Light Farms in Celina just makes sense!

20130726-095349.jpg

It was a year ago and I got a call from Candy Evans, THE only Dallas Real Estate Blogger, and she asked me about Light Farms in Celina.

I said, “Huh? Light Farms? Celina?”

20130726-095629.jpg

She continued with she has heard that it will be the next best community and has everything going for it, and honestly I was very skeptical.

Until Yesterday.

20130726-095823.jpg

Light Farms in Celina right now is perfect for a large amount of buyers that I speak to on a daily basis.

Here are 5 reasons why Light Farms WILL be a fantastic community for many, many new home buyers.

20130726-100134.jpg

#1. Location

I focus on Frisco communities and a year ago had a hard time getting comfortable with Celina as being a desirable location. But now after driving it, being a visionary and realizing why it makes sense, Light Farms could be a better location than Phillips Creek Ranch, Richwoods or Lawler Park.

20130726-100601.jpg

The Dallas North Tollroad WILL continue directly by the community. (See above) It is literally right off the Tollroad. This has a huge advantage for communities and makes Light Farms attractive with its accessibility.

20130726-100902.jpg

#2. Builders

The builders that will be building in Light Farms are American Legend Homes, Darling Homes, Lionsgate Homes, Drees Homes, Shaddock Homes and Highland Homes.

20130726-101109.jpg

I have sold homes with every one and the quality, customer service and track record all give Light Farms a big advantage over other communities. They are all successful and build great homes. Not one bad builder.

20130726-101246.jpg

#3. Price

With these builders and the timing right now of the grand opening, ANYONE who makes the decision to contract in the next couple months are sitting pretty with equity.

In new home developments, the key is buying right. And in the beginning the builders do not know exactly what their homes will go for market, so most of the time they underprice and the market shows them they are too cheap. For instance, Lionsgate has sold 16 here and their model isn’t even complete! This shows the demand was there and the buyers jumped since the prices are so much less than the communities they were looking in Frisco, Allen, McKinney and Prosper.

20130726-101840.jpg

See the map above. Light Farms is on 908 acres and plans for 2,700 homes at build out! This alone should make sense to you by “getting in early!”

#4. Retail

I know what you are thinking, “Retail? What’s this guy talking about!?!”. Well, it’s coming, breaking ground very, very soon!

20130726-102155.jpg

There are two MAJOR developments that will be coming on two corners of highway 380 and the Dallas North Tollroad. The first is Frisco North.

The Frisco North Development will be located on the South West corner or 380 and the Tollroad and consist of retail, apartments and commercial space. Cinemark has already announced a 14 theatre movie theatre there!

20130726-102841.jpg

On the North West corner, Mr. Jack Matthews purchased 157 acres and plans for more retail, office, hotel and entertainment. Jack is with Matthews Southwest and they have developed The Tribute in They Colony as well as the Omni in downtown Dallas.

SLAM DUNK with those two projects coming to life!!!

20130726-103414.jpg

#5. Light Farms Amenities

With 4 pools, 4 tennis courts, a fitness center, hike and bike trails, playgrounds/parks and close to 132 acres of the community as green space; Light Farms wins!

20130726-103645.jpg

At the pool they have a concession area! What community has that! Also, the fact of around 132 acres of green space will make this place look great.

20130726-103804.jpg

After actually seeing it, it makes sense.

If you are interested in Light Farms and would like more info on builders, the plat map, available lots or want a tour of the community; text or call me today at (469) 733-2723.

20130726-104018.jpg

The available signs above will be gone very soon and those buyers will make a fantastic decision to buy in Light Farms in Celina.

“And don’t forget to ask me about my 4% Total Rebate for this an next month in Light Farms for my clients.”

Saddlebrook Village by Lennar Homes in Frisco

20130724-102600.jpg

Saddlebrook Village in Frisco has a couple things going for it.

#1. Location.

It is off of Teel and Lebannon. That I a great location for the price.

20130724-102805.jpg

#2. Community Size

It is a smaller community that will be easy in and out. Also, they just opened 2 weeks ago and have sold 4 of the first phase of 40 lots, so selection of lots is there.

