Richwoods West entrance on College and Coit Road near Completion in Frisco

It’s getting close!

The West Side of Richwoods is almost ready for the streets to be poured. This will allow access to Richwoods in all 3 planned gated entry’s.

20140124-134359.jpg

The entry is carved out like the main entrance on Independence with a slight curve. Both Richwoods Crossing and Richwoods Heights are much closer to being released it looks.

20140124-134601.jpg

In Richwoods Crossing it looks like there are a couple retaining walls that are on a couple of the streets which will add character for both Landon and K Hovnanian Homes.

Current plans for Richwoods Crossing is to start selling the lots in the next couple weeks and construction to begin end of March or first of April.

Landon is taking an interest list to notify people when lots, plans and prices are released. K Hovnanian is taking $500 hold checks on their allotted lots.

In Richwoods Heights, both Landon and Toll Brothers are taking down names on an interest list and is also in the same timeframe as Richwoods Crossing.

Frisco Builders continue to Raise Prices: Here’s why and How to get the Best Deal

In today’s new home market here in Frisco, if you have been looking in the past couple months for a new home I’m pretty sure you have noticed prices increase. And it’s not stopping anytime soon.

20140124-060448.jpg

The chart above shows the latest information from the City of Frisco regarding Single-Family lots inventory. Most real estate analysts use this to evaluate a market.

What this shows is a balanced market (supply vs. demand) around the 18-24 month mark. Frisco is currently at 10 months!

20140124-061226.jpg

With the amount of time it takes to develop a lot today, builders in Frisco see a real issue since the demand is so high.

I am hearing from many of the builders that “they are not going to give away a house.” Which equates to less negotiations, and ultimately, the price is the price. But don’t let that intimidate you.

20140124-061929.jpg

I hear it pretty much everyday when negotiating, but there is ALWAYS room in every transaction. Whether it’s additional upgrades, discount on lot premiums, elevation costs etc. its there.

But it’s all about how it is presented. Each builder is different. And each salesperson structures their prices differently. There is no formula. New homes are not as simple as pre-owned homes where you are negotiating just a price.

Every builder try’s to maximize it margins and to get their bottom line again it’s about the approach.

For example:

Let’s say you sit down with a salesperson and go over the hundreds of details. And you try over and over to get them to agree to adding upgrades for free. Do you think the salesperson will be EXCITED to present an offer to their boss and go to bat for you?!? Nope. Never.

20140124-063102.jpg

Ands that’s just one aspect. It takes a good approach to make sure you get the best deal. I know.

ANNOUNCING: The Fairways by Landon Homes at Craig Ranch in McKinney, Texas and Frisco ISD

20140122-172216.jpg

Landon Homes has started development at The Fairways at Craig Ranch in McKinney, Texas. Landon Development has submitted a Final Plat for the development to the city of McKinneys Planning and Zoning Commission and it has been approved.

20140122-172341.jpg

The location of The Fairways is pretty amazing being at the corner of Custer Road and Tour Drive in McKinney. A Main entrance into Craig Ranch from the west side from Custer.

The land was originally zoned commercial but rezoned to residential. At the South West corner of the land sits First United Bank which is on the corner of Custer and Collin McKinney/ Rolater.

20140122-172604.jpg

The plans are for 24.05 acres cut up into 145 single family residential lots and 4 common areas. The Craig Ranch Villas and Estates have exploded with sales and closed homes lately by Highland Homes, K Hovnanian and Huntington Homes.

20140122-172708.jpg

Today, I spoke to the developer at the site and things are definitely in action. Stakes are out and dirt is moving. The main entry will be off of Tour Drive into the community. Below is the view turning off of Custer towards the entry location. Absolutely stunning!

20140122-172913.jpg

The Fairways will be mainly East and West facing properties and a standard size lot of 51 feet wide by 100 feet deep. Plans have not been released but the developer said that construction on the lots should be around the third quarter of 2014.

20140122-173153.jpg

I have been involved with David Craig and Craig Ranch since 2005 and am so excited to see this prime location off of Custer turn into homes. The beauty of Craig Ranch is the Master Planned Live, Work and Play in the same area.

20140122-173416.jpg

And having the TPC Craig Ranch in the community does not hurt anything at all. After speaking to David Craig today to catch up about Craig Ranch I was absolutely shocked about where the community is today! See the map below!

20140122-173742.jpg

Besides Craig Ranch, you have a location off of Custer that will allow you to get to Highway 121 in a couple minutes, city of McKinney with Frisco ISD and to be able to buy a house in 2014 for under $300,000 is amazing!

CLICK HERE FOR INFORMATION ON THE RELEASED PRICES AND PLANS

20140122-174107.jpg

Highland Homes is now sold out of the Villas and K Hovnanian Homes has 6 remaining homesites left. Huntington Homes in the Estates have 12 homes closed and many more in the pipeline.

My best guess is from the plat the homes will be front entry and be more of a patio product. Square footage could be 2,300-3,500? And prices on the sign say starting at $280’s.

Eldorado Parkway in Frisco opens with 6 Lanes from Tollroad to Custer!

20140121-195046.jpg

It’s a dark picture but this is between Custer and Coit going West on Eldorado Parkway in Frisco.

This has been a two lane highway FOREVER! But this helps tremendously with traffic flow East/West in North Frisco.

