Independence High School in Frisco Breaks Ground

No Joke!

In 2014, yet again, both Richwoods and Lawler Park students could change High schools to Frisco’s 7th high school recently named Independence High School off of Independence between Main and Eldorado.

This is the 4th high school for Frisco ISD in a 3 mile radius! THAT’S NUTS!

The High School will most definitely be zoned for part of Willow Bay, Stonelake Estates and a couple other new home aim minutes nearby.

Directly across the street from Independence High, there is a pad site for a Frisco ISD elementary school as well.

One thing is for sure, Frisco is definitely keeping its promise to keep schools small enough to never go to 5A.

Good for you Frisco ISD! But at Frisco build out, the city might have close to 15 High Schools! Again, NUTS!

Newcastle Homes in Richwoods Model . . . WOW!

Yes, WOW!

Even before the sheetrock, brick, stone and roof this home looks AMAZING! I took a quick walk through the home and you can tell from the boards that a lot of time and effort was placed in choosing the materials.

Newcastle Homes is a custom builder with some of the most attractive plans of any of the builders in Richwoods. They make sure to include functionality of an everyday family and look at each traffic patterns to help utilize every space of the house.

They plan to sheetrock this week.

If you are larger home and like the nicer things in life, Newcastle Homes includes most of the upgrades you will include with other builders and is priced very competitively.

Landon Homes in Richwoods Country offers brilliant Wood Inlay

In the John R. Landon Signature Series, the model will include wood inlay in the Kitchen in their model.

This by far is one of the most impressive features that is rare in any home. I actually, have this in my dining room in my house currently, and it is probably the most talked about feature from most guests.

What is it about it? Who knows. But it is definitely worth it for a “WOW” feature.

“Maybe that the feature is so uncommon or that the cost is too high, but you would be surprised how affordable it really is!”

In my house we have marble squares in between. But if you price out the wood and tile, it most likely would be a very affordable option.

The model is almost completely bricked and stoned outside and is looking great! The home is sheetrocked and is a great Floorplan of the 865.

Lot Splits Completed at Lawler Park in Frisco

As of yesterday, the developer Darling Homes and Highland Homes have divvied out the lot for Lawler Park in Frisco.

The two builders will have three product lines for Lawler Park. They are also having a meeting on July 7th to go over pricing of the latest front entry product for the 65’s. The other two products (65 rear and 75 front) are in the purchasing department for bids to get the homes priced and should be done soon.

“Also, hopefully this week, they should have a decision to have a trailer there to take deposits and write contracts before the models are completed.”

I am guessing that Darling will have all of their plans and pricing by mid July to start pre-selling in lawyer Park and both builders will let me know as soon as that happens.

I will be meeting with Highland next week to discuss the specific details and when they plan to have everything ready as well.

Ridgeview of Panther Creek in Frisco by First Texas Homes

It’s beginning to feel like every corner I look north of Eldorado in Frisco, I see the same sign over and over . . . First Texas Homes.

And this one really caught my eye for a couple reasons.

#1 Ridgeview at Panther Creek is located just North of Eldorado off of Coit Road. This location is prime for new developments in that sector because it’s central location on Eldorado off of Coit. The reason I say this is people have always thought Independence is too far East and Preston is too far West and too crowded.

Now, new homeowners can be located off of Coit and take the two lane road across the Brinkman property and be right where nearby conveniences are much quicker. This alone will create a new demand that even First Texas does not expect.

#2 Libbey Cash Middle School – Just like Vandeventer is to Richwoods, Cash Middle School will be basically an onsite middle school for Ridgeview at Panther Creek. Many do not see this as a huge advantage but here is why. Most Middle schools have tennis courts, outside basketball courts and large sports fields like football fields that you and your family can access when school is not in session.

#3 Price point – Where can you find a 4,000 square foot home in the low $300’s?!? That alone will put First Texas in Panther Creek at the top of many buyers short lists.

So these couple points will make the 85 plus lot home community be one of the most sought after communities in Frisco for the end of 2012 and all of 2013.
