to let you know that Landon Homes on Richwoods Hollow is raises prices $10,000 for the new year.

This is the norm for builders this time of year, but $10,000 is pretty steep from one day to the next.

So if you are considering Richwoods Hollow make sure you lock in the lower price for 2013.

Toll Brothers at West Park in Plano selling strong

Plano is a special place for me. I graduated from Plano Senior High in 1997. And the Haggard Farm at Park and Custer was always a special place to Plano residents for as long as I can remember. The silver windmill, hay bales and the crazy looking lamas grazing by the road is what I remember the most about Haggard Farm.

Fast forward 16 years from when I graduated and the Haggard holdout to sell has ended. In August sales for new homes started by Toll Brothers the developer of the new community called West Park.

West Park by Toll Brothers is a 119 acre tract that plans to have 208 homes at buildout. The entrance will have two man made ponds with fountains off of Custer Road. Toll Brothers is also in the final decisions for what the amenity center plans to be. Below are a couple of the top runners for design of the pool and the building.

But I will tell you this, West Park is the last opportunity to build a new home in Plano. And considering the incredible location with access to all 4 major highways, West Park will sell out way ahead of schedule.

For example, when Toll Brothers opened the Estate section this summer on the first weekend the salesperson took 22 deposits!

Currently in Phase 1, there is a total of 75 lots. Toll Brothers has 50 and John Landon Signature Series has the other 25.

Toll Brothers has already sold 7 and has 7 more deposits in the Villas section. The standard lot size in the Villas is 55 wide by 115 deep.

The Toll Brothers Villas start out with the Palladio plan at 2,000 square feet for $391,995. Toll Brothers is also offering other popular plans like the Windsor, Mondovi, Glenwyck and the Normandy. The Balmoral below is one of my favorites and starts at 3,096 square feet for $446,995.

Schools for West Park are Harrington Elementary, Carpenter Middle School, Clark High School and Plano Senior High School. Harrington Elementary has a very special Chinese Emersion Program which is only 1 of 2 in the entire state.

And also there is a STEM school for grades 9-12.

The Villas by Toll Brothers plan for two models that should be completed in February 2014. HOA is $1,200 a year and tax rate is incredible at 2.19%!!!
