Wow! Darling Homes at Newman Village in Frisco!

Darling Homes at Newman Village in Frisco has already sold 22 patio homes after opening.

Newman Village in Frisco has been a very interesting community. The Newman Family owns the over 400 acres of land off of Eldorado Parkway and Legacy Drive. More importantly, it is less than 1 mile to the North Dallas Tollroad.

The plan was to develop the land as a residential community that focuses on the arts and has a completely different look and feel than every other development in Frisco. I also think they wanted to build a “Highland Park” look North of the city.

One thing is true, they have spent the money on the development with the open areas, fountains and artwork by Massimo Pizzoleo who is an Italian-born artist that has his team helping with the art development and design.

The Newmans teamed up with the Darlings and started developing the community. At first, there were close to 7 different custom builders.

Everyone of those custom builders are gone and honestly it was all about timing. They started in probably the worst economic times. But it’s a goo thing the developer owned the land outright.

So they sat on it a while and now, BAM, Newman Village is Back!

Considering that Newman Village is a gated community, the developers introduced a new patio home product that is selling out of control!

Darling Homes has a total of 74 lots in the patio home section and they have already sold a total of 22 homes!

The model for Darling Homes will make you say wow! It did for me!

A very normal entry opens to a very open kitchen and living is amazing. Then you enter an open sitting room before the Master. (Just go walk it, you will see!)

Darling does have a couple lots with a negative premium, yes negative premium. So they will give you money instead of charging you!!!

And another unique feature to Newman Village is their discovery center. They have a building that is 100% devoted to Art. It can be rented out for private events and has a kitchen and conference room for residents.

Newman Village is back! I promise! It has seen a tremendous amount of sales and attention with the patio homes. But they are currently working on opening the next phase of luxury homes which plans to be ready by the beginning of 2014.

Darling Homes in Phillips Creek Ranch selling CRAZY!

Wow! Place a great builder like Darling Homes and give them the opportunity to build in a location like Phillips Creek Ranch and this is what happens?

Darling Homes in Phillips Creek has sold a company high for the year of 33 homes! This matters because the price point starts in the $422’s for the smallest plan!

Darling Homes at Lawler Park has sold 5 homes just this weekend!

With the opening of the new phase and the prices still relatively low for the location to where they will end up and factor in the interest rates, the time to buy a house is now.

I was at a contract meeting with Sia Mianab the salesperson with Darling in Lawler Park and he was really putting a great perspective on what is happening right now in this crazy market.

While negotiating for the best deal, he was “trying to” keep the prices down with his corporate. He mentioned that he has over 7 appointments today and tomorrow that were waiting on this second phase and he mentioned his corporate was limiting him on how many homes he is allowed to sell per month. Wow!

Darling Homes in Lawler Park in Frisco Opens new phases

Darling Homes in Lawler Park has just announced the opening of Phase 2 in both the Crossing and Arbors!

This has been a long time coming since they are down to their last available homes in phase 1.

In the Arbors, Darling has 34 available lots which 3 have been sold today and yesterday on an average lot size of 65 wide by 120 deep. A 2,300 square foot one-story starts at $369,990 all the way up to a 3,800 for $458,990.

There are some pretty incredible opportunities there with 6 of the lots backing to a beautiful tree line of mature trees.

Lawler Park Amenity Center Underway

The amenity center at Lawler Park is underway. The newest Frisco community has over 16 sales and is coming along very well.

The Highland Homes model in the Arbors is complete and a couple weeks for the Darling Homes model to be complete.

The most exciting news is the Darling Homes model in the Crossing. It is a two story home that will be the first you see of many in the Frisco new home industry.

Darling Homes at Lawler Park is selling TOO FAST!


It looks like we have another Richwoods coming up in Frisco right across the street!!!!

As of today in The Arbors at Lawler Park, Darling Homes has only 10 lots to sell after only 1 week of pre-selling the community. That’s 15 lots that are not available.

Highland Homes in The Arbors opened this Tuesday and the sales manager has had back to back appointments.

This is the exact same way with Richwoods. They started pre-selling, wrote a lot of contracts and then things slowed down on the contract side until . . . The models were complete.

“Both Darling Homes and Highland Homes are slated to begin their models in Lawler Park at the first of September. Those plan to be complete at the end of October or first of November!”

Then Lawler Park will see even more activity because when people can physically walk through a home they feel more comfortable making the decision to buy.

Lawler Park in Frisco has just added its first section of landscaping. I can’t even explain the difference when you put some green up and how big of a difference it makes.

This is one thing that many of my clients say that they need to see and also, an actual home before they make the decision to contract. Which makes perfect sense. The only downfall is that both Darling Homes and Highland Homes will start off much lower in price and much higher in upgrades in the first couple weeks. But a huge advantage to you the buyer is buying at the bottom and having faith that the home will turn out as planned. Or buying off paper.
