As you can see above, Huntington Homes is building a model home in the Estates of Craig Ranch.

This entire section has every lot developed with only one large custom home on the golf course. With Highland Homes recent success in the villas of Craig Ranch, they have decided to roll the dice and bring in the luxury product.

Richwoods goes with Pyramid Stones to top off stone posts

Richwoods dropped off many pyramid stone tops to complete the ring roads wall. At first it looked odd the stone larger end posts, but now it completes the look.

There will also be smaller stone posts like seen above in Richwoods Place that will allow residents to access the ring road jogging path. This is a very creative way, I must say, the the Richwoods development has a leg up on the other Frisco master planned communities.

Eliminate your PMI from your monthly payment in Frisco

If you are looking to buy in Richwoods in Frisco or Lawler Park in Frisco, would you like your monthly payment to be smaller? If so, I can help most of you.

If your down payment on a new home in Richwoods or Lawler Park is less than 20 percent of the appraised value or the sale price, you must obtain private mortgage insurance, known as PMI, with your lender.

This allows you to bring to the closing table a smaller down payment because your lender is now protected against any default on the loan by you.

PMI charges vary depending on the size of the down payment and the loan, but they typically amount to about one-half of 1 percent of the loan, according to the Mortgage Bankers Association of America. They are also not tax deductible like interest.

Here is an Example on a $400,000 sales price:

Let’s say you put down 10 percent or $40,000. The lender multiplies the 90 percent loan, or $360,000, by .005. The result is an annual PMI of $1,800 which is divided into monthly payments of $150.

Most home buyers need PMI because 20 percent of the sale price on a home is a lot of money; for instance, that’s $80,000 on the $400,000 home. Home buyers must maintain the PMI premiums until they cross that one-fifth-of-principal threshold, a process that can take years in longer-term mortgages.

But I have a way to reduce that extra $150 a month to $0. Not every one of my clients will qualify, but the majority of them do and already have.

This is very simple. If you are considering either Richwoods or Lawler Park in Frisco. Richwoods quality builders like Toll Brothers, Landon Homes, KHOV OR Newcastle are all eligible for my 4% Total Rebate incentive.

The reason why using me is a no brainer, is when you realize that all of these builders will not decrease the sales price a normal “3% realtor commission” it only makes sense to use my representation on your transaction.

Richwoods Entry Gates get a Roof

The Richwoods entry gates will have a unique mini roof feature that mirrors the guard house.

There will be a total of 4 mini-roofs on each side of the large cedar gates. The style is closer to a Victorian Style facade rather than the traditional brick look.

Everything is on track and get ready for the amenity center because when it breaks ground . . . You are not going to believe it!!!!

Toll Brothers Valencia Model in Richwoods

Toll Brothers in Richwoods is nearing their completion of their model for The Country Section called the Valencia in a BIG way!

It is very hard to impress me with floorplans, but I can honestly say that this plan is the widest and most open plan that I have ever seen!

The Entry alone is almost overwhelming with the wider stairs at the starter step rising to the beautiful catwalk with the 20+ foot ceilings in the family.

Continuing on, the kitchen is enormous, hallway to Master huge and the master bath and shower . . . Ridiculous!!!!

So when this model is finished, make it a point to check this place out!

Ring Road walls going up in Richwoods

If you drive through Richwoods today you will notice that the walls are going up around the ring road. Each has a specific brick design and is capped off with an Austin stone post.

This community feature is one of my favorites because the rest of the wall continuing from the stone post will be rod iron. It will help each community and section feel open as one instead of being shut off.

You will also notice the stone section at the main entrance on Independence is nearly completed and the large gates will be brought in very soon.

Darling Homes at Lawler Park is selling TOO FAST!


It looks like we have another Richwoods coming up in Frisco right across the street!!!!

As of today in The Arbors at Lawler Park, Darling Homes has only 10 lots to sell after only 1 week of pre-selling the community. That’s 15 lots that are not available.

Highland Homes in The Arbors opened this Tuesday and the sales manager has had back to back appointments.

This is the exact same way with Richwoods. They started pre-selling, wrote a lot of contracts and then things slowed down on the contract side until . . . The models were complete.

“Both Darling Homes and Highland Homes are slated to begin their models in Lawler Park at the first of September. Those plan to be complete at the end of October or first of November!”

Then Lawler Park will see even more activity because when people can physically walk through a home they feel more comfortable making the decision to buy.

The one advantage the people that have already contracted with Darling is the price. The Grand-Opening incentives are unheard of and with two of the most quality builders in the same community, you can be assured that the prices will go up quickly.
