Standard Pacific Homes at Fall Creek in Allen are doing things right!!!

Today I was with a client at a walk-thru and was actually shocked. From the walk up, to the entry and to actually every room and hallway of the home was absolutely perfect. Normally, we do find issue and small minor nicks on the walls doors and other things, but this home was perfection.

As you can also see, the master shower and tub is a great feature with the upgraded second shower head and the beautiful glass backsplash on the tub.

On top of this the location of Fall Creek is unbelievable being right off 121 tucked away by beautiful mature trees.

I have sold now over 60 homes in Richwoods and Lawler Park in Frisco Texas. Through these many transactions, I have seen the new trends that buyers are looking for and builders are making their dreams come true.

This is what I feel is coming up in the years to come that is changing in New Construction in the years to come for North Texas families, and he gave me some interesting things that he saw in General and what Darling is doing to make their floorplans timeless and sellable in the next Decade. Lawler Park in Frisco Construction Update

Lawler Park in Frisco is exploding!!! There is currently 30 homes under construction as of today!!!

In the Arbors section, there is a total of 21 under construction. Highland Homes has 10 and Darling Homes has 11. 10 of them are all form boards but the other 11 are up!!!

The exciting news for the Arbors is that the developer has finally begun moving dirt on the 2nd phase as you see below. They are running out if lots to sell and these lots plan to be ready for summer I 2013.

In The Crossing at Lawler Park, there is a total of 9 homes under construction. Highland Homes has 5 and Darling Homes has 4.

The amenity center is also coming together very nicely. The stone is halfway up and they are working very hard on the pool.

But the most exciting aspect of all is there will be a couple homes that will be ready to move-in in December available, and even more in January and February. This is great for people to be able to get in sooner than later.

The builders still have their grand opening incentives and plan to have them until the end of the year. They also will both be raising prices again on the 1st.

With my clients contract this morning with Darling Homes in Lawler Park, this puts Darling at 20 homes sold!!!

It is picking up extensively in Lawler Park and is very strange that in November there is this much activity in a new home community.

Sia Mianab is extremely excited with the sales and is very happy with the way things are going with everything in the neighborhood.

Next month, Darling Homes will raise the prices $8,000 at the first of next month due to the prices of lumber and land costs.

I will also be offering any of my clients that purchase a Darling Home by the end of this month a 4% Total Rebate to use for closing costs, additional upgrades or cash at closing.

Landon Homes in Richwoods Place has released the highly anticipated Phase 10 and Phase 11!

Max Luce has already almost completely have commitments on each lot in Phase 10 and 8 to 10 in Phase 11.

The prices in Phase 10 went up $10,000 and in 11 went up $13,000.

They are pouring today!

Thing are really beginning to take shape at the Amenity Center at Richwoods in Frisco. The pool has been poured and right now they are beginning to pour the entry streets and will end with the circle drive.

This is on top of the tremendous time and man power spent on getting the ground ready for the building.

The Resort Style Pool at Richwoods in Frisco has finally been poured. It has seemed to have taken a pretty long time to get this far, but it’s not everyday you see a 10,000 square foot pool being built in Frisco.

Today Darling Homes hosted a Realtor event today with a tremendous showing. Probably around 100 realtors showed up and toured both the Arbors model and the Crossing model.

Why Richwoods in Frisco Matters!

When my clients are considering different neighborhoods, the normal questions of location, quality of builder, schools etc., are always the main factors, which they should be. But there are a couple very noticeable items that get overlooked that make a community extra special. And these are why Richwoods really matters.

#1. Trees!!!!

I always have clients that ask where they can find a new home community with large mature trees that touch over the streets like in Highland Park in Dallas. This is almost never going to be found in new communities since there are mostly flat land areas and a couple large trees the developers have saved throughout the green areas.

In Richwoods, every home is REQUIRED to have 4 trees in their front yard!!! Normally in new home communities you will only see 2! This really helps the streets with a more natural look and will really help 10 to 20 years when they all provide shade on every lot.

#2. Different Front Elevations

The developer has made sure that you cannot duplicate a house beside or across that is identical. This really helps the community and streets to have variation and uniqueness.

#3. 10 Million Dollar Amenity Center

Currently under construction, this enormous pool, fitness center and banquet room will make Richwoods the most sought after community in Frisco.
