  The Enclave at Hidden Creek in McKinney is smaller community by Drees that has a total of 48 Lots.  
 They have sold 31 and have started 9 Specs all that are in different stages of construction. This community is absolutely gorgeous with a tremendous amount of Mature trees at the entry and many lots have beautiful views in the backyards.

UPDATE on Liberty Crossing in Frisco by K Hovnanian Homes


  
In October of 2014, K Hovnanian at Liberty Crossing opened for Pre sales. As of yesterday, here are the up to date totals for the community according to their plat map.

 

There is a total of 94 Lots.

  • 30 have closed
  • 22 have additionally been sold
  • Currently have 11 Spec Homes in Various stages
  • 31 Lots Available

  Opening any new community takes some time in Frisco because of permits, utilities, plan approvals etc. But for K Hovnanian Homes to be at around a 55% SOLD percentage in just 18 months puts the Liberty Crossing build out WAY ahead schedule. And honestly, I’m not surprised at all!

  The community is shaping up very well and every one of my clients are happy they made the decision to purchase at Liberty Crossing. 
  Currently, they are still offering a $28,000 incentive on build jobs and I have included the spec inventory they have permits for and are already underway below. (Which can change at any time for any reason!)
  
On the majority of the spec homes, they have given discounts on top of what they have already selected as upgrades to go into the home.

Hard Eight Barbeque (BBQ) in The Colony Opens to Rave Reviews! (Including me!)


  After a morning of Thomas the Train in Grapevine, we decided that it was time for Hard Eight Barbeque in The Colony to serve us up some of its finest meats!  
   The first thing we noticed when pulling in to the parking lot was a burning smell. Obviously, we thought it was Barbeque cooking, but as we walked up, there was a worker kind enough to explain it to me. 

Hard Eight goes the extra mile to put stacks of cedar wood in those cookers that get up to over 1000 degrees! But why you ask?

 When the wood burns down to small coals, they take the wood out and use it to heat the already prepared meats as you start your walk in the line. All that, to keep the meats hot and fresh! That’s amazing!  

 When you walk in, you can order a ribeye at the first stop or continue to the meats.  

 Workers are ready to chop up any of your liking. Brisket, sausage, chicken, ribs etc. and how they price it is they weigh it when you are finished choosing! Pretty smart.  

 You continue through the doors to the inside where other necessities for eating Texas Barbeque and items are available such as macaroni and cheese, bread, corn and desserts.  

 Seating is open with long tables and medium sized flat seats very well spread out for big people with big arms like me.  

   As you can see, we got a little of everything. And pretty much EVERYTHING was amazing! The manager dropped by and even gave my wife and 3 year old son a free banana pudding, because he just RAVED about it, and boy was he right! GET IT! ITS AMAZING!  
 They also serve a free bean mix by the drinks.  

 And as we were leaving, we left through the patio and it is huge with plenty of seating! There is also a section you can reserve if you have a large party. There are like 20 tables there.  

   Hard Eight opens at 10:30am on the weekdays and it’s a good thing we got there early. Below was the line as we left at 11:45ish.
 Overall, it’s a great place with great food and a unique and fun atmosphere. 

This is their 4th location. It started in Stephenville and has since Coppell, Roanoake and here at The Colony. 

Go try Hard Eight Barbeque in The Colony for an amazing meal and experience!

Emory Park in Frisco by MI Homes plans to start Pre Sales Summer of 2016!


 
Emory Park in Frisco has plans to start Pre Sales late this summer! This will be the first community to start selling homes that was previously the Brinkmann Ranch!

   

The builder, MI Homes, is fairly new to DFW but they have been in business building homes for 40 years.  They are currently building homes  all over the Midwest, Washington DC, Texas, MInnesota, Florida, Chicago, North Carolina and South Carolina.

  
MI Homes entered the Texas market in 2010 starting in Houston then expanding to San Antonio followed by Austin. They came to DFW in 2013 and currently have 7 communities. They own several other pieces of land that are under development.

I’m pretty excited for Emory Park, and to tell you the truth there are several reasons. 

  

First off, the location directly off of Main Street in Frisco and very close to Coit Road is INCREDIBLE!  It will allow home owners easy access to both 121 Sam Rayburn Tollway, Preston and the Dallas North Toll Road. 

 

Secondly, it’s a small community. Plans are for only 105 homesites. The front section of the community will be phase one with 43 homesites which consist of 60 to 70 foot wide lots. The remaining 62 homesites will be phase two and will have home sites that are 40 foot wide. 

  

Lastly, MI Homes at Emory Park is a builder with over 40 years of experience!  In fact they are having their 40th birthday this year!  They have seen a lot and know what it takes to take care of their customers. 

  
Especially being in the Texas markets since 2010, and here in DFW since 2013. Their local team has been in this market for 15 plus years and knows how to treat their customers right!

7-Eleven is coming at the Southwest corner of Independence and Rolater in Frisco!  As a resident of Richwoods I have been very anxious to see what commercial properties will pop up in our quadrant and a 7-Eleven will definitely help future values. 

