First Home Closes in Lawler Park in Frisco

My clients, the Jackson’s, are officially the first home owners in Lawler Park in Frisco. They closed on a Darling Home and couldn’t be happier with the whole process, builder and sales staff.

This is the first of many this month and will continue for a long time now with the amount of homes that they are selling. Lawler Park has seen a tremendous jump in sales over the past couple months due to low interest rates, location, Frisco ISD and my 4% Total Rebate for my clients.

The Arbors at Willow Bay in Frisco only has 7 opportunities left in Phase 1

As of yesterday, there are only 7 spots left to take advantage of Highland Homes and American Legend Homes in The Arbors of Willow Bay.

American Legend has 3 lots available and 4 spec/inventory homes that will be ready most likely as soon as March.

When builders get to the stage of opening a new phase, there are good things and bad things about the remaining lots in the first phase. The bad thing is developers require different plans and elevations to surround each other for the look of the community.

This is a good idea for that reason, but bad for selection of floor plan. There are always 3 or 4 plans that knock your socks off!!! So the issue is you are very limited in the location to where you can build a specific plan.

But here’s the good thing.

Builders know which plans are highly desirable and which are not so much. So to move those lots, the builders most likely will be willing to give you a better deal since they know the popular floor plans cannot be built. This is a very good negotiating tool!

Highland Homeshas 4 lots left in phase one and 2 spec homes that could be finished in March. They are pretty close to the same situation as American Legend. The only difference is they have 3 lots that they acquired next door in The Villages of Willow Bay that they plan to spec out very soon as well.

Now here’s the secret.

In the next phase close to 70% of the lots will be 70 feet wide vs. the other 30% 65 foot wide. The builders will increase prices on the 65 foot wide 8-10 thousand and the 70 probably 12-14. In the phase after that, you have only 70 foot wide lots and oversized 65 foot wide lots that are much deeper. This will have another jump in prices when they open that section.

So to sum it up, if you are looking for a house soon and want to still be able to buy a new home in the $310’s, this is the place and the time!

Richwoods Landing and Country picking up Steam

CONGRATULATIONS to the Johnson’s who are the 2nd closing in Richwoods Landing in Frisco!

Richwoods in Frisco is exploding in both sales and closings since March of 2012 when the builders started selling homes.

The two larger lot sections, The Landing and The Country, were the last lots to get the green light through the city of Frisco and were delayed 3 to 4 months behind Richwoods Place and Richwoods Glen.

It might sound weird that there has only been 2 closings so far, but wait until the end of March. It looks like there might be close to 10. And I know for sure there will be 5 because they are my clients.

The country is actually pretty close to the same numbers as the Landing. The Country now has a total of 3 closings but will have close to 8 or 10 by March.

The builders in The Country are John Landon Signature Series, Toll Brothers and Newcastle Homes. What surprises me the most is that out of those 11 to 14 homes, 6 will close at more than $800,000!!!! I was not expecting that at all, but an very happy to see it!!!

A look inside Richwoods amenity center in Frisco


Richwoods in Frisco will not slow down!!! And a major reason is this one of a kind amenity center that the developer has brilliantly architected up and is delivering at the beginning of the community and not the end.

Every community that boasts a workout facility cannot compare to this over 4,000 square foot area below. The two rooms at the back (I am guessing) will be rooms for classes or a specific type of machines.

The one thing that will make the Richwoods amenity center stand out for residents is the banquet rooms. Each room will be available to residents to book or events or parties at a very reasonable price. The room in the back will also be able to open to the beautiful pool that will be an excellent backdrop for the gathering.

The pool will speak for itself. From the road, it does not look that big. But the picture below is only half of it. The company that installed the pool made a comment that it is the largest they have ever built in North Texas.

Frisco Real Estate Forecast for 2013

Last week I attended the Collin County Association of Realtors 2013 real estate forecast seminar held in Plano at the Plano Convention an Visitors Bureau.

They pulled a big dog in to talk so I could not miss this one. Lawrence Yun, the Chief Economist for the National Association of Realtors was slated to be the first speaker. Here are his highlights for both the nation and local economy for real estate.

He started by stating that Dallas is the “bright spot” in the nation for real estate in the country!!! This is because of affordability, job growth and demand. He also mentioned that comparing the trends of all cities only Phoenix has had a bigger upswing in prices and development but Dallas was very close behind.

He went on to give 3 Major Forecasts with his 15+ years of evaluating the real estate market and what he sees to come.

