  Southgate Homes is a custom builder building at The Canals at Grand Park in Frisco. The designs are very unique and definitely stand out from other builders in Frisco.  
 Southgate Homes owner, Jay Hankla, has been around a while and it shows! He is also personally involved in every step of the home building process.

Lexington in Frisco plans for three gates for entry


  Above is one of the three entry gates for Lexington in Frisco. This location is on the East side of the property and is the street in between Independence High School and the Sorano community.  
  There is also a lot of stakes at that entry which normally means that the lots are being played and digging will begin shortly.  
    
   Rain has caused a slight delay, but the majority of development is on schedule.

Lawler Middle School at Richwoods in Frisco on track for an August 2017 Opening. 


  Lawler Middle School at Richwoods on the corner of Coit and Rolater in Frisco is on track for the projected August 2017 opening. 

 Lawler Middle School will be the first school in Frisco with the new exterior look.  

    Lawler Middle School will relieve Vandeventer Middle School also located within the Richwoods development. 
 Cranes are everywhere and there are workers daily digging trenches and laying the framework. 

  The Layout of Lawler Middle School will not only include the school building but a track with a large flex field in the middle of it. One additional football field, tennis courts and 2 long jump lanes are also planned as well.

And yes, there is hope that the new father will show up down the street, I’m pretty sure he’s moving to Tennessee. 
  
On July 1st, 2015, the Tennesean reported that:

Tennessee native Justin Timberlake is Nashville’s newest resident after the pop-singer and new father brought a nice chunk of land in Williamson County’s Leiper’s Fork community. 

Timberlake reportedly paid $4 million for the 126.63 acres of land on Old Highway 96 in Williamson County.

The Tennesean also reported: “In December Timberlake’s mother and stepfather, Paul and Lynn Harless, paid $2.83 million for a 10,000-square-foot home that sits on more than 10 acres in Brentwood.”

I’m pretty sure Granny Timberlake didn’t spend that much money for a house that big for herself and her husband! Probably knew about a grandkid moving close by. 

 They even fooled my wife!!!

 

BUT … Justin, if you read this, change your mind and move to Frisco! You can be a Dallas Cowboys fan with me and we can take our kids to Hope Park, it’s amazing!

The Eastwood Floorplan by Landon Homes incorporates everything a new home buyer wants in Frisco!

I’m serious. 

The Landon Homes Eastwood Floorplan should be on any buyers list to stroll through this weekend at Richwoods in Frisco!

(Pictures do not do this one justice. I have done my best, but I highly suggest taking a look.)

Clearly, looking at the exterior pic at the beginning, the Stucco and tile roof colors just work. The up-downs on the roof pitches and multiple down lights ,I’m sure, add to the overall appeal. My ONLY recommendation to Landon would be to take the divided light windows out entirely in the front, and the exterior then would be perfection!

 

The entry opens to a 6.5 foot wide two story hallway with a spiral staircase to an upstairs bridge area overlooking the two story great room. 

To the left before the stairs, there is a dedicated study, oversized utility room with mud bench and guest bedroom with a full bath and walk in closet. Continuing back through the entry, the long dining room takes you to the butlers pantry on the right and a second staircase to the left before the kitchen. 
  

The kitchen is large with plenty of room for seating at the island and cabinets are everywhere. Breakfast nook is perfectly placed towards the back of the kitchen with oversized walk-in pantry and a smaller second office area/homework station before the back wall. 

The two story great room is almost 18 feet by 20 with a fireplace in the corner and wall of windows in the back by the patio. Covered Patio is around 17 feet by 9 feet. Powder bath is perfectly placed between the curved staircase and the great room. 

  

From the Great room, the Master bedroom is huge at 15 feet by 16 feet with views of the backyard and connected to the master bath through French doors. 

  

It’s a cozy master bedroom size, where a lot of builders try to create a sitting area which most buyers do not even use.  

  

Master Baths are not always functional, but this layout really works! Again, it’s a cozy size and space is used very well. The Master closet has a”non-over the top” look and locates the boxes at the ends with hanging rods on both sides. 

  

Upstairs is amazing! I have never seen it before. Ever. 

So not only does Landon incorporate around a 19 foot by 21 foot open gameroom, but on both sides there are options for either a media room or a 6th bedroom and bath. Towards the front of the gameroom there is a 19 by 12 foot “Kid Zone” which Landon dubbed it and it REALLY makes sense. From small toddlers to teenagers, this space will be used, for sure! 

  

Here’s where Landon really uses its second floor space and makes this Floorplan 100% functional. Too many builders try to squeeze the bedrooms upstairs in at a 11 foot by 14 foot rectangle and connect the Jack and Jill bathrooms to as many rooms as possible to save on less bathrooms. 

Well, all 3 secondary bedrooms are not only OVERSIZED but they ALL have their own bathroom! WOW! (Might be the number 1 complaint from buyers regarding the size of the secondary bedrooms.)

