McSpedden Elementary well Underway at Lawler Park in Frisco

20130930-060040.jpg

The big construction vehicles are out in Lawler Park starting the newest elementary school for FISD.

McSpedden Elementary got a green flag at a recent board meeting to help with the growth of East Frisco. Mainly Richwoods and Lawler Park.

Even the stakes are out with the dirt leveled for the footprint of the school!

20130930-060501.jpg

Plans for the new school were previously projected for opening in 2015, but with overcrowding in Curtsinger Elementary this was almost a must for Frisco.

Both Richwoods and Lawler Park seem to have no slow down whatsoever. And once Liberty Crossing comes online things might get worse, but in a good way!

For more on Frisco’s newest communities text or call Brad Holden today at (469) 733-2723.

K Hovnanian hosts Realtors at Stonebrook Crossing in Frisco

20130926-163241.jpg

K Hovnanian Homes at Stonebrook Crossing in Frisco hosted a Grand Opening for Realtors today. And needless to say, I was impressed!

20130926-163511.jpg

Stonebrook Crossing is not a typical Frisco neighborhood because it only has 67 total homesites. K Hovnanian Homes and Shaddock Homes are the two builders currently building in Stonebrook Crossing. The standard size lot is 65 feet wide by 120 foot deep.

20130926-163849.jpg

The model home is called a Westhaven at 3,888 square feet and done very well. It is a 5 bedroom 4 bath home with both media and game room upstairs.

20130926-164307.jpg

Every exterior on this plan has the beautiful courtyard with a rod iron gated entry. And lastly a must, a 3 car garage.

20130926-164419.jpg

The most impressive part to me is the price. They start out at $428,900 for 2,943 square feet in West Frisco! And this doesn’t take into consideration the $20,000 incentive for the grand opening.

20130926-164705.jpg

Why is this a fantastic deal? It’s simple.

20130926-164807.jpg

The entrance is off of Stonebrook and as soon as Stonebrook is completed to the Tollroad, prices should go up due to the convenience.

20130926-165015.jpg

K Hovnanian has 4 Spec homes coming up planned to be complete in both January and February.

20130926-165200.jpg

K Hovnanain Spec home at Phillips Creek Ranch in Frisco slashes it’s Price and is ready for move in at the end of September!

This should be titled “Frisco’s Deal of the Month,” because it is!

20130926-132321.jpg

K Hovnanaian Homes at Phillips Creek Ranch has this 1 story home available to move in this September. But that’s not all.

20130926-132505.jpg

I have had a couple other clients that contracted on KHOVs in other communities in the last couple days and they are getting smoking deals! Why? Simple, stockholders.

20130926-132640.jpg

K Hovnanian is a National Company and traded on the stock exchange. That being the case, they want higher numbers at the end of the fiscal year ending in October.

And considering this Southport model plan with it base price, elevation, lot premium and location in the community etc. totaled $488,900, there I a deal to be made.

20130926-132939.jpg

My best guess is that you could contract today at $465,000 taking into consideration what other neighborhoods that KHOV builds in have been doing on their specs, but I am not sure.

20130926-133138.jpg

The reason this home matters is for a couple of reasons. First it is located perfectly within Phillps Creek Ranch. Secondly, it’s a one story with a perfect layout. It has 4 bedrooms and 3 baths with a study. Family room is beautiful and high connected to the kitchen. And lastly, it had a 3 car garage.

20130926-133438.jpg

For more info on this k Hovnanian deal in Phillips Creek Ranch in Frisco, text or call Brad Holden today at (469) 733-2723.

And add my Rebate for my clients and this might be the deal of the year!

24 Total Specs (Inventory Homes) either released or planned by Darling Homes and Highland Homes at Lawler Park in Frisco!

20130925-154350.jpg

It’s the word that has completely vanished from builders mouths lately here in Frisco, but it’s back!

“Specs” are coming and quickly! Due to the high demand of build jobs lately builders could not even start a “spec” before it was sold. But now Darling and Highland have 24 in different stages of construction in Lawler Park.

Only 1 is ready to move in today with many others on its heels. Here is a current update on both the Arbors Section and The Crossing section for Lawler Park regarding both Darling Homes and Highland Homes.

My 100th Closing in Richwoods and this is what I have seen are “Must Haves” of my clients.

20130924-134336.jpg

I have worked hard the past two years and have just eclipsed 100 sales in Richwoods as of yesterday. That is a combined total of K Hovnanian Homes, Toll Brothers, Landon Homes, Newcastle Homes and John Landon Signature Series homes. This has allowed me to be a part of 100 families needs vs. wants when building a new home.

I thought it would be very beneficial to list out what my clients thought and decided on. Again, everyone is different in style and taste but here are 10 of the “Must Haves” when you build a new home in today’s market.

20130924-171031.jpg

1. Wood Floors

It is almost 95% that in this price point ($380’s-$1mm) that there is somewhere in the house you will find hard wood flooring. Either glued down or hand scraped hardwood will do.

2. Media Room

Personally, I don’t understand the Fad, but a media room is a MUST HAVE for about 90% of my clients. Even if it is upstairs for some reason people just have to have one. This can also be your “Man Cave!”

3. Electrical Outlets for Flat Screens

The Flat Screen TV is taking over. But many builders do not change the outlet unless the buyers request it. Just think twice about it. Even if you don’t use it, you will have it for resell and it would be easy to hair behind a picture.

4. Laundry Room Location

Finally, people are realizing how much time they spend in the laundry room. Make sure in your plan that the location of the laundry room is around the majority of bedrooms.

5. First Floor Extra Bedroom

I can’t tell you how many clients walk into a house, look for the extra bedroom downstairs and can’t find one, then they walk out. It is very important to have an extra bedroom for parents, guests, hobbies etc.