20130724-102936.jpg

#3. Grand-Opening Prices

Prices start in the low $300’s.

20130724-103024.jpg

#4. Finish out.

They are finishing out these homes with upgraded materials because they basically buy them in bulk and can offer homes at a lower price than most builders in this price point. I call them “The Costco of builders!”

20130724-103210.jpg

For more info on this incredible community in Frisco called Saddlebrook Estates down the street from Phillips Creek Ranch text or call Brad Holden at (469) 733-2723.

Drees Homes to build in Villages of Stonelake Estates with Lennar Homes in Frisco

20130724-095623.jpg

Drees Homes plans to build in The Villages of Stonelake Estates with Lennar Homes in Frisco.

They currently build in the first phases, but they will join Lennar for quite possibly the best location of Stonelake Estates off of Independence.

20130724-095807.jpg

I did find out one very important aspect of this new section that will be very appealing to buyers.

The standard size lot will be 64 foot wide by 133 FOOT DEEP! That is an incredible size of lot for a new home in Frisco.

At Richwoods, Lawler Park and The Arbors of Willow Bay across the street, a standard 65 foot wide lot is only 115 feet deep. So just think that if you have an additional 65 feet wide by 18 feet deep rectangle, that will increase your backyard space significantly!

20130724-100225.jpg

I spoke to the salesperson at Lennar yesterday and he is very excited to start Pre-selling this neighborhood and sees it as one of the best values per square foot on a couple of his bigger plans that Lennar will be offering.

Where Lennar will excel over Drees is not only on price per square foot, but the new Freedom Plan that they will offer at The Villages of Stonelake Estates.

20130724-100756.jpg

The Freedom Plan by Lennar will start at 3,861 square feet and will have a layout that I have never seen before in this price point.

It will include a private suite at the front of the home that will be part of the home, but can easily give anyone complete privacy.

It will feature a bedroom, small kitchen, small living room, bath and its own entry to the house on the side with a porch. This is incredible!!!!

“Besides, where can you find two kitchens on the first floor of a home in the $400’s?!?”

On top of all of this, the community will be allowed 20 foot setbacks instead o the normal 25 foot setbacks on the lots.

To be put on Brad Holden’s waiting list for The Villages of Stonelake Estates, Lennar Homes or Drees Homes text or call Brad Holden at (469) 733-2723 today.

And don’t forget that I provide my clients the best rebate in Frisco with my 4% Total Rebate if you let me represent you at contract.

5 Reasons Why Dallas Cowboys move to Frisco, Texas helps Real Estate for the City of Frisco

20131118-101035.jpg

I think this would be a good thing on multiple fronts, but lets talk real estate.

1) Players may move and establish homes in Frisco. I have seen many professional athletes move to Frisco to raise a family like former heisman trophy winner Tony Dorsett, Jason “Jet” Terry and Marcus Spears. This is good for bringing the “celebrity factor” to the community for re-sale.

2) Frisco will get press (continually) with the Cowboys headquarters here. Whenever Dallas Cowboys news is on, Valley Ranch is normally mentioned. So substitute “Frisco” for some incredible branding exposure. Frisco will be associated with Dallas for new business relocations to consider to raise their family.

20131118-101210.jpg

3) This will further solidify Frisco as a “sports” city. Currently having the Dallas Stars, FC Dallas, Frisco Roughriders and the Texas Tornadoes has brought a great amount of attention to Frisco as a sports mecca for professional and children as well. Every client that had a family that I have ever sold a home to has asked about the “sports” in Frisco. Huge factor for many when considering to buy!

4) Frisco location and highways are very well positioned for players to get to/from practice and home/nightlife/airports, etc. with the Dallas North Tollway and 121. The players will put Frisco on the top of their list since the majority of the time they will be at the practice facility. More players, more excitement and more money for the city.

20131118-101603.jpg

5) Travel/tourist income will increase significantly! Press, visiting players and families (recruits, etc.) and the myriad of businesses that do business with the Cowboys will add more revenue to the local hotels and restaurants. More money, nicer retailers, restaurants, luxury hotels all drive up real estate values.

