WOW! Southeast Community Park coming on 104.5 acres in East Frisco!

An extension to Harold Bacchus Community Park, there are plans for Southeast Community Park that will include the Extension of Taychas Trail.

Bethany Mews at Montgomery Farms in Allen offers Luxury Homes by K Hovnanian

City of Frisco to discuss Dallas Cowboys Training Facility and Headquarters Site tonight at City Hall at 6:30pm!

Tonight at the City of Frisco Planning and Zoning Commission meeting at 6:30pm at City Hall the new Dallas Cowboys Training Facility and Headquarters area will be discussed. The 91.6+ acres on the northwest Corner of Warren Parkway will be a Multi-Use Event Center with not only the Cowboys but office space, a hotel, restaurant and multi-use event center development.

Current plans look like around 8 stand alone pad sites for restaurants and also around 7 parking garages. Some even 7 levels high.

I would be in attendance tonight if it wasn’t for the first Richwoods HOA meeting tonight. But I will have someone there to report back on what took place.

Frisco, Texas Voted #1 Mid-Sized City to move to in the Nation!

It’s what I try to explain everyday and now with a national study I have some real numbers to support me.

“Frisco, Texas is the #1 Mid-Sized City to move to in the Nation!”

With low crime and top schools, Frisco has skyrocketed to the top of the list of best mid-sized cities in the country to move to!

According to “MSN Real Estate Top 10 Mid-Sized Cities” and a new study released recently by Movoto, they came up with its top 50 cities. Each city was ranked from 1 to 100 based on the criteria below (1 being the best and 100 being the worst) and the averaged for the Final List. Movoto calls this the “Big Deal List.”

• Number of homes for sale per capita
• Cost of living index
• Unemployment Rate
• Median household income
• Crime rate
• Quality of schools

A mid-sized city was considered with populations of between 125,000 and 200,000. The sources for data included the U.S. Census, Movoto Real Estate’s listings and the website GreatSchools.org.

After analyzing the criteria this list is based on I feel that it is spot on but missing entertainment/things to do. Then I asked myself the question: “how would anyone rank that?” So this list is legit.

#1. Where Homes are Available

It’s pretty important to make sure you can easily find a place to live if you are considering to make a move and this should most definitely be the most important. Frisco is only around 50% built out with a current population estimated around 136,000 so plenty of homes to be on the market both pre-owned and new. They came in at number 37 of 100 for this category. Next.

#2. The Cost of Living is Comfortable

Taking into consideration the costs of housing, food, healthcare, utilities, groceries, transportation and goods and services is super important. Frisco has pretty much everything new for the previous years so coming in at number 45 of 100 around the middle makes sense for cost of living.

#3. Show me the MONEY

Unfortunately, money sneaks in by looking at Average Household Incomes. This though is a very important aspect of a community because the people make the community. Frisco came in at number 3 of 100 with an average of $90,000 a year. Most of Frisco residents jobs are nearby in Plano with many, many many headquarters of large corporations.

#4. No Jobs Anywhere

Unemployment was added to make sure there was a job for you when you moved to the city. Frisco came in at number 5 of 100 and again this has to be due to the abundance of headquarters nearby in Plano.

#5. Hide your kids, Hide your Wife

Crime Rates were factored into the mix. I can’t think of ANYONE that likes crime! Frisco came in #1 of 100 here. Thank goodness!

#6. Be Cool, Stay in School

Education is an important factor in any community. Frisco came in at number 1 of 100. Duh.

Movoto says this about Frisco:

“It is safe, it has a stellar school system, and a helluva yearly income. Perhaps that’s why Frisco is one of the fastest-growing mid-sized cities in the country, or maybe it’s the delightful ring to its name, or maybe it is simply because they are so darned friendly there (rated one of Forbes’ friendliest cities, in fact!), but whatever the reason — and there are a lot to choose from — people are flocking to Frisco.”

