It’s VAN-DE-VENTER!!!! There is no “R”. I’m usually okay with someone mispronounce words, things, people etc. But I can’t even tell you how many times I have heard “VandeRventer” in the past couple of weeks.

Is it a Texas thing? I don’t know, maybe.

But I know that my sister-in-law is the PTA President for this first year so I KNOW, it will drive her nuts!

Vandeventer will be the middle school that both Richwoods and Lawler Park students will attend.

So let’s all agree to leave out the “R”!!!

ANNOUNCING new development LIGHT FARMS in Celina


Light Farms in Celina

Light Farms Plans to be a very unique Development!

Light Farms is slated to be an 806 acre Master–Planned Community located in Collin County, Texas. The uniqueness of this community might just blow you away, but is a very good fit to be in Texas.

The development is planned to include an unbelievable combination of amenities including over an 100 acre regional park, a community center that will have a Junior-Olympic pool and recreational pool, a normal state-of-the art fitness center, parks scattered throughout, many green belts, lakes scattered throughout, and a must in new developments hike-and-bike trails.

Now here is the wild part! Also planned are a series of natural waterfalls and water ways. Among the highlights are two meticulously restored barns obtained from upstate New York – roughly 200 years old – that are slated to be incorporated into the design of the main amenity center and sales office.

WOW! I sure hope the Republic Property Group can pull this one off!

“Light Farms is ideally located in what is commonly referred to as the “Golden Corridor”, the area between Preston Road and the Dallas North Tollway and is less than 15 minutes from fine shopping, dining, entertainment and sports facilities in Frisco and McKinney,” the Repulic Property Group website states. In looking at a map, it is in a direct line of the growth going north directly down the tollroad. But don’t make plans just yet.

There are a couple of miles between the location and Eldorado Parkway in Frisco. What does this mean?

Construction of the community’s infrastructure is underway and will be followed by lot development, construction of entrance monuments and amenities. At build out, Light Farms will be home to approximately 2,700 families.

They are officially open today and have sold many homes.

Richwoods Round-Up for Friday June 15th, 2012


There has been a tremendous amount of activity at Richwoods in Frisco.

“As of today, there is a total of 91 homes contracted on in RICHWOODS!!! That is amazing!!! That is all 4 builders combined: Newcastle Homes, Toll Brothers, KHOV and Landon Homes.”

As you can see from the video, things are moving quick!

There are currently 3 completed Models. ( 2 for Landon in Richwoods Place and Richwoods Glen; and KHOV’s in Richwoods Place) The new KHOV model is complete and Kim Stewart will be moving in the model tomorrow! The Newcastle Model is slated for Sheetrock in the next couple days, and the John Landon Signature Series model is about a couple weeks to go. (Story about the models to follow)

There are currently 7 homes for homeowners being built and another 12-15 that have the frame boards up and are waiting in line. All of these homes are Landon’s in the 64’s and some are in the 74’s which are in waiting.

K Hovnanian (KHOV) will start all of their homes in the first phase and plan to close them all by the end of KHOVs fiscal year which is at the end of October. 2 will be specs right now and there will not be a huge discount as usual with specs because they plan on selling both full price.

Newcastle plans to start 2 of their homes next week. And Toll Brothers is up in the air. They have not started either of their two models.

Pull Out Spice Racks . . . A Must!!!

This may sound crazy . . . But every client that I have had purchase in Richwoods in Frisco, has placed the pull out spice racks as a “NEED”, not just a want.

“Having 100% of my buyers choose the pull out spice racks shows that for re-sell it might be as important as a master down in Texas.”

I will tell you this, the first time I saw the spice racks pull out from the wood hood, I was in awe!

I think my #1 question is, “Why did it take so long for these to come out?” it makes perfect sense! When you are cooking, why walk to a pantry, search on a counter, open a cabinet or even go to the dining room table? Why not just raise your arm and pull out the spice rack?!?

Genius, and so simple!!!

It’s funny how little things like spice racks weren’t invented in the 1900’s.

In Richwoods, both Landon Homes and KHOV both have the pull out Spice Racks in their models.

And if Toll Brothers and Newcastle include them in their models, I am soooooo right!

Phillips Creek Ranch zoned for Frisco High School . . . For Now!?!?!?

Frisco High School is where the Phillips Creek Ranch students will attend.

For the opening of Phillips Creek Ranch, the High School will be the oldest high school in Frisco, The Frisco High School Fightin’ Racoons!

Frisco High School was founded in 1902 and the original building no longer exists, but other previous locations still do. The words “Frisco High School” are still etched into the stone above the main entrance on Maple Street in downtown Frisco.