There you have it, Top 5 Reasons the Dallas Cowboys move will positively effect Real Estate in Frisco.

If you are considering Frisco to relocate to or would like more information about Richwoods, Lawler Park or Phillips Creek Ranch call or text Brad Holden at (469) 733-2723.

KHOV selling crazy in Avignon in Plano!

20130723-204157.jpg

Avignon in Plano has had a rough start. It began as a high end custom community, but not anymore.

Recently Toll Brothers has started selling and they are selling anything and everything they put on the ground. The appeal of Avignon is two things: location and schools.

20130723-204406.jpg

Everyone has heard how good Plano Schools are, but Avignon is actually the only fantastic location off of Windhaven and a block from the Tollroad with access to anything.

Enter KHOV.

Capitalizing on other custom builders misfortunes, KHOV came into Avignon and purchased the remaining 45 lots.

Toll Brothers developed a second phase of Avignon, and KHOV saw the opportunity to come in and match their unbelievable sales for high end homes.

Here’s the catch, KHOV starts in the $540’s!

20130723-204747.jpg

Granted the lots are standard in the first phase at 75 wide and 75 deep, but for the location it really doesn’t matter. In phase two they do have some 80 wide by 80 deep lots and a couple oversized available.

20130723-204932.jpg

Another advantage that new KHOV buyers have is instant equity due to the custom homes all around the lots. I personally know a family that built a home for 1.2 million!

20130723-205102.jpg

“Since this February, KHOV has sold 22 of their 45 lots! This is an amazing feat in Avignon in Plano!”

They are running a $20,000 incentive for this month and still have some great lots available.

For more info on KHOV or Toll Brothers and to learn about my 4% Total Rebate on a Toll Brothers or K Hovnanian home, call or text Brad Holden at (469) 733-2723.

BREAKING NEWS: Dallas Cowboys to move Practice Facility to Frisco Texas!

If you don’t think Frisco is the place to buy a new home, think again.

20130722-223123.jpg

The Dallas Cowboys Football Team will be moving from Valley Ranch in Irving to Frisco Station off the Dallas North Tollroad and Warren Parkway in Frisco, Texas.

You heard it here first!

As a Frisco resident and a huge Dallas Cowboy Fan, I am ecstatic. But not only me, every resident should be thrilled at this announcement.

The Dallas Cowboys plan to build a 10,000 to 12,000 seat practice facility that will allow the team to have fans watch some practices during Pre-season. Noting like Valley Ranch, aka “Fort Knox”, no ins or outs!

This will not only bring in hundreds of millions of dollars to Frisco, but it will jump start the appeal and attraction for businesses and families to want to call Frisco home!

The Cowboys have called Valley Ranch their home for their practice facility since I was 6 years old (for a total of 28 years), but things are changing.

Frisco will be their new home.

Not only did their bubble facility collapse a while back and they have not had an indoor facility since, but the location just will not work with the outdated facility at Valley Ranch and the long drive to and from the nearby highways.

Additionally, there is no dining area for the players that has been a must for some of the newest facilities around the league.

20130722-223937.jpg

Enter Frisco.

Frisco Station plans to be on the Northwest corner of the Dallas North Tollroad and Warren Parkway on a 317 acre site. Houston-based Hines Development recently unveiled plans 4.5 million square feet of office, 40 acres of retail space, 2 hotels (1 full service and 1 limited service) and single family homes with apartments and town homes added to the mix.

20130722-225315.jpg

Hines has developed Petco Park in San Diego, California and Toyota Center in Houston, Texas. They are one of the worlds largest private developers and are very experienced in all types of development such as sports complexes. Also Univest, Rudman Partnership and the Frisco Econimic Development Corp. will partner with Hines on the project.

What’s even better than having the Cowboys indoor facility down the street where you live? See below:

When the indoor facility is built they will SHARE the complex with the Frisco Independent School District! And this will only bring large tournaments, playoff games, possibly bowl games to Frisco, Texas.

