Why Richwoods in Frisco Matters!

When my clients are considering different neighborhoods, the normal questions of location, quality of builder, schools etc., are always the main factors, which they should be. But there are a couple very noticeable items that get overlooked that make a community extra special. And these are why Richwoods really matters.

#1. Trees!!!!

I always have clients that ask where they can find a new home community with large mature trees that touch over the streets like in Highland Park in Dallas. This is almost never going to be found in new communities since there are mostly flat land areas and a couple large trees the developers have saved throughout the green areas.

In Richwoods, every home is REQUIRED to have 4 trees in their front yard!!! Normally in new home communities you will only see 2! This really helps the streets with a more natural look and will really help 10 to 20 years when they all provide shade on every lot.

#2. Different Front Elevations

The developer has made sure that you cannot duplicate a house beside or across that is identical. This really helps the community and streets to have variation and uniqueness.

#3. 10 Million Dollar Amenity Center

Currently under construction, this enormous pool, fitness center and banquet room will make Richwoods the most sought after community in Frisco.

#4. Quality New Home Builders

Toll Brothers, K Hovnanian, Newcastle and Landon Homes all have a high level of experience and build every home with the highest level of integrity. Today, Hot On Homes and The John R Landon Signature Series hosted A realtor event that had around 100 realtors present.

They catered La Hacienda Ranch and talked about available lots, plans and pricing. The highlight was mentioning the new phase that currently opened in The Country in Richwoods.

There are some oversized lots still available, but not many. The overall reaction was very positive with many of the realtors already selling homes to their clients in Richwoods.

Richwoods in Frisco is capitalizing on a lot of factors going its way!

#1. interest Rates- below are the current rates. They are absolutely amazing, and a big driver in the latest increase in home sales everywhere.

30yr fixed – 3.250%- 3.375%
20yr fixed- 3.250%- 3.375%
15yr fixed -2.625%- 2.750%
10yr fixed- 2.500%- 2.625%

#2. Location – 2 minutes from 121(the main thoroughfare to and from the Dallas North Tollroad and Highway 75) Also not to mention only 7 minutes to the Stonebriar Mall area. Richwoods is the closest location to buy a new home in all of Frisco!

Where are the workers?

Yesterday on the front page of the Business section in the Dallas Morning News, an article was finally written regarding an issue that builders have been mentioning to me for the past month or two.

Where are the workers?

The lack of construction contractors is greatly affecting the builder not only with the completion of homes, but also the price of the homes. The stated completion date of homes is being pushed back not for weather issues or inspections, but for just the actual construction of the homes.

The past month, KHOV has increased prices $10,000, Landon from $6,000-$14,000, Toll around the same and Darling $10,000 and anticipating another $10,000 October 1st!

This along with slowly rising interest rates is creating a tremendous amount I new contracts in Frisco and it doesn’t look like there will be a slow down.

And the article right underneath the lack of contractors article was an article highlighting Richwoods in Frisco with their record breaking sales!

Landon Homes in Richwoods Place Lot Holds

You would think after summer and 4 months of selling that a community like Richwoods in Frisco might slow down a little . . . Well there is no signs of it if there is!

At Landon Homes in Richwoods Place, they have sold out of their first two phases with only a couple lots left, in record time! And YES, have 19 Lot holds for the next phase! It’s crazy.

How can a community have 19 Lot holds in the $340+ range?

Its Simple.

Richwoods.

This community has received the most attention out of any community that I have sold in the past. Westridge in McKinney was a pretty big deal, but Richwoods takes the cake.

This morning around noon, the first home owners of Richwoods finished signing and are excited to call Richwoods home.

He told me after that he began the process in March, and is was a long road but it is finally here!

This will start the domino effect of many to come!

First Home to close in Richwoods

I am happy to say that my clients will be the first home owners in Richwoods in Frisco.

It has been a long couple months, but they will be closing on Friday and be the 1st to move in to this magical place.

Here is a quick re-cap of their buying experience.

They were one of the first buyers to contract in March.

Their home is now $35,000 more than when they purchased.

They did not do many upgrades and as you can see below, it looks fantastic!

Richwoods goes with Pyramid Stones to top off stone posts

Richwoods dropped off many pyramid stone tops to complete the ring roads wall. At first it looked odd the stone larger end posts, but now it completes the look.

There will also be smaller stone posts like seen above in Richwoods Place that will allow residents to access the ring road jogging path. This is a very creative way, I must say, the the Richwoods development has a leg up on the other Frisco master planned communities.

And lastly, if you haven’t seen the new John Landon Signature Series Model, go tomorrow! It should be 100% complete with one of the most beautiful designed model I have ever seen! It’s amazing!

Wow! John R Landon Signature Series puts its finishing touches in Richwoods in Frisco

It’s not a concept anymore at all. The newest nearly completed model in Richwoods is nearing the end of construction.

Above you will see the “Utra Shower” that has 3 shower heads and is offered as an upgrade.