6. Three Car Garages

At this price point, the majority of my clients purchase this as their next home. So many want a larger garage, no question about it.

7. Wider Hallways

Most hallways are 3 feet wide according to minimum standards for Frisco code. But if you can make them wider (4 Feet) it looks better and feels more roomy.

20130924-171315.jpg

8. Large Drawers in the Kitchen instead of Cabinets

Old school is cabinets. New school, larger drawers. Large drawers make more sense and allow you to easily access the items towards the back.

20130924-170918.jpg

9. Free Shower Caddies

This is something I learned first hand and if you address it with your builder at the time you are walking electricals, they are very likely to accommodate your request. It’s easy to build the box and they will either tile it or marble it and is ESSENTIAL when you are in the shower.

20130924-145848.jpg

10. Oversized Kitchens with Large Island

On average, over 10 hours a day is spent in every kitchen in America! It’s the most used room of any room in the house. Make it large, make it nice and it will make you smile!

For more information on any of the builders in Richwoods or their available lots or incentives, call Brad Holden today at (469) 733-2723.

Brandon Carr of the Dallas Cowboys buys a new home in Frisco, Texas

20130912-202555.jpg

Here is the first Dallas Cowboy of many to buy a new home in Frisco. Brandon Carr, the Dallas Cowboys starting Cornerback, recently purchased a new home in the private Kingswood community in Frisco.

20130912-202930.jpg

On the field, Brandon Carr made a 49 yard game-clenching interception return for a touchdown against the New York Giants last Sunday.

20130912-202634.jpg

The 27 year old is in his 6th season and the Cowboys just signed Carr to a $50.1 million 5 year deal that included $26.5 million in guaranteed money that could change his family for generations. Now in Frisco, Texas!

I am sure after his multi-year contract was worked out that moving the practice facility to Frisco helped him make a decision.

20130912-202748.jpg

The home is a new Grand Home that is mediterranean style with stucco and a tile roof. The community is called Kingswood which is a Gated neighborhood with clubhouse, trails, and a creek.

The home boasts a front courtyard, round entry, cast stone fireplace in family, lots of wood floors, mom space with built in desk, kids computer loft with a desk.

20130912-203025.jpg

The gourmet kitchen has granite countertops, knotty alder cabinetry, GE stainless steel appliances, pot and pan drawers and a breakfast bar. Grantite vanities are also in the master bedroom.

20130912-203106.jpg

20130912-203123.jpg

20130912-203138.jpg

The home is located at 3855 Vanderbilt Lane and has 4 Beds and 4 Baths. The square footage is around 4,226.

And on top of the new house, Carr welcomed a new baby boy into the world in August! (By FaceTime! Click here for the story!)

20130912-203226.jpg

This is the first of many Cowboys to make Frisco their home!

If you are looking for the best private communities in Frisco also consider Starwood and Richwoods. These are some of Frisco’s most sought after locations by far right now.

Frisco, Texas is the Place to Live in 2013!

20130911-225927.jpg

After the Dallas Cowboys deal came out, a lot of other figures and stats prove why Frisco is the place to live right now.

Back in mid-August, Frisco seemed to overpay for the Dallas Cowboys’ next-generation training facility by agreeing to $115 million-plus from Frisco taxpayers. That’s a lot of money for a city only a tenth of the size of Dallas right? Wrong.

I have recently uncovered that the City of Frisco has been blessed with money for new projects and incentives, thanks to good fortune, aggressive city planning and phenomenal growth.

Since the 1990s, Frisco has been collecting a 1 cent sales tax for economic and community development. (That was so smart!) And because of that, Frisco now has the largest amount of money for economic and community development of any city in the state of Texas!

According to the Texas comptroller records, Frisco collected $24.5 million for those purposes in 2012 alone. The closest city to Frisco was Corpus Christi which brought in $5 million LESS and has 2½ times the population of Frisco.

20130911-230338.jpg

The total that the city of Frisco will be contributing to the Dallas Cowboys deal is around $150 million. Well, if you look at the Frisco economic and development 1 cent tax for 2012, that $150 would most likely only take 7 or 8 or 9 years! Already paid for is my guess!

But more interesting to me is the growth. This only helps Frisco Real Estates and new developments. Just look at these numbers from Frisco ISD through the years.

17 years ago in 1996, Frisco had five schools total and around 3,000 students. Today it has 56 schools and almost 46,000 students.

Sales tax in 1996 was $749,000 for schools. In 2012, it was more than $12 million!

The Frisco Independent School District has agreed to $30 million for the Dallas Cowboys practice stadium that also will be used for high school football and other events.

Other Frisco stats that make it the place to live are as follows:

•Frisco was the nation’s fastest-growing city from 2000 to 2009.

•Frisco is double the state median household income at $105,697

•Frisco home values average $248,000

• Frisco residents are smart too with 58 percent have at least a bachelor’s degree

And many have no idea about this one. Frisco has a special tax district that generates about $20 million in annual property tax. Known as TIRZ No. 1 (Tax Increment Reinvestment Zone), it was created initially for the the Stonebriar area when the vacant land was initially appraised at $16 million.

Land and improvements in Frisco are worth about $1 billion today, and the incremental tax will pay the debt for new schools, stadiums and the future Dallas Cowboys development.

The TIRZ 1 will continue in Frisco through 2038. TIRZ 1 paid $16 million for debt service last year alone.

If you are looking for a new home in Frisco or have questions about communities, schools, locations, builders, etc., text or call Brad Holden today at (469) 733-2723 for more information.

And check out some of the newest developments that have recently opened their lots like Lawler Park, Richwoods and Phillips Creek Ranch. Liberty Crossing is another that is planning to open end of 2013 as well.
