Richwoods Amenity Center Underway!!!

This picture is hard to tell, but there has been tractors and water trucks doing the preliminary work on the amenity center for Richwoods.

On September 1st, I noticed stakes that were placed out on the land outlining the clubhouse and workout facility. Then the picture shows yesterday the section was being outlined on the surface. And today, the water trucks were out settling the land and preparing the dirt.

The amenity center project is considered a commercial property and has taken longer to get things going with the city of Frisco.

It is projected to take around 9 months to complete and should be ready for the summer of 2013.

This is a main reason that I made the move with my family to Richwoods, because when things get closer to completeion . . . YOU WILL NOT BELIEVE IT!!!!

KHOV in Richwoods raises prices $10,000 on September 1st

This is all I am hearing from every builder . . . Get ready!

KHOV in Richwoods on September 1st will raise prices $10,000! Does it surprise me . . . Not one bit.

The need for framers is at an all time low here in DFW and what is happening is the builders are bidding each other up on price and recouping their costs in their new builds. It makes perfect sense.

I have seen a pile of lumber sit on a KHOV lot for almost a week in Richwoods and finally it has started.

John R. Landon Signature Series in Richwoods seems like every couple weeks there is a price increase. They plan for a $4,000 increase tomorrow.

Newcastle Homes includes Porte Cochere in Richwoods

This weekend, Colleen Jones with Newcastle, was nice enough to arrange a walk through one of their previously built Porte Cocheres for my client.

And I was shocked.

Having the courtyard area really adds to the feel of the house. It felt like you are in a million dollar home because of the space. It really opens up a Floorplan, both inside and out.

And I will tell you, the inside was amazing. The Floorplan just made sense. Very open, great use of space. The fixtures were great and the molding on the edges of the out of reach decorative spaces really gave it a pop.

And it was only built 2 years ago but Colleen mentioned that the homes they build now in Richwoods have many new energy efficient features which is yet another plus.

This morning around noon, the first home owners of Richwoods finished signing and are excited to call Richwoods home.

He told me after that he began the process in March, and is was a long road but it is finally here!

This will start the domino effect of many to come!

I am happy to say that my clients will be the first home owners in Richwoods in Frisco.

It has been a long couple months, but they will be closing on Friday and be the 1st to move in to this magical place.

Here is a quick re-cap of their buying experience.

They were one of the first buyers to contract in March.

Their home is now $35,000 more than when they purchased.

They did not do many upgrades and as you can see below, it looks fantastic!

Darling Homes in Lawler Park raises prices $10,000

Darling Homes in Lawler Park has seen a tremendous amount of new home buyers and have already contracted 9 homes!!!

Since then, Darling Homes has raised their pricing $10,000, and that is in the first month with no trailer or model!

The picture above shows how far the two models for the Arbors have come with Highland Homes in the lead, and Darling Homes on the other side with pipes coming out of the ground.

Richwoods Putting the finishing touches on the Entry Wall

As you can see above, Richwoods in Frisco is placing the double pyramids on the posts of the entry wall.

It’s still a very, very crowded new development that is very rare for new communities. All of the builders have almost completed their models in Richwoods and will all be complete by the end of September.

The amazing thing that has yet to happen will be the breaking ground of the Amenity Center on October 1. It will definitely bring many current homeowners from across the street in Hunters Creek and Turnbridge Manor to gander at the builders and take a hard look at moving.
