New Home Neighborhoods in Frisco and status on their Lots

Above are the numbers as of 12/31/2013 of all Frisco Neighborhoods that have lots not currently built on. It shows the “LI” which is Lot Inventory – which are lots that have been released by the developer. And “PL” which is Pipeline Lots that will become available in the bear future.

After taking a quick look, at first it just looks like a lot of numbers. But I did notice something that is very good for new buyers.

Forget about the “LI” column and just look at the total and PL columns. If you see the same number in both that means that they are new communities and will be available very soon.

But why is that a big deal you ask?

It’s very simple.

In my 11 years of selling new homes I have seen pretty much everything from both the builder and buyers sides. But consistently I have seen the first buyers ,regardless of the current market, come out way ahead from an equity position if they need to sell.

When developments open up, if you have the vision and ability to contract quickly you WIN in the long run. The builders initially price the homes way under to get sales going and boards in the air. It also allows the salespeople to create excitement by the amount of homes that are already sold. Then that is when they raise prices.

And of the 11 new developments opening, I would say that 5 or 6 have the potential to raise in prices tens of thousands of dollars in the first six months. A couple I KNOW this will happen is Diamond Point Estates, Liberty Crossing and Kingswood Village.

Those three will most likely make those initial buyers very comfortable financially in their minds and also put them in a great location and great community.

McSpedden Elementary in Frisco is ahead of Schedule!

Take a drive through Lawler Park and you will see around 85 to 100 cars parked near the new McSpedden Elementary.

The attendance zone for McSpedden has been finalized and students that are on the East Half of Richwoods and all of Lawler Park will attend McSpedden. The West half of Richwoods will still attend Curtsinger for 2014.

And it looks like the gym is up and the main areas including the roof. McSpedden was planned to be ready June 1st, but sources told me most likely it will be August.

Lawler Park in Frisco starts moving dirt for Final Phase #3

I drove my son through Lawler Park to see the progress of his new Elementary McSpedden and when leaving I noticed the big trucks.

I am pretty sure that Phase 3 of Lawler Park was not supposed to start this soon but it makes sense with the current low supply of developed lots in Frisco.

The main drawback to Phase 3 is that I am almost 100% positive that there will be a significant price increase due to the demand. But we shall wait and see!

Richwoods West entrance on College and Coit Road near Completion in Frisco


It’s getting close!

The West Side of Richwoods is almost ready for the streets to be poured. This will allow access to Richwoods in all 3 planned gated entry’s.

The entry is carved out like the main entrance on Independence with a slight curve. Both Richwoods Crossing and Richwoods Heights are much closer to being released it looks.

In Richwoods Crossing it looks like there are a couple retaining walls that are on a couple of the streets which will add character for both Landon and K Hovnanian Homes.

Current plans for Richwoods Crossing is to start selling the lots in the next couple weeks and construction to begin end of March or first of April.

Landon is taking an interest list to notify people when lots, plans and prices are released. K Hovnanian is taking $500 hold checks on their allotted lots.

In Richwoods Heights, both Landon and Toll Brothers are taking down names on an interest list and is also in the same timeframe as Richwoods Crossing.

Frisco Builders continue to Raise Prices: Here’s why and How to get the Best Deal


In today’s new home market here in Frisco, if you have been looking in the past couple months for a new home I’m pretty sure you have noticed prices increase. And it’s not stopping anytime soon.

The chart above shows the latest information from the City of Frisco regarding Single-Family lots inventory. Most real estate analysts use this to evaluate a market.

What this shows is a balanced market (supply vs. demand) around the 18-24 month mark. Frisco is currently at 10 months!

With the amount of time it takes to develop a lot today, builders in Frisco see a real issue since the demand is so high.

I am hearing from many of the builders that “they are not going to give away a house.” Which equates to less negotiations, and ultimately, the price is the price. But don’t let that intimidate you.

I hear it pretty much everyday when negotiating, but there is ALWAYS room in every transaction. Whether it’s additional upgrades, discount on lot premiums, elevation costs etc. its there.

