ANNOUNCING West Park in Plano by Toll Brothers at Haggard Farm

West Park by Toll Brothers in Plano will be the last chance for a new home on Haggard Farm.

West Park has been in the works now for close to 2 years and currently offers Toll Brothers but another very good builder will also start sales very soon.

The northern portion of Haggard Farm, approximately 59 acres will consist of about 208 lots and plans to have a pool, playground and outdoor pavilion.

The entry will have two huge stone structures with two man made ponds on each side.

The community plans to have two sections, the Villas and the Estates. The West Park Villas will be around 55 foot wide standard and West Park Estates plan to be around 75 foot wide.

This is bittersweet for me because I graduated from Plano Senior High and every day or off campus lunch we would speed to Collin Creek mall and pass Haggard Farm with the Llamas and cows. But sweet to help clients move to an excellent builder in the best remaining locations in Plano.

On the first weekend, Toll Brothers received 18 hold checks out of 23 lots that they released!

Wow! Richwoods in Frisco Pool Looking Great!

The Richwoods in Frisco Resort Style Pool is looking better each day! I spoke with the developer and all the plans are coming together and looking to be on time for this summer.

As you can see above, the kiddie section will be very shallow and include great features for the kiddos!!!

According to the pool company, this is the largest pool in the DFW metroplex!

And the structure is looking very Scottish country with the unique stone elevation brought over to look Irish.

Also, Richwoods Meadows plans to start pre-selling this Monday. Also, Richwoods Place phase 15 will be pre-selling soon as well. Toll Brothers plans to eliminate their $20,000 inventive on Monday. And the highly anticipated Richwoods Hollows is looking to start pre-selling come June.

Richwoods Landing and Country picking up Steam

CONGRATULATIONS to the Johnson’s who are the 2nd closing in Richwoods Landing in Frisco!

Richwoods in Frisco is exploding in both sales and closings since March of 2012 when the builders started selling homes.

The two larger lot sections, The Landing and The Country, were the last lots to get the green light through the city of Frisco and were delayed 3 to 4 months behind Richwoods Place and Richwoods Glen.

It might sound weird that there has only been 2 closings so far, but wait until the end of March. It looks like there might be close to 10. And I know for sure there will be 5 because they are my clients.

The country is actually pretty close to the same numbers as the Landing. The Country now has a total of 3 closings but will have close to 8 or 10 by March.

The builders in The Country are John Landon Signature Series, Toll Brothers and Newcastle Homes. What surprises me the most is that out of those 11 to 14 homes, 6 will close at more than $800,000!!!! I was not expecting that at all, but an very happy to see it!!!

A look inside Richwoods amenity center in Frisco


Richwoods in Frisco will not slow down!!! And a major reason is this one of a kind amenity center that the developer has brilliantly architected up and is delivering at the beginning of the community and not the end.

Every community that boasts a workout facility cannot compare to this over 4,000 square foot area below. The two rooms at the back (I am guessing) will be rooms for classes or a specific type of machines.

The one thing that will make the Richwoods amenity center stand out for residents is the banquet rooms. Each room will be available to residents to book or events or parties at a very reasonable price. The room in the back will also be able to open to the beautiful pool that will be an excellent backdrop for the gathering.

The pool will speak for itself. From the road, it does not look that big. But the picture below is only half of it. The company that installed the pool made a comment that it is the largest they have ever built in North Texas.

This with a beautiful stone exterior with the many parking spots available and the shower and bathrooms for the pool will most likely make Richwoods the dominant new home community in Frisco.

Richwoods in Frisco Construction Update

Richwoods in Frisco is EXPLODING!!!!

It’s hard to imagine that only one year ago this property was only a field! This post gives a summary of every section and builder of what is currently under construction in Richwoods. This is took me around 2 hours to complete so if there are errors, please understand. So here we go!

There is a Grand Total of 195 Homes today in Richwoods in Frisco!!!

This includes both homes closed and in various stages of construction from form boards, plumbing, foundation, framing, etc. Take a drive through on a busy day and there are probably close to 300 to 350 workers!!!

Now lets go through the sections of Richwoods and see how each builder is doing.

RICHWOODS PLACE – 64 FOOT WIDE LOTS – KHOV & LANDON HOMES

Richwoods Place accounts for around 42% of all construction in Richwoods. K Hovnanian has a total of 26 with 8 closed and 18 under construction. Landon Homes has a total of 57 with 24 closed and 33 under construction.