Then, a new high school facility was built just north of this location and used for many years. This school building is now used as a middle school: Staley Middle School.

Then the current new building at Stonebrook Parkway and Parkwood Boulevard, was constructed in the 1990s and still serves as Frisco High School today.

At the beginning of the 2000s, Frisco’s explosive population growth required the opening of a second high school named Centennial High in east Frisco on Coit Road and Rolater Road. Directly across from Richwoods, but surprisingly, Richwoods is zoned for Liberty High School.

Frisco ISD’s third high school, Wakeland High, opened in 2006 in northwest Frisco on Legacy Drive. This, like the opening of Centennial, also cut a large chunk out of Frisco High’s attendance zone.

The opening of Wakeland High was very important because it relieved the infamous overcrowding at Frisco High. Ever since Wakeland opened, FHS’s total enrollment has always been below the building’s capacity of 1800 students.

“The most recent attendance total for FHS is 1574 students, keeping the campus at its (quite deliberate) 4A Classification.”

And this is why Frisco keeps opening new High Schools and is determined to stay in the 4A arena.

But for Phillips Creek Ranch, plans are that in 2016, all of Phillips Creek Ranch High School resident will go to a new high school only 2 blocks from the development. It is slated to be located at 4th Army and Timber Ridge.

And for the new middle school, plans are for the new middle school to be built by Bledsoe Elementary School at Teel and Timber Ridge in 2017.

Lawler Park Hike and Bike Trail to connect to city park

Imagine walking to a multi-million dollar park area?!?!?!

When you think of a new home community in DFW, you think of a huge piece of land that has identical sized lots on straight streets with only new developer brought in trees. But not at Lawler Park.

My #1 reason that Lawler Park in Frisco has plans of being not your ordinary new home community is the plans for the hike and bike trail.

The community only sits around 200 yards south of the city of Friscos Bacchus Park. It’s not the park, but it’s the way you can access it . . . By walking!!!

Normally, you have to pack the family, kids, soccer balls and anything else when you are headed to the park. But now you can throw it all on a bike or wagon and have a peaceful walk to the parks and playgrounds.

Soaring Ceilings!

KHOV Model in Richwoods is almost done!

If you walk through the doors, you will see what I mean! The KHOV model in Richwoods is definitely not the quality that I had in mind.

Don’t get me wrong, K Hovnanian can build a great house, I just was not expecting this quality in Richwoods.

They are either putting a lot of upgrades in as standards, or loading it up with upgrades.

Unique Pendant Lights!

From the soaring ceiling on the entry, the staircase, the high-end granite and upgraded lighting package with the pendants in the kitchen or the two or three rooms that have the large wooden beams on the ceiling, KHOV is doing it right.

Looks like they are around 2 weeks out. Can’t wait to see it finished!!

Ridgeview of Panther Creek in Frisco by First Texas Homes

It’s beginning to feel like every corner I look north of Eldorado in Frisco, I see the same sign over and over . . . First Texas Homes.

And this one really caught my eye for a couple reasons.

#1 Ridgeview at Panther Creek is located just North of Eldorado off of Coit Road. This location is prime for new developments in that sector because it’s central location on Eldorado off of Coit. The reason I say this is people have always thought Independence is too far East and Preston is too far West and too crowded.

Now, new homeowners can be located off of Coit and take the two lane road across the Brinkman property and be right where nearby conveniences are much quicker. This alone will create a new demand that even First Texas does not expect.

#2 Libbey Cash Middle School – Just like Vandeventer is to Richwoods, Cash Middle School will be basically an onsite middle school for Ridgeview at Panther Creek. Many do not see this as a huge advantage but here is why. Most Middle schools have tennis courts, outside basketball courts and large sports fields like football fields that you and your family can access when school is not in session.

#3 Price point – Where can you find a 4,000 square foot home in the low $300’s?!? That alone will put First Texas in Panther Creek at the top of many buyers short lists.

So these couple points will make the 85 plus lot home community be one of the most sought after communities in Frisco for the end of 2012 and all of 2013.

Hot On Homes in Richwoods today

This will be the first of many times you will see the Hot On Homes mini-van in Richwoods in the future.

Hot On Homes is the only new home show that showcases new home communities in DFW. It helps buyers see the amenities and learn about the builders before they venture out to the community.

It normally airs on Channel 8 on Sundays at 10:30am.

The Lots have been split up!

The Landing in Richwoods in Frisco has released phase 5!

The lots might be the best of the 84 foot wide section due to their location and easy access. Both John R Landon and Newcastle Homes on the 36 lot release.

Some of the lots have the old mature trees that will be in homeowners backyards! But these lots will most likely be sold when plans have been created to fit the footprint of these smaller, but very sought after lots.
