Best Donut Store in Frisco, Texas!

The Best Donut Store in Frisco is called Jenny’s Donuts or “Jenny Donut” located at the strip center near Legacy and Lebannon.

Almost hidden behind the Starbucks that has lined up cars 10-12 back and near the cleaners, Jenny’s Donuts on Saturdays is filled with both kiddos and their parents.

Now lets talk donuts.

When I take my son we are very boring and get regular glazed donuts and donut holes. But, wow, the donuts are AMAZING!

They are pretty close to the Krispy Kreme Donut. But it’s hard for me to explain but it also has a closer taste to a regular donut store.

But really, if you want donuts, GO! You will be happy that you did! Then come back and honestly reply on this post about how the donuts are because they deserve the business.

THEY ARE INCREDIBLE.

Richwoods Place Construction Update for K Hovnanian Homes & Landon Homes

Richwoods Place within Richwoods in Frisco is currently being built by K Hovnanian Homes and Landon Homes. This section, by far, has not only the most homes closed in Richwoods but also has the most homes under construction in Richwoods as of today.

Richwoods Place standard lots are 64 foot wide by 115 foot deep. Both K Hovnanian Homes and Landon Homes do have oversized lots that vary throughout their current lots in Richwoods Place.

Today Landon Homes starts around 2,700 square feet at $398,990 and K Hovnanian starts around 3,700 square feet at around $494,000.

In Richwoods Place, from a construction standpoint of homes that are completed and closed and homes that are currently under construction are as follows as of today:

There is a total of 163 Homes are Currently Closed or Under Construction

K Hovnanian Homes has 55 of those homes and Landon Homes has the other 108

From a Closed Standpoint, K Hovnanian Homes has 33 Closed and Landon Homes has 74 Closed

Currently Under Construction stats are K Hovnanian with 20 and Landon Homes with 34

K Hovnanian has 4 spec homes that are in different stages of completion available from this month to November. Also for K Hovnanian, the developer has sold 10 additional homes in the phase farthest West on the North side of Richwoods.

Demand for homes in Richwoods Place is still high and showing no signs of slowing down. Prices are rising monthly or with Landon every three homes sold.

The two most popular floor plans are the Chesterfield for Landon Homes and the Prestondale 2 for K Hovnanian Homes.

Land Prices as well as Labor and Materials are still creeping up due to the demand of homes versus the supply especially here in Frisco.

The two newest sections of Richwoods named Richwoods Heights and Richwoods Crossing have projected to have another $20,000 price increase for the land cost and rising labor and materials. Richwoods Crossing will be the continuation of Richwoods Place. While Richwoods Heights will be the continuation of Richwoods Glen and Richwoods Meadows.

“Overall, Richwoods Place is the Number one selling section of homes and closing of homes in any community in DFW for the past 1 year and a half!”

Now that’s a big deal.

Why a Cul-de-sac Matters in Frisco!

I am always getting the same questions over and over about new builds in Frisco. But one has constantly been coming up almost daily.

“Cul-de-sac or no cul-de-sac?”

A cul-de-sacs main purpose is to limit access to an existing road newly designated as a major artery by enabling traffic to move smoothly on it. It also, and most importantly, it helps to protect neighborhood residents, particularly children, from the dangers of cars.

My client purchased 7552 Longmont Court at Lawler Park in Frisco in the Crossing. As you can see above, it is positioned perfectly in this cul-de-sac. It did have a hefty $15,000 premium and this is the main reason why buyers question taking the lot.

Well guess what? It’s worth every bit of it!

In a recent study buyers will pay 20 percent more for a home on a cul-de-sac! Yes, 20% MORE!!!

Not only the resell market, but as a broker, every time I list a home on a cul-de-sac, they move much quicker than not on a cul-de-sac.

Even though the cul-de-sac was created for developers to fit the most amount of homes in odd tracts of land, they are worth it for anyone wanting what every family wants!

Besides, this isn’t just an American dream anymore. I have read that countries like the Philippines and China, and in parts of the Middle East, cul-de-sacs are fast becoming all the rage.

Richwoods Main Entry on Independence and Kelmscot will see the New Traffic light on Friday

And there it is!

The new traffic signal at the main entry of Richwoods at Independence and Kelmscot will be operational this Friday the 23rd of August 2013.

Motorists are urged to use caution since it is new and Hunters Creek and Turnbridge Manor residents are very used to stop signs.

This is needed with the huge growth of families moving into Richwoods. It will also help the cross guard that is at Vandeventer starting school on Monday.

7 Kindergarden Classes at Curtsinger Elementary in Frisco?

7 classes at Curtsinger Elementary in Frisco is way too much!!!

This is the elementary zoned for Richwoods and Lawler Park in Frisco. But at the Frisco Convocation today FISD announced that the elementary school planned inside Lawler Park would begin much sooner and be ready for 2014!!!!

This is great news for anyone looking to move into Richwoods or Lawler Park!

The Frisco ISD Board of Trustees voted last Tuesday to move forward with construction on the new elementary school to open next year in the Lawler Park community.

The school, which has yet to be named, will be built near the intersection of Orchard Hill Lane and Countrybrook Drive in Frisco. It will relieve crowding at Curtsinger Elementary, which has been closed to additional students for the 2013-2014 school year.

A total of four FISD elementary schools are now closed to new student enrollment for the 2013-2014 school year, including Ashley, Curtsinger, Mooneyham and Robertson elementary schools. Frisco ISD will provide transportation for additional students to attend nearby schools. Read more here.

Two additional elementary schools, also opening in fall 2014, will relieve crowding in these areas.

Janice Stahly Scott Elementary will be built in the Reserve at Westridge subdivision at the northeast corner of Millbend and Eden Drive in McKinney. It will relieve Mooneyham, Sonntag and Ashley elementary schools.

James Reeder Newman Elementary will be built in the Newman Village subdivision at the southwest corner of Newman Boulevard and Briar Ridge Road. It will relieve Robertson, Phillips and Pink elementary schools and possibly Carroll Elementary.
Construction is also underway on Independence High School, which will open next year. It will relieve Heritage, Liberty and Centennial high schools.

The process to create new boundary lines for all four schools will take place later this fall.

Meanwhile, plans are also in the works for Reedy High School, which will be built at the southwest corner of Stonebrook Parkway and 4th Army Drive. It will open in fall 2015 to relieve Frisco and Wakeland high schools.

Also in 2015, the District anticipates opening one new middle school and at least one new elementary school

Great news as always for Frisco for our children that live in Richwoods and Lawler Park!