This helps Willow Bay, Stonelake Estates, Arbors at Willow Bay, Independence Estates, Liberty Crossing and many other new home communities with access to highways!

It’s also very good to know that Frisco is making sure that both Eldorado and Main Street are both 6 Lanes by the time Brinkmann starts selling off his land.

Hope Park in Frisco Review

20140119-204337.jpg

The only word I can say about Hope Park in Frisco is “WOW!”

I have a 4.5 year old and a 13 month old and I have been a very avid park parent since my first son was about 9 months. Needless to say, I have pretty much tried out almost every park in Frisco and Plano.

20140119-204626.jpg

And I can easily say this, “Hope Park Is by far the best park in Frisco!” Case closed.

20140119-204727.jpg

Located at 8000 McKinney Road in Frisco, Texas, Hope Park opened in May of 2013. It was Jenni Jensen who lives in Frisco and has 4 children that made this entire idea happen.

20140119-205551.jpg

Her daughter Nora has special needs and she had an idea to build an unbelievable park for kids in which special needs children can enjoy as well as other kids. 20140119-205907.jpg

It is situated across from one of Frisco’s other most popular parks at Frisco Commons. Which allows kids to enjoy a 2 in 1!

20140119-210157.jpg

What I found out that amazed me was that Hope Park was paid for and built by the people of Frisco! They raised money and built the park independent from the city! Wow!

20140119-210346.jpg

For those of you that have little crawlers, there is a little tot area for them. Best I have seen for the little ones anywhere.

20140119-210456.jpg

My older son absolutely loved the unique swings and other apparatuses that were there as well as a change if scenery by crossing over to the Frisco Commons park at his leisure.

20140119-210704.jpg

There are many benches for Parents and shaded picnic tables for lunch or parties. I am telling you this place was very well thought out.

20140119-210817.jpg

From the clever ramps for kids to bring their own race cars to race to the rubbery ground to help with falls, this park is amazing.

20140119-210944.jpg

There is a town area for imagination and even large musical instruments that are the nicest I have ever seen.

20140119-211100.jpg

It is one of the largest parks I’ve been too and it wasn’t crowded today, but because of how amazing it was, I can see it being crowded in the future. It’s that great!!

20140119-212743.jpg

20140119-211232.jpg

If you have kiddos and they are driving you crazy in the house, throw them in the car and drive down Main Street to Hope Park in Frisco. You will not be disappointed! Look at both of my sons faces below!20140119-212258.jpg20140119-212333.jpg

At Windsong Ranch in Prosper things are really moving. Many workers are constructing a horseshoe shaped building and it looks massive!

Stonebrook Parkway in Frisco Update

20140115-110213.jpg

The Stonebrook Parkway extension in Frisco has been long overdue to the Dallas North Tollroad. Currently, they are on the last phase (phase 4) of the construction process to complete the extension.

20140115-110434.jpg

The picture above was taken from Stonebrook Parkway looking East towards the Tollroad. They are really close to finishing it up.

But what does it mean, and why does it matter?

20140115-110620.jpg

Here’s why the Stonebrook Crossing extension matters.

#1. Stonebrook Parkway helps connect the East side of Frisco with the West side.

Yes, there is Lebannon and Main, but for the thousands of planned homes between it will help the traffic flow and allow another cutover.

#2. Access to Dallas North Tollroad

Having a couple minute drive to reach a highway compared to a 10 minute drive matters. From a new home perspective, this helps Phillips Creek Ranch, Stonebrook Crossing and the new Toll Brothers community make sense. Until then, access to the other side of Frisco or the Tollroad was a hassle.

#3. The availability of opportunities with open land.

I touched on it above, but Toll Brothers is looking to make a very large purchase of land nearby and this will help all of the current owners as well as the new communities surrounding.

20140115-111441.jpg

“This is HUGE for West Frisco and with the upcoming Grand Park and Dallas Cowboys coming to town, this just might be the Best location to build in the future.”

Park Place in Frisco Opens Phase 2 with K Hovnanian and Shaddock Homes

20140114-093616.jpg

Phase 2 sits on the Western side of Park Place and has some nice oversized lots. Only Shaddock Homes and K Hovnanian will be building in Phase 2.

20140114-093957.jpg

Park Place will be a phenomenal investment as soon as Stonebrook Road opens to the Tollroad. And is underpriced in my mind considering Grand Park will be developed right across Legacy.

20140114-094313.jpg

There are many specs that are already underway and will help buyers cut the time to actually move in to the new home, which is good! K Hovnanian has a Charleston Spec that I just love! It’s a 5 bedroom, 5.5 baths, study, Gameroom, media room and a 3 car garage at 4,922 square feet. Priced today at $676,900 with a $25,000 buyer incentive. I can do better.

20140114-094647.jpg

It’s an amazing plan!

20140114-094719.jpg

Standard sizes lots are 80 wide by 140 deep. HOA is only $500/yr and in Frisco ISD. Currently Elementary is Nicholls, Middle Pioneer and High is Frisco.

20140114-094925.jpg

20140114-095008.jpg

For more on Park Place, K Hovnanian or Shaddock text or call me today at (469)733-2723 and we can discuss their bottom lines and available lots.

It’s a great community!
