Darling Homes in Lawler Park in Frisco Opens new phases

Darling Homes in Lawler Park has just announced the opening of Phase 2 in both the Crossing and Arbors!

This has been a long time coming since they are down to their last available homes in phase 1.

In the Arbors, Darling has 34 available lots which 3 have been sold today and yesterday on an average lot size of 65 wide by 120 deep. A 2,300 square foot one-story starts at $369,990 all the way up to a 3,800 for $458,990.

There are some pretty incredible opportunities there with 6 of the lots backing to a beautiful tree line of mature trees.

On the Crossing side, Darling has 25 lots and Highland has the other 25. There are 15 pool lots that the builders will be offering after they sell the initial lots as well.

A standard crossing lot is 75 foot wide and 125 foot deep. There are a couple oversized lots that are even on a beautiful cul-de-sac.

Prices start at $455,990 for 2,800 square feet and go up to 4,000 square feet at $503,990.

The Arbors at Willow Bay in Frisco only has 7 opportunities left in Phase 1

As of yesterday, there are only 7 spots left to take advantage of Highland Homes and American Legend Homes in The Arbors of Willow Bay.

American Legend has 3 lots available and 4 spec/inventory homes that will be ready most likely as soon as March.

When builders get to the stage of opening a new phase, there are good things and bad things about the remaining lots in the first phase. The bad thing is developers require different plans and elevations to surround each other for the look of the community.

This is a good idea for that reason, but bad for selection of floor plan. There are always 3 or 4 plans that knock your socks off!!! So the issue is you are very limited in the location to where you can build a specific plan.

But here’s the good thing.

Builders know which plans are highly desirable and which are not so much. So to move those lots, the builders most likely will be willing to give you a better deal since they know the popular floor plans cannot be built. This is a very good negotiating tool!

Highland Homeshas 4 lots left in phase one and 2 spec homes that could be finished in March. They are pretty close to the same situation as American Legend. The only difference is they have 3 lots that they acquired next door in The Villages of Willow Bay that they plan to spec out very soon as well.

Now here’s the secret.

In the next phase close to 70% of the lots will be 70 feet wide vs. the other 30% 65 foot wide. The builders will increase prices on the 65 foot wide 8-10 thousand and the 70 probably 12-14. In the phase after that, you have only 70 foot wide lots and oversized 65 foot wide lots that are much deeper. This will have another jump in prices when they open that section.

So to sum it up, if you are looking for a house soon and want to still be able to buy a new home in the $310’s, this is the place and the time!

Highland Homes in Lawler Park Realtor Party

Highland Homes in Lawler Park hosted a realtor party for the opening of their model home in The Arbors. The turnout was amazing.

Over 100 cars were lined up and down the street. It was one if the largest attendances of an opening by realtors that I have ever seen.

Highland Homes did it right though by providing valet parking and a great lunch.

They will be priced incredibly for a new Highland Home in Frisco. The model has a cathedral ceiling family and the flow works very well from room to room.

Lawler Park Amenity Center Underway

The amenity center at Lawler Park is underway. The newest Frisco community has over 16 sales and is coming along very well.

The Highland Homes model in the Arbors is complete and a couple weeks for the Darling Homes model to be complete.

The most exciting news is the Darling Homes model in the Crossing. It is a two story home that will be the first you see of many in the Frisco new home industry.

Highland Homes in Lawler Park Plan 976 & 978

Today I took a couple clients to meet Steve Marion the new sales manager at Highland Homes in Lawler Park and was I impressed.

We drove to another community that had a couple of the plans my clients were considering the 976 and the 978.

The 976 was incredible! Beautiful open foyer with a spiral staircase continuing in to the living and open kitchen as seen in the picture above. The layout flowed so well I pictured myself building this one.

Then we ventured down the street to the big brother of the 976, the 978. A very similar plan, buy just larger with a couple extra features the 976 just did not have.

Lawler Park in Frisco has just added its first section of landscaping. I can’t even explain the difference when you put some green up and how big of a difference it makes.

This is one thing that many of my clients say that they need to see and also, an actual home before they make the decision to contract. Which makes perfect sense. The only downfall is that both Darling Homes and Highland Homes will start off much lower in price and much higher in upgrades in the first couple weeks. But a huge advantage to you the buyer is buying at the bottom and having faith that the home will turn out as planned. Or buying off paper.
