ATTENTION: A Brampton Floorplan Back on the Market at Richwoods in Frisco – Complete on Oversized Lot and a Cul-De-Sac!

20140129-184855.jpg

Another incredible opportunity to move into Richwoods NOW! This Brampton Floorplan by Landon Homes in Richwoods Place is available to be sold today!

20140129-185352.jpg

This is the actual home and it is Loaded with Upgrades! It is a 4 Bedroom 3.5 Bath home coming in at 3,839 square feet. Almost the entire first floor is hardwoods.

20140129-185537.jpg

The reason why this Brampton is so desirable is for three reasons. One, it is on an oversized lot. Two, on a cul-de-sac. And lastly, it’s ready to move in NOW!

20140129-194145.jpg

The kitchen has a unique backsplash but looks very good when you are actually in the house. Also, the tile that was chosen in the kitchen looks like marble and is large, I mean very large.

20140129-194313.jpg

Master Bath has granite countertops and looks like upgraded tile. But again, this backyard is huge!

20140129-194408.jpg

If you are looking for a great sized backyard, here you go. It even has a side yard that I didn’t even take a pic of!

20140129-194507.jpg

20140129-194524.jpg

Now here’s the best part. The price. This Brampton is currently priced at $478,990! Remember, upgraded inside, oversized lot and on a cul-de-sac. It will not last.

20140129-194857.jpg

So considering that it is ready to close ASAP, Landon will only write a contract that will have the home close soon. So if you are a couple months out, don’t waste your time.

But if you can move on something ASAP, here’s your gem! I will know their bottom line and will get the bottom line if you choose me as your realtor. I will also contribute $10,000 as a rebate for you to use for closing costs or upgrades.

20140129-195334.jpg

Call or text me tonight or tomorrow at (469) 733-2723 so I can show you the house and give you details on what they are willing to do.

ANNOUNCING: Diamond Point Estates by K Hovnanian Homes in Frisco off Legacy!

20140129-144235.jpg

Diamond Point Estates by K Hovnanian Homes in Frisco will be one of Frisco’s number 1 selling communities in 2014.

20140129-144429.jpg

This will only be a boutique community on 17.1 acres and will consist of 51 total lots. The standard size lot will be 75 foot wide by 120 deep.

20140129-145646.jpg

My big endorsement for Diamond Point Estates is the location and everything that is happening around it. The community will first be on Legacy in front of Park Place Estates which has $650,000 up homes.

20140129-150219.jpg

The City of Frisco has approved a plan to build Grand Park directly across the street from Diamond Point Estates as well! And lastly the access to the Tollroad will be easy either by Coyton Gin Road or Stonebrook Parkway.

20140129-150313.jpg

After speaking with K Hovnanian in detail about Diamond Point, they never gave me the exact product but I am pretty sure that at Grand Opening in March, prices will start in the mid $400’s! And that’s amazing for the location.

20140129-150510.jpg

“And don’t forget to ask Brad about his $12,500 Rebate for clients that sign a contract with K Hovnanian at Diamond Point Estates in March!”

WOW! Southeast Community Park coming on 104.5 acres in East Frisco!

20140129-142013.jpg

An extension to Harold Bacchus Community Park, there are plans for Southeast Community Park that will include the Extension of Taychas Trail.

This is HUGE for Lawler Park residents and the new Liberty Crossing because this is walking distance. The current owner is the City of Frisco so it is good to see they are keeping with open spaces since the development is booming.

20140129-142338.jpg

Access will be provided by both Main Street and Independence Parkway. The Preston Trail Community Church being built on Independnce will have this park wrap the majority of the church.

More great news for East Frisco and all of the new communities to have a park this large to be closely.

City of Frisco to discuss Dallas Cowboys Training Facility and Headquarters Site tonight at City Hall at 6:30pm!

20140128-100439.jpg

Tonight at the City of Frisco Planning and Zoning Commission meeting at 6:30pm at City Hall the new Dallas Cowboys Training Facility and Headquarters area will be discussed. The 91.6+ acres on the northwest Corner of Warren Parkway will be a Multi-Use Event Center with not only the Cowboys but office space, a hotel, restaurant and multi-use event center development.

20140128-100824.jpg

Current plans look like around 8 stand alone pad sites for restaurants and also around 7 parking garages. Some even 7 levels high.

20140128-113823.jpg

I would be in attendance tonight if it wasn’t for the first Richwoods HOA meeting tonight. But I will have someone there to report back on what took place.

20140128-113947.jpg

Regardless, it’s still exciting!

Frisco, Texas Voted #1 Mid-Sized City to move to in the Nation!

20140127-223150.jpg

It’s what I try to explain everyday and now with a national study I have some real numbers to support me.

