The newest Luxury line of homes in the city of Frisco is being built in Richwwods called the John Landon Signature Series.
This is a first for John to build in the luxury line with his company Landon Homes, but he has done his homework. He spent many months crossing the country looking at different exterior designs, floorplans, energy features and other home items to combine all into the Signature Series.
The salesperson for Landon in Richwoods Landing and Richwoods Country, Susan Oxley, can’t hardly wait until the model is complete.

You would think that in only 2 months of selling the Richwoods Glen, Elmer Carino would be thrilled. Well, he is happy but not thrilled.
In phase one of Richwoods Glen, there are standard 74 feet wide lots that they are sharing with Toll Brothers. Landon only had 21 lots in phase one, and he has already sold 17!!!! But that’s not it.
Landon Homes a couple weeks ago released the second section of Lots, a total of 43. And Elmer has already sold 12 in two weeks!!!
“Brad listen, I have 14 hold checks for first right of refusal on lots when I am told they have released them! This is nuts! Let me show you!” Elmer Carino Landon Homes.
And that’s not all. So just in Richwoods Glen, Landon Homes has sold a total of 29 homes in 2 months in Frisco with the homes ranging from $360,000 to $460,000!!!! Somebody please try to tell me the real estate market is not good!!!
Regardless of sales, Elmer fully believes (and so do I) that the largest portion of buyers haven’t walked through the door yet. The reason why, is when the $10 million dollar amenity center breaks ground, it will be another wave of buyers.
Richwoods is definitely one of those communities that doesn’t come around that often!!!!
Newcastle Homes has now moved into a trailer at Richwoods to continue sales.
As of today, Newcastle Homes has contracted 3 of their 10 lots and have made the move to be insure before their model is complete to capture traffic.
Since the roads have opened up in Richwoods, even before Landon Homes opened their two models, I have yet to be in the community without another car. Most of the time, I enter the Landon Model Homes and there is a minimum of 8 cars outside each model!
The Newcastle guys have said that the traffic has picked up significantly and they are getting specific pricing on items for 4 other buyers.
I did find out probably one of the most exciting things about Richwoods from the Newcastle guys, but I can’t release that today.

Toll Brothers will be the last of the 4 builders in Richwoods Frisco to begin their models, but they definitely do not rank there when I discuss quality, price, standards etc., will buyers on a daily basis.
Toll Brothers is a very unique builder. They serve the Luxury Buyers very well but are not 100% custom. They have so many different ways to build each plan that they are almost in the custom home business with a price comparable to a normal custom.
For example:
In Richwoods, you have 2 production builders, 1 custom builder and one that is a combo . . . Toll. They can get specific quality materials at a much lower price than others only because they can negotiate easier considering the amount that they need.
This allows Toll Brothers in Frisco to be able make a bigger margins than others because the numbers they are looking for are easily obtained.
Toll Brothers knows that their products sell and are okay with selling 2 to 3 to 5 homes a month because it has worked for this long and will continue to work. And they are okay with that because their margins are higher.
What’s my point? It’s simple.
When you buy a Toll, the plan is to retire there. Plain and simple. And who wouldn’t want to do that?!?
Students of both Richwoods and Lawler Park will be attending Vandeventer Middle School located on Independence on the Eastern border of the Richwoods community.
Tonight at Liberty High School the new teachers at Vandeventer and other school and Frisco ISD officials are holding a meeting to unveil the VIKING!
There had been speculation that the mascot could be the “Vaqueros”, “Vipers” and “Roosters”. But the Vikings just sound better.
The main color will be Purple with white or black as the secondary.

From the information on the signs around the 950 acre community plans were to open in Fall of 2012, but builders in the community tell me they are way ahead of schedule. The developer Republic Property Group has never rushed their timing since they acquired the highly sought after West Frisco dirt and have kept on schedule.

Quite a significant difference in type of home, but it all looks like it can and will work very well. And if you are looking for variety, you have come to the right place. Phillips Creek Ranch in Frisco is ideal with nine unique builders!
The Lawler Park development will have a total of 348 lots in all, while Phase one of Phillips Creek ranch will consist 314 lots! I am also sure that if anyone with small children are planning to live in Phillips Creek Ranch, Phase one will be the only phase of PCR that residents will attend the Blue Ribbon Elementary School Bledsoe. Bledsoe is very well-known in Frisco ISD as the top of its class when it comes to teaching and number of outstanding academic achievements.
Phillips Creek Ranch will be the only development in North Dallas and Frisco to have what many in Lantana are raving about. I would like to announce the beginning of the future of new home developments. Phillips Creek Ranch will have monthly dues of $175. Yes, $175.
What? That is way too much. Not really.
From the many years of experience selling real estate with Holden New Homes, both pre-owned and new home buyers were very clear with what is needed and not just wanted. These two necessities are “feeling safe at home” and to “make things easier with maintaining the home”. The HOA fee will include, front and side yard maintenance and a monitored security system 24 hours a day on each home! So forget about Yard maintenance (Avg. $100/mth) and home security for your home(Avg. $50/mth) then that leaves you a fee of $25 to pay for common area maintenance, resort-style pool and swimming lane pool, fitness center, open air pavilion, welcome center, on site HOA and 3 miles of hike and bike trails! John Landon and Landon Development spent months on the design of the community of Richwoods and it definitely shows with how smoothly the sales of lots are going and the North Western direction. See picture.
The ring road, otherwise known as the friendship road, will allow residents the ability to commute to other sections easily on one road. It will also create more of a community feel that other multi-lot section communities do not have.
The importance of this for a development to create community within different sections and price points is very important to not only residents, but for resale values when the time comes.

As I entered Richwoods in Frisco on Sunday afternoon, I was passed by a father and son that passed me and gave me an idea of what this community will soon be.
I always entered and am trying to envision the $10 million dollar amenity center, how the homes will look in each section with stucco and brick/stone elevation, the placement of parks, etc. But seeing this made me look at Richwoods in another perspective. Instead of a minimum of 8 to 10 cars at each model, the streets will be filled with kids and cars that will gather at a house and create an actual community.
Like across the street at Turnbridge Manor and Hunters Creek, this has been happening for the past 8 to 10 years. Those communities were a big influence on me and my family to contract on a house in Richwoods. Being very family friendly and adding new homes, gated, in the best location to build in Frisco and the $10 million dollar amenity center, it’s just a no brainer.
Seeing more bikes and tricycles will be a pleasure as the large 506 acres of farmland becomes one of the greatest communities in Frisco, Texas. It always amazes me when these builders erect these models so fast!
KHOV began their model Mid April here at Richwoods, and should have it complete in a couple weeks! That’s close to 45 days! Huh!
But now I get it after being exposed to this model almost every other day. At one point when we were in the Landon model writing a contract, we stopped, pulled up the blinds, and counted 28 workers!!! 28!
The one thing that got me was the gentleman 25 feet high standing on a 2 by 4 and just working away! (see pic below) Don’t sign me up!!!
So if you are thinking about KHOV in Richwoods as your builder, the time is now. In 6 months these prices will be at a minimum $25,000 higher.