  

The 7-Eleven info is from the March 22nd, 2016 Planning and Zoning meeting for the City of Frisco. 

Since this is a portion of Lawlers Homestead, I feel pretty confident to say that his plan will only be to only sell the commercial pieces and keep his residence. Clearly, anything can happen but this is his plan for the future.

Inspiration Development in St Paul (Wylie) has some serious Potential for an Amazing Community by Lake Lavon!


  Inspiration Development in St Paul, Texas truly has what most people are looking for in today’s hot housing market! Located right on the border of Wylie, Inspiration is a new community in St Paul, Texas situated on 593 acres adjacent to the historic town of St Paul. 

   
 In the pictures above, you notice the proximity to major highways like 75 and George Bush is a big appeal for new homeowners.   Currently Inspiration will be at Akin Elementary, Bill F. David Intermediate, McMillan Junior High and Wylie East High School. 
  Current plans for Inspiration is a buildout of 1,400 homes. That’s VERY big! Currently, they are in Phase 1 but towards the end of available lots! 

  Here’s a very important part, THE BUILDERS!

I am pretty impressed with the line up that Huffines Development put together for Inspiration. 

  
You have some very important builders like K Hovnanian Homes (KHOV), Highland Homes and Meritage Homes in the section with standard lots at 60 wide by 130 deep! 

Highland Homes has around 15 spec homes in different stages that plan to be ready in various upcoming months. 

  

All 3 builders first purchased 40 lots and are almost completely out! 

  And those are some pretty deep lots for that price point! Which means backyards will all be a very nice size! 
  Then on the larger homesites you have Saxony Homes (Basically Shaddock Hones) and a newcomer Mercury Homes.

FORD CENTER AT THE STAR – New Name for the Dallas Cowboys Event Center in Frisco!

Today at 2:30pm on site at the Star in Frisco, the Dallas Cowboys, city of Frisco and Frisco Independent School District announced the new company that has received the naming rights to the Event Center at The Star in Frisco.

Stephen Jones, COO of the Dallas Cowboys, announced that they have come to an agreement with Ford to name the new event center “Ford Center at the Star!”

In attendance was Stephen Jones, Charlotte Jones – Chief Brand Officer of the Dallas Cowboys, Mayor Maso of Frisco, Richard Wilkerson, Deputy Superintendent for Business Services for Frisco ISD.  Also Fords Regional Manager Greg Wood represented Ford Motor Company at the podium.

Stephen Jones said at the beginning of the press conference,  “We were looking for a company that was dynamic and could mirror what the Dallas Cowboys were trying to accomplish here in Frisco and decided that Ford was it!”

The Mayor of Frisco, Maher Maso, added, “Ford has a great culture that is in line with the Dallas Cowboys and the city of Frisco with giving back to the community.”  Ford has a program called, “Ford Driving Dreams” that helps with providing scholarships to students.  Last year in 2014, they gave around $350,000 in scholarships to students.

Richard Wilkenson, the Deputy Superindendent for business services for Frisco ISD added, “Most importantly, this time next year we will be able to watch our kids perform here!” The Dallas Cowboys still have 2 years on their contract in Oxnard, but I was told that they do have some out clauses.

They are already halfway done with the Star as of a couple weeks ago. And I will tell you, It is bigger than you think.  Stephen said that it is around 700,000 square feet and to put that in comparison, Texas Stadium was only 900,000 square feet!

It took many months of work to get the naming rights deal done, but we all know that Ford made a very smart decision.  But now the question is . . . how much?

ANNOUNCING Lexington in Frisco – A New Gated Community with Shaddock Homes, K Hovnanian Homes (KHOV), Toll Brothers Homes and Landon Signature Series Homes


 Lexington will be developed by Landon Development, the powerhouse developer behind Richwoods in Frisco off Of Independence. Landon acquired the approximate 173 acres earlier this year and have already submitted preliminary plats for Lexington with the city of Frisco. 

   

At the City of Frisco Planning and Zoning Commission Meeting on April 28th, 2015, the preliminary plat was being discussed concerning Phases 1-6. Commission members Bobby Roberts (Vice Chairperson) and Kevin Hodes (Commissioner) both voiced their concern on the majority North and South facing lots. 

They were disappointed wanting more appeal with “curvy” streets. But the developer had a very valid statement on a letter submitted earlier to the city regarding the direction by stating “major factor of North/South lot orientation with today’s energy conscientious consumer,” which is very true!

In that letter the developer states, “The current plan will offer 1.8 acres in open space and parks, including a highly amenitized club house with a wellness center and swimming pool, similar to Richwoods!”

Now that is awesome!

  

Lexington will be Gated with 3 gates, and initially start out with a total of 8 Phases and 634 lots. Landon Development did purchase another approximate 134 acres from Brinkmann in July of 2015 that most likely will be additional phases to Lexington. This new tract of land is located South of the current phases and continues down to Main Street. 

The developer has been in touch with FISD regarding a school site on the property and the location will be at the North East corner of Lexington. 

The surrounding land around Lexington on Coit Road and Eldorado Parkway, has been retained by Brinkmann for the current zoning of light retail. This is vital considering the amount of new homes being built in and around Lexington. Commercial normally comes after residential development. 