#1. Higher Inflation in 2015

There are no signs of an increase in inflation for 2013.

In 2015, he sees 4-6% inflation due to a couple factors.

The FED prefers a 2% max on inflation yearly. Lately we have been close to 0 for a while. The key factor is housing and housing has been doing very well the last couple of quarters. Also, the FED is allowing banks and financial institutions to borrow for 0% (from 2009 until 2015). The government has printed way too much money and has not slowed down. And lastly, the government spending vs. revenue is at a huge budget deficit and be prepared to a fiscal cliff 2,3,4,5 etc.

“He feels that the bottoming of the mortgage rates is RIGHT NOW!!!”

And he says that the rate in 2015 should be 5.5%.

#2. Higher Home Prices

The obvious, demand is up and supply is down.

“He sees a 15% increase in value (price appreciation) in the next 3 years!

Collin County Stats

Sales up 30% from November 2012!
Prices up 7% since November 2012!
Inventory down 22% in last year.

The reasoning behind this is the US adds 3 million people a year. Those people need a place to live. So both ownership and rental units increase. Unemployment is down and jobs are up. 8 year low in shadow inventory down to 15%!!!!

ALL THAT MAKES ME SMILE!!!

#3. More Unequal Wealth

This one was confusing to me but he said that since since the rich are getting richer, there is a higher demand in renters than home ownership. So this will drive up the renter market for the next couple of years.

In conclusion he said the interest rates should be at 4.1% by the end of 2013 and at 4.8% by the end of 2014.

So when do you want to buy, now at 3.25% or in 2015 when the rates are at 5.5%?!?

Richwoods in Frisco Construction Update

Richwoods in Frisco is EXPLODING!!!!

It’s hard to imagine that only one year ago this property was only a field! This post gives a summary of every section and builder of what is currently under construction in Richwoods. This is took me around 2 hours to complete so if there are errors, please understand. So here we go!

There is a Grand Total of 195 Homes today in Richwoods in Frisco!!!

This includes both homes closed and in various stages of construction from form boards, plumbing, foundation, framing, etc. Take a drive through on a busy day and there are probably close to 300 to 350 workers!!!

Now lets go through the sections of Richwoods and see how each builder is doing.

RICHWOODS PLACE – 64 FOOT WIDE LOTS – KHOV & LANDON HOMES

Richwoods Place accounts for around 42% of all construction in Richwoods. K Hovnanian has a total of 26 with 8 closed and 18 under construction. Landon Homes has a total of 57 with 24 closed and 33 under construction.

These total 83 and is amazing considering things began in March! There is also a new section within Richwoods Place called Richwoods Corners that might possibly be the best lots in the entire 1600 home community!

RICHWOODS GLEN – 74 FOOT WIDE LOTS – TOLL BROTHERS & LANDON

Richwoods Glen accounts for close to 39% of all construction in Richwoods. Landon Homes has a total of 61 with 12 closed and 49 under construction. Toll Brothers has a total of 15 under construction.

This totals another amazing 76 homes since March just in Richwoods Glen!!!

RICHWOODS LANDING – 84 FOOT WIDE LOTS – NEWCASTLE & LANDON

Richwoods Landing is the slowest in growth so far in Richwoods. There is only a total of 16 homes under construction and only 1 of those have been closed. Landon has 10 under construction and Newcastle has 5. The one home that has been closed is Newcastles.

RICHWOODS COUNTRY – 90 FOOT WIDE LOTS – LANDON, TOLL & NEWCASTLE

Richwoods Country has surprised me the most out of all the sections. There is a total of 20 homes under construction with 4 homes already closed! These are $500+ and selling like hot cakes!!!

Richwoods in Frisco final touches on amenity center foundation

The entire foundation of the Richwoods Amenity Center in Frisco has been poured this morning. It’s definitely an exciting thing to see.

The parking spots have also been poured living room for landscaping and etc.

Landon Homes, Toll Brothers, Newcastle and K Hovnanian Homes have all opened new sections of lots. The prices are all higher, but some are in a way better location.

For instance: Landon has opened up Richwoods Corners. It is a small section directly across from the amenity center in the front of the neighborhood. It is amazing and they already have 8 lots SOLD.

Things are definitely hopping on my own personal home as well. Below is the progress and it is looking fantastic!!

Live Oaks are unloaded at Richwoods in Frisco

This morning at Richwoods the first Live Oaks were unloaded for the entry. They plan to include Live Oaks, Magnolias and Red Oaks throughout the community.

The plan is to start on Independence and then continue through the entire entry.
