Richwoods in Frisco has 22 homes on the ground and a New Model

As of today, 22 homes are up and at least have boards up on the first homes in Richwoods. This does not include the 10+ slabs that you will also notice when you drive through the community.

In the 64s, Richwoods Place, Landon and K Hovnanian (KHOV) has sold a total 57 homes since March!

In the 74s, Richwoods Glen, Landon Homes and Toll Brothers has sold a total of 37 homes since March!

In the 84s, Richwoods Landing, Landon Homes and Newcastle Homes 9 since March.

In the 90s, Richwoods Country, Toll Brothers-Landon Homes & Newcastle Homes have sold a total of 12 since March.

Brings the total sold count to 116!!!!

The John R. Landon Signature Series Model has the exterior complete and the landscaping in the front is complete and looks fantastic!

Newcastle Homes model
In Richwoods is adding Stone. The owner mentioned that he was projecting completion of the model in the next 45-60 days. It’s going to be a great open plan and be a big seller for Newcastle.

The John R. Landon Signature Series model has been slowly coming together, but starting to look incredible.

The 52 inch cabinets sure make a difference when you look at the kitchen. Even with just a couple of lighting fixtures in the rooms, this model is going to be one “High-End” home!

And Lastly, the Toll Brothers “Wow” Model is starting to take form. We all know the design of Toll will blow the competition away with their in house architects, but so will the price. From what I know about Toll, when Richwoods is all built out this model will probably sell for $1.2mm!!!! No joke!

John Landon Signature Series is really coming together.

From the soaring ceilings to the super master bath option, Landon is definitely doing it right!

The super master bath option includes an enormous walk in shower with dual shower heads with a 7 and a half foot shower with 5 windows. Also a 72 inch drop in extra tub and an included excercise room.

The dual staircases allow easy access to bothe the game room and media from different parts of the home.

The cabinets are huge and will have a tremendous amount of cabinets.

Landon Homes in Richwoods Country offers brilliant Wood Inlay

In the John R. Landon Signature Series, the model will include wood inlay in the Kitchen in their model.

This by far is one of the most impressive features that is rare in any home. I actually, have this in my dining room in my house currently, and it is probably the most talked about feature from most guests.

What is it about it? Who knows. But it is definitely worth it for a “WOW” feature.

“Maybe that the feature is so uncommon or that the cost is too high, but you would be surprised how affordable it really is!”

In my house we have marble squares in between. But if you price out the wood and tile, it most likely would be a very affordable option.

The model is almost completely bricked and stoned outside and is looking great! The home is sheetrocked and is a great Floorplan of the 865.

Richwoods Round-Up for Friday June 15th, 2012

There has been a tremendous amount of activity at Richwoods in Frisco.

“As of today, there is a total of 91 homes contracted on in RICHWOODS!!! That is amazing!!! That is all 4 builders combined: Newcastle Homes, Toll Brothers, KHOV and Landon Homes.”

As you can see from the video, things are moving quick!

There are currently 3 completed Models. ( 2 for Landon in Richwoods Place and Richwoods Glen; and KHOV’s in Richwoods Place) The new KHOV model is complete and Kim Stewart will be moving in the model tomorrow! The Newcastle Model is slated for Sheetrock in the next couple days, and the John Landon Signature Series model is about a couple weeks to go. (Story about the models to follow)

There are currently 7 homes for homeowners being built and another 12-15 that have the frame boards up and are waiting in line. All of these homes are Landon’s in the 64’s and some are in the 74’s which are in waiting.

K Hovnanian (KHOV) will start all of their homes in the first phase and plan to close them all by the end of KHOVs fiscal year which is at the end of October. 2 will be specs right now and there will not be a huge discount as usual with specs because they plan on selling both full price.

Newcastle plans to start 2 of their homes next week. And Toll Brothers is up in the air. They have not started either of their two models.

Pull Out Spice Racks . . . A Must!!!

This may sound crazy . . . But every client that I have had purchase in Richwoods in Frisco, has placed the pull out spice racks as a “NEED”, not just a want.

“Having 100% of my buyers choose the pull out spice racks shows that for re-sell it might be as important as a master down in Texas.”

I will tell you this, the first time I saw the spice racks pull out from the wood hood, I was in awe!

I think my #1 question is, “Why did it take so long for these to come out?” it makes perfect sense! When you are cooking, why walk to a pantry, search on a counter, open a cabinet or even go to the dining room table? Why not just raise your arm and pull out the spice rack?!?

Genius, and so simple!!!

It’s funny how little things like spice racks weren’t invented in the 1900’s.

In Richwoods, both Landon Homes and KHOV both have the pull out Spice Racks in their models.

And if Toll Brothers and Newcastle include them in their models, I am soooooo right!

Soaring Ceilings!

KHOV Model in Richwoods is almost done!

If you walk through the doors, you will see what I mean! The KHOV model in Richwoods is definitely not the quality that I had in mind.

Don’t get me wrong, K Hovnanian can build a great house, I just was not expecting this quality in Richwoods.

They are either putting a lot of upgrades in as standards, or loading it up with upgrades.

Unique Pendant Lights!

From the soaring ceiling on the entry, the staircase, the high-end granite and upgraded lighting package with the pendants in the kitchen or the two or three rooms that have the large wooden beams on the ceiling, KHOV is doing it right.

Looks like they are around 2 weeks out. Can’t wait to see it finished!!

Richwoods in Frisco Stone Entry Underway

Take Independence North today from Highway 121 and you will hear and see the “clinking” of hammers chiseling away large stones being sized just right for Richwoods Entry.

At Kelmscott is the main entrance into Richwoods and the large cinder blocks have been laid for the base of the wall up to 12-14 feet tall in some areas.

This is just the beginning though for the stone look. At the end of this month, the Richwoods amenity center will begin, and WOW, now that will be a lot of Stone!!!

The guardhouse has also begun to take shape and should be complete by the weekend.

You will also notice that 3 homes are already in frame stage, with 12 more to begin in the next week! And that is only in the 64’s!!!

It’s getting exciting!

Landon Homes in Richwoods Glen offers Hardwoods Standard

Starting tomorrow at The Glen in Richwoods, Landon Homes will have “Nailed Down Hand Scraped Hard Wood Floors” as a STANDARD!!!

Most luxury home buyers expect wood as a standard. So in the $400’s most builders are faced with this dilemma and choose to not include it so the price is lower.

Landon has a superior advantage in Richwoods because Toll Brothers is around $80,000 above Landon, same square footage adding the wood floors.
