The outer wall for Diamond Point Estates by K Hovnanian Homes in Frisco is almost complete. The cement post tops have been delivered and should be all on by the end of this week.

Here’s the latest on Diamond Point Estates. Plans are for the pricing to be released in the next couple weeks and pre-sales will begin within 30 days after release of pricing and plans.

K Hovnanian at Richwoods in Frisco has released all of their lots for Phase 16! They have a total of 20 Lots to sell now and the base prices for the homes did go up.

The buyers incentive will be set in the morning as they have already started setting appointments from the Lot Hold list that K Hovnanian has been taking for the past two months. There was a total of 38 Lot Holds so if you are lucky enough to be on that list, you might be getting a call to come in and write a contract.

Richwoods Place Update for K Hovnanian and Landon Homes


Richwoods Place is almost completely Sold out. There is only one K Hovnanian Home (an Alden 2) that is still available and then the next section of this product will be at Richwoods Crossing. Updated Map below of Richwoods Crossing.

Landon has started selling the lots and they have released the yellow lots and have sold 5. K Hovnanian plans to release their first set of lots this upcoming week with pricing.

My big endorsement for Diamond Point Estates is the location and everything that is happening around it. The community will first be on Legacy in front of Park Place Estates which has $650,000 up homes.

The City of Frisco has approved a plan to build Grand Park directly across the street from Diamond Point Estates as well! And lastly the access to the Tollroad will be easy either by Coyton Gin Road or Stonebrook Parkway.

After speaking with K Hovnanian in detail about Diamond Point, they never gave me the exact product but I am pretty sure that at Grand Opening in March, prices will start in the mid $400’s! And that’s amazing for the location.

Bethany Mews at Montgomery Farms in Allen offers Luxury Homes by K Hovnanian


K Hovnanian Homes has opened sales in Bethany Mews at Montgomery Farms in Allen!

This community will ONLY be 30 lots and the location being close to Alma and Bethany is a fantastic spot close to Highway 75 and many other conveniences. And factor in Luxury Homes with the amazing natural setting adjacent to a grove of trees with a pond!

K Hovnanian starts in the $500’s and goes up from there. Another custom builder, Stonegate Homes, also has a portion of the community and can also build a beautiful luxury home but priced higher. They do a “cost plus 20” approach which means they will build you a home at their cost BUT add 20% for their profit.

K Hovnanian Homes Model is only up to Sheetrock and they have already sold some homes. They have two inventory homes going up as well. One is the Ceaderview, a 4,514 square foot 5 bedrooms, 5 full baths, study, Gameroom, media room and 3 car garage priced at $697,000.

Another is the Belmeade, a 5,091 square foot 5 bedrooms, 5 full baths, 2 powder baths, Gameroom, media room and 3 car garage priced at $742,900.

The first will be ready in July and the second will be ready in April. A standard size lot is 73 foot wide by 130 foot deep. They do have oversized as well as 140 foot deep lots.

Richwoods West entrance on College and Coit Road near Completion in Frisco


It’s getting close!

The West Side of Richwoods is almost ready for the streets to be poured. This will allow access to Richwoods in all 3 planned gated entry’s.

The entry is carved out like the main entrance on Independence with a slight curve. Both Richwoods Crossing and Richwoods Heights are much closer to being released it looks.

In Richwoods Crossing it looks like there are a couple retaining walls that are on a couple of the streets which will add character for both Landon and K Hovnanian Homes.

Current plans for Richwoods Crossing is to start selling the lots in the next couple weeks and construction to begin end of March or first of April.

Landon is taking an interest list to notify people when lots, plans and prices are released. K Hovnanian is taking $500 hold checks on their allotted lots.

In Richwoods Heights, both Landon and Toll Brothers are taking down names on an interest list and is also in the same timeframe as Richwoods Crossing.

Park Place in Frisco Opens Phase 2 with K Hovnanian and Shaddock Homes

Phase 2 sits on the Western side of Park Place and has some nice oversized lots. Only Shaddock Homes and K Hovnanian will be building in Phase 2.

Park Place will be a phenomenal investment as soon as Stonebrook Road opens to the Tollroad. And is underpriced in my mind considering Grand Park will be developed right across Legacy.

In Summary:

In December of 2011, I met with Max Luce the salesperson for Landon Homes in Richwoods Place at another community model home where he Sold. We reviewed the pricing and lots the first day they were released and prices started with a one story plan at 2,800 feet for $330,000. We had no idea that Richwoods would turn into the #1 Community in DFW!

Richwoods Place is situated outside the ring road to the North and to the East of the development on the outer border.

K Hovnanian Homes and Landon Homes plan to take their same product to a new section of lots which has been named Richwoods Corners. These lots plan to be released late this month or in February 2014.

For Richwoods Corners, the Place product was taken directly South of the main entrance and Vandeventer Middle School. Normally developers leave these lots until the end of the development, but all the buyers that purchased there have the Best location to the Amenity Center.

Landon Homes and K Hovnanian Homes will be selling the new Richwoods Crossing in the next 60 days. K Hovnanian is already taking $500 deposits on a first right of refusal basis when the new lots open up. Pricing will most likely be higher but who knows how much.