But it’s all about how it is presented. Each builder is different. And each salesperson structures their prices differently. There is no formula. New homes are not as simple as pre-owned homes where you are negotiating just a price.

Every builder try’s to maximize it margins and to get their bottom line again it’s about the approach.

For example:

Let’s say you sit down with a salesperson and go over the hundreds of details. And you try over and over to get them to agree to adding upgrades for free. Do you think the salesperson will be EXCITED to present an offer to their boss and go to bat for you?!? Nope. Never.

Eldorado Parkway in Frisco opens with 6 Lanes from Tollroad to Custer!

It’s a dark picture but this is between Custer and Coit going West on Eldorado Parkway in Frisco.

This has been a two lane highway FOREVER! But this helps tremendously with traffic flow East/West in North Frisco.

This helps Willow Bay, Stonelake Estates, Arbors at Willow Bay, Independence Estates, Liberty Crossing and many other new home communities with access to highways!

It’s also very good to know that Frisco is making sure that both Eldorado and Main Street are both 6 Lanes by the time Brinkmann starts selling off his land.

Hope Park in Frisco Review

The only word I can say about Hope Park in Frisco is “WOW!”

I have a 4.5 year old and a 13 month old and I have been a very avid park parent since my first son was about 9 months. Needless to say, I have pretty much tried out almost every park in Frisco and Plano.

And I can easily say this, “Hope Park Is by far the best park in Frisco!” Case closed.

Located at 8000 McKinney Road in Frisco, Texas, Hope Park opened in May of 2013. It was Jenni Jensen who lives in Frisco and has 4 children that made this entire idea happen.

Her daughter Nora has special needs and she had an idea to build an unbelievable park for kids in which special needs children can enjoy as well as other kids. 20140119-205907.jpg

It is situated across from one of Frisco’s other most popular parks at Frisco Commons. Which allows kids to enjoy a 2 in 1!

What I found out that amazed me was that Hope Park was paid for and built by the people of Frisco! They raised money and built the park independent from the city! Wow!

For those of you that have little crawlers, there is a little tot area for them. Best I have seen for the little ones anywhere.

My older son absolutely loved the unique swings and other apparatuses that were there as well as a change if scenery by crossing over to the Frisco Commons park at his leisure.

There are many benches for Parents and shaded picnic tables for lunch or parties. I am telling you this place was very well thought out.

From the clever ramps for kids to bring their own race cars to race to the rubbery ground to help with falls, this park is amazing.

There is a town area for imagination and even large musical instruments that are the nicest I have ever seen.

It is one of the largest parks I’ve been too and it wasn’t crowded today, but because of how amazing it was, I can see it being crowded in the future. It’s that great!!

Brampton BACK ON THE MARKET at Richwoods in Frisco by Landon Homes

Today, the popular floor plan the Brampton by Landon Homes came back on the market at Richwoods in Frisco in Richwoods Place!

The home plans to be complete by the end of February or first of March!!!

Stonebrook Parkway in Frisco Update

The Stonebrook Parkway extension in Frisco has been long overdue to the Dallas North Tollroad. Currently, they are on the last phase (phase 4) of the construction process to complete the extension.

The picture above was taken from Stonebrook Parkway looking East towards the Tollroad. They are really close to finishing it up.

But what does it mean, and why does it matter?

Here’s why the Stonebrook Crossing extension matters.

#1. Stonebrook Parkway helps connect the East side of Frisco with the West side.

Yes, there is Lebannon and Main, but for the thousands of planned homes between it will help the traffic flow and allow another cutover.

#2. Access to Dallas North Tollroad

Having a couple minute drive to reach a highway compared to a 10 minute drive matters. From a new home perspective, this helps Phillips Creek Ranch, Stonebrook Crossing and the new Toll Brothers community make sense. Until then, access to the other side of Frisco or the Tollroad was a hassle.

#3. The availability of opportunities with open land.

I touched on it above, but Toll Brothers is looking to make a very large purchase of land nearby and this will help all of the current owners as well as the new communities surrounding.
