K Hovnanian Homes (KOHV) at Richwoods in Frisco taking Lot Holds on Phase 22 TODAY!


Only a month ago, it was thought that K Hovnanian Homes (KHOV) at Richwoods in Frisco was down to their last homes to ever be built there, but things change daily in real estate. 

K Hovnanian has been given 25 lots to sell in the newest Phase 22. KHOV has started to take lots holds just 2 days ago and already have 7 Lot Holds on these new lots! A lot hold consists of $500. 



Considering the high demand of new lots, I am almost 100% sure both th e developer and builder will increase prices since there has not been an increase in almost 2 months! The prices for the plans are currently below. 



The one big opportunity for buyers is the remaining 2 inventory homes in the previous phase which are in different stages of development. The plans are the Timberglen and the Oakview 3.  See below:





With K Hovnanians President Sale going on, I can absolutely get you a bottom line price on either of these two homes. I could get you to around $585,000 and $575,000 on these houses. 

And here is the big advantage! 

In phase 22, the minimum I am guessing of the prices going up will be $20,000 on just the base price! Not including lot premiums or elevation costs. 



So buying one of these inventory homes will put you at around a $30,000 advantage considering the equity!

Regardless, if any of my clients choose a lot hold on a Phase 22 or have already chosen to hold a lot, not only will I negotiate you the bottom line price but will offer you the highest rebate from a broker at also around $22,500 that you can use toward additional upgrades, closing costs or to reduce the price!

UPDATE on Liberty Crossing in Frisco by K Hovnanian (KHOV) Homes

Since opening Liberty Crossing, K Hovnanian Homes (KHOV) in Frisco has sold 15 homes (16% of the community). Of the total 94 lots, only a couple of the premium lots have contracts. And there has only been a $10,000 increase in price!

The model is complete and will be ready for viewing! But why is this important?

Most of my clients cannot buy off paper. They have to visualize what they are buying. So having a model to walk and compare is an extremely big help for buyers to make the biggest decision of their life in buying a new home.

BACKGROUND ON LIBERTY CROSSING

The main portion of Liberty Crossing was owned by Diane and James Petty. The beautiful long entry off of Independence that led to a small bridge then to their estate and barn was the Petty Residence. James Petty was a successful businessman after selling a wire and cable company. He not only used to raise the Frisco Roughriders horses, but he was the Mascot of the Roughriders! Now he is one of the owners in the Mesquite Championship Rodeo.

Petty along with the other owners held out for a long time, but after the market came back and they were approached by KHOV needing lots in Frisco to satisfy their stockholders, the money was just too much to pass up.

So on April 29th, 2012, K Hovnanian purchased the property from all of the land owners in one big swoop.

What’s so special about 38 Acres in Frisco, you might ask?!?

In new home developments, you can rarely find a very unique lot in any of the latest North Texas communities. That now has changed with Liberty Crossing.

Here’s why. The acreage off Independence has water features already with arteries of Rowlett Creek, but mainly it’s the beautiful huge trees that I am hoping will all remain with the rolling terrain near the middle of the acreage.

Wynn Ridge Estates by K Hovnanian Homes in McKinney

Wynn Ridge Estates is an absolutely gorgeous section of Stonebridge Ranch in McKinney, Texas. They are currently at the end of phase 1 and just recently opened Phase 2 of around 70 lots.

The builders are K Hovnanian Homes, Highland Homes and David Weekley Homes. My choice here is CLEARLY K Hovnanian Homes! Here’s Why.

All 3 builders build a very good quality home and I would place them all at the same level. So next we go to price.

If you are sold on Wynn Ridge and LOVE the location like I do and all the builders are of the same quality, why not choose the least expensive home? When comparing square feet between the 3, K Hovnanian is at a minimum $30,000-$40,000 less than Highland!

The Entry features for Liberty Crossing have exceeded my expectations. The close to 14 foot stone wall is a WOW factor that wasn’t in the original plans.

LIBERTY CROSSING in Frisco by K Hovnanian Homes OPENS for Pre-Sales on Sunday!

After weeks and months of waiting, K Hovnanian Homes opens Liberty Crossing for sales! Yes!

The plan is to make an appointment, pick out the lot and plan, then sign a contract. They have over 300 potential buyers interested this is how they plan to sell the homes.

Also, every 4th home that is sold, the prices plan to go up $5,000. It is imperative for you if you haven’t already, to set up an appointment to go over the details.

On the first contract on Sunday I learned a lot! Schools currently are Comstock Elementary, Scoggins Middle and Independence high.

$17,500 incentive for structural/design plus another $2,500 for design if you perform on their schedule.

And an additional $10,000 if you use their lender KHAM. Which I would recommend to look at closely cause $10,000 incentive is no joke.

Liberty Crossing in Frisco by K Hovnanian Homes (KHOV) nearing Grand Opening!

The time is almost here for K Hovnanian Homes at Liberty Crossing in Frisco to start their pre-sales! The street are in and their sign went up yesterday.

Liberty Crossing will be a smaller development with only 94 homesites on the current conceptual plat. There will be a pool and park at the front of the development. Standard Lot sizes will be 65 feet wide by 120 feet deep.

But here is why Liberty Crossing really matters!

Above is one of these reasons. There are about 10 lots that are so unique, it will most likely be a first for any new development in DFW but for sure Frisco. The lot above is one of only 3 lots on Bunker Hill Court! Around these lots there is a beautiful winding creek! Are you kidding me?!?

The other lots have other unique features as well such as being oversized, backing to the large mature trees or opening your door to the almost forest in your front yard. Yes some communities are able to save some trees but nothing like this!

The floor plans are projected to be the same as at Richwoods but add and subtract a couple to the lineup. My best guess on pricing would start in the mid $400’s. (But that won’t last that long.)

There will be both front entry and rear entry through Liberty Crossing.

Plans are to open sales at the middle of August or possibly September.