Not to mention, residents with students in FISD athletics will most likely have the chance to play their playoff and championship games in the facility like they do currently at the FC Dallas Stadium.

20130722-230723.jpg

“For kids to play on the same field as Tony Romo is a big deal!”, exclaims Josh Patton a Frisco resident.

And yes it will be. If construction on Frisco Station get going sooner than later, the Cowboys will make the move by 2016. (By this time the Dallas Cowboys will have another 2 Super Bowl trophies though.)

In summary, Frisco is and will be THE place to be in the future. We have brand new everything, the best schools in DFW, the hottest new home communities and now the Dallas Cowboys!!! What?!?

For more information on new homes in Frisco or the newest communities in Frisco like Richwoods, Lawler Park, Phillips Creek Ranch or Liberty Crossing call or text Brad Holden at (469) 733-2723.

Frisco Fires in Grayhawk turn out to be 2 Sumeer Homes and a Newmark Home

20130722-214331.jpg

Two of the homes that were caught on fire in Frisco were Sumeer Homes and the other was a Pre-owned Newmark Home in the Grayhawk community in the past couple weeks.

Grayhawk is the farthest West in the city of Frisco. It borders Little Elm with highway 423 as the line. This on top of the amount of investment properties that were purchased at the very beginning of the development make Grayhawk as number 1 on my Bottom 10 Frisco Neighborhoods

Now add possible arson to the list? One car and three homes? Well, it hasn’t been proven but sure looks like it.

Here is how the events have taken place:

20130722-215449.jpg

On May 23rd a car was reported set on fire on West Talon Lane. Three days later the first Sumeer Home on Viola Lane was on fire.

A little time passed then on June 8th the other Sumeer Home a couple houses down has caught on fire. Then on July 21st, a Pre-owned home on Burr Oak was vacant and for sell by Ebby Halliday realtors.

And to think that people are choosing to sell their homes and looking to move into a gated community speaks exactly to what I have been explaining regarding Richwoods.

Call or text Brad Holden today at (469) 733-2723 for more information on Richwoods in Frisco.

Best Deal in Frisco today is in Lawler Park!

20130721-155117.jpg

Above is 7660 Arches Drive built by Darling Homes in Lawler Park in Frisco. It is a 7450, 5 bedroom/4.5 bath home that is not only available for move in today, but is by far the best deal in Frisco!

20130721-155402.jpg

It has everything that you need/want! A 3 car garage, outdoor patio that includes a fireplace and gourmet chefs kitchen with stainless Steele appliances.

20130721-155705.jpg

The list price is $585,990. This is before the decision to add more landscaping in the front and to also add 4 Live Oaks in the backyard.

My best guess is they are willing to sell around 10-12% off list price. This is unheard of in this market and for a new home built by Darling in Frisco!

That makes it the best deal for a home ready to move in today!

And add in my rebate and you will buy with a $90,000 equity position! This is a great deal!

American Legend increases prices $4,000 in every community in DFW

20130719-131632.jpg

This is almost becoming a standard in DFW with residential home builders.

I was told the increase is in response to the higher cost of supplies, labor, land and demand. It does make sense to an extent but my clients that purchased an American Legend home at The Arbors of Willow Bay in Frisco in February have seen the base price go up $30,000 before this increase!

20130719-132151.jpg

Granted, the market will allow for increases right now, but the low interest rates and 1 month supply of homes will go away and prices will stabilize. I do believe though that in Frisco prices will continue to increase until the end of 2014.

20130719-132451.jpg

There is just too much demand and with the new 8 communities that have opened and/or will open on a couple months in Frisco, this is still the place to be.

Traffic Light at Richwoods entry at Independence and Kelmscot in Frisco

20130719-101715.jpg

Construction at Independence and Kelmscot in Frisco is the city installing a traffic light. This is strange to me considering no plans are in the mix to add lanes to Independence to make it a 6 lane.

But I am sure with 1,600 homes in Richwoods and the present residents of Hunters Creek and Turnbridge Manor it was bound to happen.
