I have sold now over 60 homes in Richwoods and Lawler Park in Frisco Texas. Through these many transactions, I have seen the new trends that buyers are looking for and builders are making their dreams come true.

This is what I feel is coming up in the years to come that is changing in New Construction in the years to come for North Texas families, and he gave me some interesting things that he saw in General and what Darling is doing to make their floorplans timeless and sellable in the next Decade. The Darling Model Homes at Lawler Park in Frisco really helps display the wants and need with their finishout details. The Landon Home model in the Glen section in Richwoods shows the new trend of sectioning off rooms throughout the house.

Formals are going away. Darling Homes is builiding more plans with options to change the dining room into a downstairs Media room or game room.

Lawler Park in Frisco Construction Update

Lawler Park in Frisco is exploding!!! There is currently 30 homes under construction as of today!!!

In the Arbors section, there is a total of 21 under construction. Highland Homes has 10 and Darling Homes has 11. 10 of them are all form boards but the other 11 are up!!!

The exciting news for the Arbors is that the developer has finally begun moving dirt on the 2nd phase as you see below. They are running out if lots to sell and these lots plan to be ready for summer I 2013.

In The Crossing at Lawler Park, there is a total of 9 homes under construction. Highland Homes has 5 and Darling Homes has 4.

The amenity center is also coming together very nicely. The stone is halfway up and they are working very hard on the pool.

But the most exciting aspect of all is there will be a couple homes that will be ready to move-in in December available, and even more in January and February. This is great for people to be able to get in sooner than later.

The builders still have their grand opening incentives and plan to have them until the end of the year. They also will both be raising prices again on the 1st.

Darling Homes in Lawler Park sells 20

With my clients contract this morning with Darling Homes in Lawler Park, this puts Darling at 20 homes sold!!!

It is picking up extensively in Lawler Park and is very strange that in November there is this much activity in a new home community.

Sia Mianab is extremely excited with the sales and is very happy with the way things are going with everything in the neighborhood.

Next month, Darling Homes will raise the prices $8,000 at the first of next month due to the prices of lumber and land costs.

I will also be offering any of my clients that purchase a Darling Home by the end of this month a 4% Total Rebate to use for closing costs, additional upgrades or cash at closing.

Lawler Park Olympic Sized Swimming Pool

The Lawler Park amenity center in Frisco is well underway. The pool is currently being constructed and actually surprised me with its size.

I initially downplayed the amenity center after seeing the Richwoods mammoth sized pool, but after seeing it, the pool is very large for a 350 home community.

Not only the pool, they also have plans for a large playground structure on the other side and in between will be two bathrooms with a large arbor and picnic tables.

So all in all, the amenity center will be fantastic for families and children.

Lawler Park Building Update

Lawler Park in Frisco has definitely taken off! Two models complete and another a couple days away.

There are currently 8 homes from the frame stage up to the electrical stage.

The signs are almost all in, walking bridge complete and trails are almost down as well.

Darling Homes has sold a tremendous amount that they are almost out of lots in the Arbors section. Highland Homes is not too far behind and since the models are now open, anticipate a jump in both traffic and sales by the end of the year.

Lawler Park Amenity Center Underway

The amenity center at Lawler Park is underway. The newest Frisco community has over 16 sales and is coming along very well.

The Highland Homes model in the Arbors is complete and a couple weeks for the Darling Homes model to be complete.

The most exciting news is the Darling Homes model in the Crossing. It is a two story home that will be the first you see of many in the Frisco new home industry.

It encompasses not only a large master and main kitchen downstairs, but it also includes an additional suite area on the first floor! Which has a bedroom area, living area, walk in closet and KITCHEN! Oh yes, 2 kitchens on the first floor!

Darling Homes in Lawler Park has seen a tremendous amount of new home buyers and have already contracted 9 homes!!!

Since then, Darling Homes has raised their pricing $10,000, and that is in the first month with no trailer or model!

The picture above shows how far the two models for the Arbors have come with Highland Homes in the lead, and Darling Homes on the other side with pipes coming out of the ground.

Richwoods Putting the finishing touches on the Entry Wall

As you can see above, Richwoods in Frisco is placing the double pyramids on the posts of the entry wall.

It’s still a very, very crowded new development that is very rare for new communities. All of the builders have almost completed their models in Richwoods and will all be complete by the end of September.

The amazing thing that has yet to happen will be the breaking ground of the Amenity Center on October 1. It will definitely bring many current homeowners from across the street in Hunters Creek and Turnbridge Manor to gander at the builders and take a hard look at moving.

Eliminate your PMI from your monthly payment in Frisco

If you are looking to buy in Richwoods in Frisco or Lawler Park in Frisco, would you like your monthly payment to be smaller? If so, I can help most of you.

If your down payment on a new home in Richwoods or Lawler Park is less than 20 percent of the appraised value or the sale price, you must obtain private mortgage insurance, known as PMI, with your lender.

This allows you to bring to the closing table a smaller down payment because your lender is now protected against any default on the loan by you.

PMI charges vary depending on the size of the down payment and the loan, but they typically amount to about one-half of 1 percent of the loan, according to the Mortgage Bankers Association of America. They are also not tax deductible like interest.

Here is an Example on a $400,000 sales price:

Let’s say you put down 10 percent or $40,000. The lender multiplies the 90 percent loan, or $360,000, by .005. The result is an annual PMI of $1,800 which is divided into monthly payments of $150.

Most home buyers need PMI because 20 percent of the sale price on a home is a lot of money; for instance, that’s $80,000 on the $400,000 home. Home buyers must maintain the PMI premiums until they cross that one-fifth-of-principal threshold, a process that can take years in longer-term mortgages.

But I have a way to reduce that extra $150 a month to $0. Not every one of my clients will qualify, but the majority of them do and already have.