I’m a very blessed professional to promote and help make the city of Frisco even better by educating the public about new communities. And considering I don’t have the time to look at every city in the Nation and rank them, it’s great to hear that everything I have been touting has been correct!

But honestly, raising a family here with two young children is absolutely incredible! I have been the head coach for Soccer and T Ball and the families and kids are incredible. We frequent Jenny’s Donuts on Saturday mornings and watching all the families with little kids come in show how amazing Frisco is.

Then add in the Dallas Cowboys moving here, Stonebriar Mall, Highway convenience, restaurants and overall quality of life I can’t imagine anywhere else having anything on Frisco, Texas.

Whole Foods coming to The Village at Frisco?!?

Whole Foods has FINALLY decided on its location in Frisco off of the Dallas North Tollroad and Lebannon! So now Frisco residents don’t have to drive to either Plano or Allen to get the Whole Foods fix

Whole Foods has been looking for a couple years now in Frisco at this location or two others on Preston Road. But now since a big developer that is teaming up with the Wades and Newmans of Frisco to develop the 110 Acre, they are all in!

The first of many new developments/retailers that will take advantage of being close to the Dallas Cowboys new practice facility across the street. The Wade family has owned this piece of land for over 100 years, but now is the time.

The development will most likely be “The Village at Frisco” just like The Village at Allen and The Village at Fairview. But it looks like it will either be called Wade Forum, Wade Park or The Forum at Wade Park.

Sources tell me that the current plans consist of 110 acres of multiple uses containing around 585,000 square feet of retail, 96,000 square feet of office over retail, 2.3 million square feet in multiple mid to high rise buildings, 700 multi-family residential units and 125 single family residential units.

New Home Neighborhoods in Frisco and status on their Lots

Above are the numbers as of 12/31/2013 of all Frisco Neighborhoods that have lots not currently built on. It shows the “LI” which is Lot Inventory – which are lots that have been released by the developer. And “PL” which is Pipeline Lots that will become available in the bear future.

After taking a quick look, at first it just looks like a lot of numbers. But I did notice something that is very good for new buyers.

Forget about the “LI” column and just look at the total and PL columns. If you see the same number in both that means that they are new communities and will be available very soon.

But why is that a big deal you ask?

It’s very simple.

In my 11 years of selling new homes I have seen pretty much everything from both the builder and buyers sides. But consistently I have seen the first buyers ,regardless of the current market, come out way ahead from an equity position if they need to sell.

When developments open up, if you have the vision and ability to contract quickly you WIN in the long run. The builders initially price the homes way under to get sales going and boards in the air. It also allows the salespeople to create excitement by the amount of homes that are already sold. Then that is when they raise prices.

And of the 11 new developments opening, I would say that 5 or 6 have the potential to raise in prices tens of thousands of dollars in the first six months. A couple I KNOW this will happen is Diamond Point Estates, Liberty Crossing and Kingswood Village.

Those three will most likely make those initial buyers very comfortable financially in their minds and also put them in a great location and great community.

McSpedden Elementary in Frisco is ahead of Schedule!

Take a drive through Lawler Park and you will see around 85 to 100 cars parked near the new McSpedden Elementary.

The attendance zone for McSpedden has been finalized and students that are on the East Half of Richwoods and all of Lawler Park will attend McSpedden. The West half of Richwoods will still attend Curtsinger for 2014.

And it looks like the gym is up and the main areas including the roof. McSpedden was planned to be ready June 1st, but sources told me most likely it will be August.

Lawler Park in Frisco starts moving dirt for Final Phase #3

I drove my son through Lawler Park to see the progress of his new Elementary McSpedden and when leaving I noticed the big trucks.

I am pretty sure that Phase 3 of Lawler Park was not supposed to start this soon but it makes sense with the current low supply of developed lots in Frisco.

The main drawback to Phase 3 is that I am almost 100% positive that there will be a significant price increase due to the demand. But we shall wait and see!