Phases and Lots in Lexington

  

Centrally located, Phases 1-6 will consist of 502 lots and broken into three different standard lot sizes. 140 lots will be in the 65 foot wide by 115 foot deep. 208 lots will be 70 foot wide by 100 foot deep. 154 lots will be 74 foot wide by 120 foot deep. There will always be irregular shaped lots in any community which will not fall within those dimensions. 

  
Phases 7 & 8 will be North of the first 6 phases and will consist of 132 lots split into 2 different standard lot sizes. 

  
They will continue with 77 lots that are standard 74 foot wide by 120 foot deep. The other 55 lots will be considered the luxury home lots at a standard 90 foot wide by 130 foot deep. 

Lexington Builders

  

I couldn’t be happier with the builders that Landon Development has selected! All 4 builders are very well known and deliver absolutely stunning new homes. 

My best guess is as follows on which builders will be building in which section of lots. 

K Hovnanian Homes and Landon Homes will be in the 65’s. Landon Signature will be in the 70’s, 74’s and 90’s. Shaddock Homes will be in the 70’s or 74’s. And Toll Brothers will definitely be in the 90’s and possibly 74’s. 

Again, that’s MY guess! 

  
I think that the builders in Lexington will have an overall higher quality of luxury by including one of the Top builders in DFW, Shaddock Homes, comparing builders in Richwoods. 

  

Landon plans to offer an “empty nester” product that I think will be very successful and is needed in Frisco! 

The goal to start pre sale will be in the middle of 2016, but you never know in residential development. 

What we do know is that Lexington has a lot of many positive attributes going for it (from location, builders, amenities, lot sizes and being gated) and will be one of the most highly sought after communities in Frisco

Edgestone at Legacy in Frisco Announced by Developer Hines for 2016


  After Toll Brothers Development decided not to purchase this prime 311-acre property off of Stonebrook and Legacy to develop in Frisco about 9 months ago, I knew it was only time! 
Edgestone at Legacy in Frisco will be developed by Hines Development and Canadian partner Trez Capital L.P.

LOCATION, LOCATION, LOCATION

Real Estate is about location and The Edgestone at Legacy in Frisco will be the second best location in Frisco in my opinion. Second only to Starwood. 

There is too much commercial development being developed within a mile from this location for it to fail. And more importantly, Stonebrook Parkway plans to FINALLY be complete to the North Dallas Tollroad which will allow residents of Edgestone about a 3 minute drive to the main North/South thoroughfare in Frisco!   I have driven by this piece of land hundreds of times wondering, “What is the deal? Why is this not being developed?” After hearing that Toll Brothers placed it under contract a couple reasons were finally pointed out to me on why it took so long. 

#1 Bert Fields Jr. the Owner

  

Bert Fields was and still is a Frisco ICON! He was a very savvy Texas oilman, banker and rancher. Bert knew business! 

At only 23, he took over the family business of Oil and Banking and basically built it into an empire! In 2011, his North Dallas Bank & Trust celebrated its 50th anniversary with assets over 1 Billion Dollars! Not to mention the other thousand acres he also owns in Frisco. 

So clearly, there was NO REASON to sell the property off for development. 

Bert unfortunately passed away in January of 2015 but already had plans to sell the property to Toll Brothers prior. 

So Bert was just being Bert by holding the property for the absolute best time to sell, and it’s unfortunate he will not get to know how incredible his decision was! 

#2. Massive Flood Plain

 
Developers try their best to make communities beautiful, but more importantly they try to make money. That caused a very big concern for Edgestone at Legacy with the acerage of the natural 100 year floodplain. 

My best guess is 30 to 40% of this piece of land is in the floodplain. For the developer to make this site work they will have to either chop the lots up into very small lots or way over charge the builders on their lot cost. Which obviously means the prices of homes here will not be cheap! 

From the plat map, the current lot sizes look to me as 50 foot wide patio homes and 65 foot single families on the North side of Stonebrook. And 65,75,85+ foot wide lots on the Southern side of the property. 

Hines is very early in this but from my experience with developers and what is currently taking place in Frisco with the high lot costs, my best guess for the the smaller 65 foot wide lots would be around $140,000 and maybe $150,000! 

And that is EXPENSIVE! 

If that is the case when they most likely open towards the end 2016, my best guess that prices would start in the $600’s up to the Millions. So to be in this incredible new community it is going to cost you. 

They do have around 10-15% of the land highlighted senior housing and office to help offset the floodplain location.  

 
Current plans show a beautiful entry, large amenity center, a proposed city park in the floodplain, a long hike and bike trail by the mature trees and a man made pond. 

Builders 

  

Current plans are for Coventry Homes, Darling Homes, Highland Homes, Huntington Homes, Key Life Homes, Shaddock Homes and Village Builders to start initially in the new Edgestone at Legacy project in Frisco. 

  
These builders better bring their A-Game to be successful, and I know most of them for sure will! It’s a great mix of builders announced and with the Dallas Cowboys coming and Grand Park, I don’t see why it won’t be an absolutely amazing community in the future!