These total 83 and is amazing considering things began in March! There is also a new section within Richwoods Place called Richwoods Corners that might possibly be the best lots in the entire 1600 home community!

RICHWOODS GLEN – 74 FOOT WIDE LOTS – TOLL BROTHERS & LANDON

Richwoods Glen accounts for close to 39% of all construction in Richwoods. Landon Homes has a total of 61 with 12 closed and 49 under construction. Toll Brothers has a total of 15 under construction.

This totals another amazing 76 homes since March just in Richwoods Glen!!!

RICHWOODS LANDING – 84 FOOT WIDE LOTS – NEWCASTLE & LANDON

Richwoods Landing is the slowest in growth so far in Richwoods. There is only a total of 16 homes under construction and only 1 of those have been closed. Landon has 10 under construction and Newcastle has 5. The one home that has been closed is Newcastles.

RICHWOODS COUNTRY – 90 FOOT WIDE LOTS – LANDON, TOLL & NEWCASTLE

Richwoods Country has surprised me the most out of all the sections. There is a total of 20 homes under construction with 4 homes already closed! These are $500+ and selling like hot cakes!!!

Richwoods in Frisco final touches on amenity center foundation

The entire foundation of the Richwoods Amenity Center in Frisco has been poured this morning. It’s definitely an exciting thing to see.

The parking spots have also been poured living room for landscaping and etc.

Landon Homes, Toll Brothers, Newcastle and K Hovnanian Homes have all opened new sections of lots. The prices are all higher, but some are in a way better location.

For instance: Landon has opened up Richwoods Corners. It is a small section directly across from the amenity center in the front of the neighborhood. It is amazing and they already have 8 lots SOLD.

Things are definitely hopping on my own personal home as well. Below is the progress and it is looking fantastic!!

Why Richwoods in Frisco Matters!

When my clients are considering different neighborhoods, the normal questions of location, quality of builder, schools etc., are always the main factors, which they should be. But there are a couple very noticeable items that get overlooked that make a community extra special. And these are why Richwoods really matters.

#1. Trees!!!!

I always have clients that ask where they can find a new home community with large mature trees that touch over the streets like in Highland Park in Dallas. This is almost never going to be found in new communities since there are mostly flat land areas and a couple large trees the developers have saved throughout the green areas.

In Richwoods, every home is REQUIRED to have 4 trees in their front yard!!! Normally in new home communities you will only see 2! This really helps the streets with a more natural look and will really help 10 to 20 years when they all provide shade on every lot.

#2. Different Front Elevations

The developer has made sure that you cannot duplicate a house beside or across that is identical. This really helps the community and streets to have variation and uniqueness.

#3. 10 Million Dollar Amenity Center

Currently under construction, this enormous pool, fitness center and banquet room will make Richwoods the most sought after community in Frisco.

Toll Brothers in Richwoods is doing way better than I expected. They can’t seem to keep any lots available after they have released them.

They released their second section of lots in the country and already have 5-7 spoken for! This is crazy because their average sales price in The Country is $750+!!!! To have such a demand for homes in this range is crazy, especially in Frisco, but that’s the draw of Richwoods.

Seriously, where can you find a community that is minutes from Highway 121 that can get you where you need to go fast! Including exemplary schools, gated and with a $10 million dollar amenity center?!? No where.

Toll Brothers in Richwoods releases Glen Lots

The price increases continue in Richwoods due to the opening of Toll Brothers new lots in Richwoods Glen.

Every 3 new deposits on the lots in Richwoods Glen with Toll Brothers, they will be increasing the prices $5,000. This has been almost a weekly occurrence in Richwoods with nearly every builder.

The costs are getting higher and the demand is incredible. Once the model pictured here opens and buyers can see what they can actually see what they are buying will most likely bring another wave or two to the community.

Richwoods in Frisco is capitalizing on a lot of factors going its way!

#1. interest Rates- below are the current rates. They are absolutely amazing, and a big driver in the latest increase in home sales everywhere.

30yr fixed – 3.250%- 3.375%
20yr fixed- 3.250%- 3.375%
15yr fixed -2.625%- 2.750%
10yr fixed- 2.500%- 2.625%