“Frisco, Texas is the #1 Mid-Sized City to move to in the Nation!”

20140127-230608.jpg

With low crime and top schools, Frisco has skyrocketed to the top of the list of best mid-sized cities in the country to move to!

According to “MSN Real Estate Top 10 Mid-Sized Cities” and a new study released recently by Movoto, they came up with its top 50 cities. Each city was ranked from 1 to 100 based on the criteria below (1 being the best and 100 being the worst) and the averaged for the Final List. Movoto calls this the “Big Deal List.”

• Number of homes for sale per capita
• Cost of living index
• Unemployment Rate
• Median household income
• Crime rate
• Quality of schools

A mid-sized city was considered with populations of between 125,000 and 200,000. The sources for data included the U.S. Census, Movoto Real Estate’s listings and the website GreatSchools.org.

After analyzing the criteria this list is based on I feel that it is spot on but missing entertainment/things to do. Then I asked myself the question: “how would anyone rank that?” So this list is legit.

20140127-224403.jpg

#1. Where Homes are Available

It’s pretty important to make sure you can easily find a place to live if you are considering to make a move and this should most definitely be the most important. Frisco is only around 50% built out with a current population estimated around 136,000 so plenty of homes to be on the market both pre-owned and new. They came in at number 37 of 100 for this category. Next.

#2. The Cost of Living is Comfortable

Taking into consideration the costs of housing, food, healthcare, utilities, groceries, transportation and goods and services is super important. Frisco has pretty much everything new for the previous years so coming in at number 45 of 100 around the middle makes sense for cost of living.

20140127-225125.jpg

#3. Show me the MONEY

Unfortunately, money sneaks in by looking at Average Household Incomes. This though is a very important aspect of a community because the people make the community. Frisco came in at number 3 of 100 with an average of $90,000 a year. Most of Frisco residents jobs are nearby in Plano with many, many many headquarters of large corporations.

#4. No Jobs Anywhere

Unemployment was added to make sure there was a job for you when you moved to the city. Frisco came in at number 5 of 100 and again this has to be due to the abundance of headquarters nearby in Plano.

#5. Hide your kids, Hide your Wife

Crime Rates were factored into the mix. I can’t think of ANYONE that likes crime! Frisco came in #1 of 100 here. Thank goodness!

20140127-225227.jpg

#6. Be Cool, Stay in School

Education is an important factor in any community. Frisco came in at number 1 of 100. Duh.

Movoto says this about Frisco:

“It is safe, it has a stellar school system, and a helluva yearly income. Perhaps that’s why Frisco is one of the fastest-growing mid-sized cities in the country, or maybe it’s the delightful ring to its name, or maybe it is simply because they are so darned friendly there (rated one of Forbes’ friendliest cities, in fact!), but whatever the reason — and there are a lot to choose from — people are flocking to Frisco.”

I’m a very blessed professional to promote and help make the city of Frisco even better by educating the public about new communities. And considering I don’t have the time to look at every city in the Nation and rank them, it’s great to hear that everything I have been touting has been correct!

20140127-230041.jpg

But honestly, raising a family here with two young children is absolutely incredible! I have been the head coach for Soccer and T Ball and the families and kids are incredible. We frequent Jenny’s Donuts on Saturday mornings and watching all the families with little kids come in show how amazing Frisco is.

20140127-225510.jpg

Then add in the Dallas Cowboys moving here, Stonebriar Mall, Highway convenience, restaurants and overall quality of life I can’t imagine anywhere else having anything on Frisco, Texas.

Whole Foods coming to The Village at Frisco?!?

20140125-234732.jpg

Whole Foods has FINALLY decided on its location in Frisco off of the Dallas North Tollroad and Lebannon! So now Frisco residents don’t have to drive to either Plano or Allen to get the Whole Foods fix

Whole Foods has been looking for a couple years now in Frisco at this location or two others on Preston Road. But now since a big developer that is teaming up with the Wades and Newmans of Frisco to develop the 110 Acre, they are all in!

20140125-235236.jpg

The first of many new developments/retailers that will take advantage of being close to the Dallas Cowboys new practice facility across the street. The Wade family has owned this piece of land for over 100 years, but now is the time.

The development will most likely be “The Village at Frisco” just like The Village at Allen and The Village at Fairview. But it looks like it will either be called Wade Forum, Wade Park or The Forum at Wade Park.

Sources tell me that the current plans consist of 110 acres of multiple uses containing around 585,000 square feet of retail, 96,000 square feet of office over retail, 2.3 million square feet in multiple mid to high rise buildings, 700 multi-family residential units and 125 single family residential units.

20140125-235850.jpg

So, so exciting!