Maybe it’s Landon Homes designer, but all 3 rooms felt enormous with all 3 including walk in closets. There is one in the front of the house tucked away and the other two can be accessed across the bridge from the gameroom to an oversized hallway about 9 feet by 6 feet.

Overall, the Eastwood Plan is exactly what every buyer that I have ever spoken to in my 13 year real estate career describes as their wants and need combined.

Since the release of their new model, Landon Homes Eastwood Floorplan, and the release of the new Phase 26 Richwoods Haven 36 of the 41 lots, sales have been just going crazy! 

  

The advantage of booking a lot in Phase 22 is you will get additional discounts. Landon is ready to close that phase out and move on to 8 remain no available lots in Richwoods Haven and another additional 5 lots when the city releases them.

Bretton Woods in Frisco Drivng Tour. Enjoy!


    Bretton Woods in Frisco plans to be 120 lots on 86 stunning acres of mature trees. It’s rare to find mature trees surrounding a new home development but Bretton Woods will offer that to new home owners.  

 Bretton Woods is located off of Preston Road and almost at the intersection of 380. There is no doubt in my mind that this will not only be a fantastic place to live but it will also be a great investment for the future with all the development that will be completed soon nearby.

 Bretton Woods layout is very nice and unique. The developer Lennar did an excellent job on the massive entry features and where each lot has a view! Now that’s rare!

Prairie View in Frisco Update with American Legend Homes, Highland Homes and David Weekley Homes

 Prairie View in Frisco is a 163.5 acre new home community with current award-winning builders American Legend Homes, Highland Hones and David Weekley homes.
  Prairie View in Frisco opened around November 2015 and they are selling homes like crazy! Normally, when any community opens in the winter months the pace is extremely slow even in a good housing market.  This is NOT the case here!

  I’m pretty sure that location, amenities, affordability and luxury builders have a lot to do with the demand here. So let’s run through these for Prarie View in Frisco. 
  Prairie View is located North on Coit Road right after Panther Creek. I would say it’s around 10 minutes North of Highway 121 and maybe 7 minutes to Dallas North Tollroad.  Also, amenities such as grocery stores, gas stations and restaurants are also around 6 minutes away in a couple different directions.  
 Prairie View boasts it’s 4,500 square foot amenity center dubbed the “The Prairie House.” Along with a fantastic park and playground, The Prairie House has an outdoor fireplace, resort style pool with a tanning ledge, underwater bench and a splash pad for the little ones. 

  It’s ideal for anyone wanting to get away from the daily routine of our busy lifes.  
 Prairie View also has “pocket parks” throughout the community along with winding trails designed for jogging, biking and casual strolls. There is also acres of green belts for practices or pick up sports games! 

  The community is set up in Phase 1 (which they are currently in), and Phase 2a and 2b. Highland Homes and David Weekley Homes currently have the 55 wide lots and  American Legend Homes has the larger 65 foot wide lots.  
 All 3 builders are easily in the top 10 for builders in DFW and have been there for a while. Looking at the lot size and each builders prices based on square feet, to me the larger lots at a lower base price seems to be a better deal with American Legend Homes with what they include in their base price. 

 Also, American Legend Homes is the only builder that is “semi-custom.” What that means is they will allow some small modifications, when pretty much every builder in this price point will NOT allow modifications.  

 But overall, Highland Homes and David Weekley Homes have their advantages but they are just not leading at Prairie View in pricing.  

 In the first Phase for American Legend, they have a total of 73 lots and have sold 20 as of yesterday, so some of the prime lots are still available. Highland and David Weekley do have a couple left that would be considered oversized or premium as well looking at their available lots.

Shaddock Development purchases 127 acres from Brinkmann Ranch in Frisco for 500 lot new home development called Shaddock Estates!

Shaddock Development closed last week on 140 acres on the North west corner of Independence Parkway and Main Street.  Current plans for The Estates at Shaddock Park in Frisco are for 455 total homes with the first phase around 120 homes.

Lot sizes plan to be 55 foot wide, 65 foot wide and 74 foot wide for Shaddock Estates. What I have heard is Village Builders will have a larger chunk of the smaller lots and Darling Homes have taken the larger lots. 

  
I’m sure the Estates at Shaddock Park will be another incredible community being across from beside Lexington and down the street from Emory Park.

Lexington in Frisco, the newest Gated community in Frisco, is well underway. Streets are graded, a portion of retaining walls are up and there is constant activity on the community so they look right on schedule. This will be a new Richwoods!

  
Plans are different for each builder, but I expect the first sales trailers to drop July or August from the development stage. 

Lexington is going to be an amazing Gated community with some of the top builders like K Hovnanian Homes, Landon Homes, Toll Brothers Homes, Shaddock Homes and John R. Landon homes.
